    They have no handle over their business. All the reviews are written by current employees (you can see its all on the same day) to boost their rating. Super dissatisfied and they really dont care about peoples money. They find it funny when people are upset about current situations and thats heartbreaking if you have any morals. *** has no respect and favorites people, which is super obvious. They dont respect any work put into the company and they also don't hold the same expectations to certain employees. Majority of the workers are never in the office (for none property management related stuff) and get no sort of penalty. I wouldnt recommend renting since Ive seen what they do, nor working here. The turnover rate is insane and new property managers are assigned communities too often for current tenants to know who to reach out too. Unfortunate for them, and youre lucky if youre out or never have any sort of interaction with these people.

    I know of someone who rented from **** who has a severe medical disability. When the accomodation's of the unit became unsafe they needed some place else that would accommodate her condition. They submitted all of the right paperwork from the doctor and the other documents according to the Americans with Disabilities Act. After letting them out of their lease Maxx still proceeded to charge them late fees and charged them for every month that the unit went unrented, when the bill became so large they then turned them over to a collections company tarnishing their credit until this is resolved. Evidently they are not familiar with the Americans with Disabilities Act or the *********************** I can only hope that their reign will end soon so no one else has to go through this.

    I rented from the Max **** Spring 21 to Spring 22. As so many others have written, I read reviews but because the ****************** was new in the Cypress area, the reviews were limited. I took it as, just a couple of bad reviews shouldn't be my experience. But, like others have written---this has been the worse rental experience in my life. Not to mention the poor quality of the Townhouse---thin walls---they (I called Maxx directly) continually referred me to the Property Manager/ management. The Property manager would not respond by email or phone. We had 3 managers in 12 months! After a month or so, I actually started working at *****'s part time just to get more money so I wouldn't have to renew. Now, I am a medical professional. My employer provides access to attorneys for less than $20/month. I used 2 different law offices to help me fight for my $1100 of my $1300 deposit. I was told by both law firms that the company (Maxx) has provided all the legal documentation and basically it will cost me more to hire them, than it cost to get more or all of my deposit.So, if you are patient enough to read my experience, please, avoid rental communities that are managed by this Property management. As a parent, my kids are a reflection of me. As a property management, their communities are a reflection of them. My advice to Max ***** Hire professional managers as contractors. They would either expose your flaws--that you should fix--or fix 2 or 3 of your problems. Please stop hiring people for " a job" and perhaps you wouldn't be overwhelmed with such poor reviews. I understand that the pay for contractors would be higher. However, I'm sure the cost of changing your name to remove yourself from this poor stigma would also be costly. Do the comps on each route. As for other people who took time out of our busy lives to write poor reviews....I hear ya, you're not alone.

    I've tried emailing my property manager and maxx properties for ************** apts and have only received 1 response from property manager over them giving me 2 xcel charge backs that I proved I paid they won't respond even when I've asked for an update I've had alot of problems with that apt complex and this company this is only 1 of the reoccurring issues!

    This was the worst rental experience I ever had in my life The ************** is the worst apartment complex ever , since the first day I moved in I wanted out and they been shady and always have a excuse for any and everything they models are so beautiful and the apartments they give you are a h*** hole I wouldnt recommend this property to my worst enemy and the front office staff are the worst please get new people worst management ever ! I wish I can give negative stars .. I contacted corporate many times talked to a few people and no one ever gets back no one ever follows up its really sad and frustrating! Living here for 13 months Im just glad its my last month i prayed for this day !

    If I could give this company 0 stars, I would. When I first read reviews about *********** it seemed like it was a bad idea to rent from them and I wish I would have listened. I expected to lose my deposit after moving out but did not expect further charges after the fact. My girlfriend and I along with our roommate spent a full week cleaning the place only to have a company come in behind us that cleaned and repaired everything. The communication around the whole process was not clear and very shady. We were stuck with an additional bill and sent the invoice that stated "we (as in *******) decided to have the entire carpet replaced" and when trying to understand how that was our fault I was stonewalled and could not meet on a common ground. If you are thinking of renting from this company, please reconsider and save yourself from a major headache.

    If I could leave 0 stars I would. Beware of ****************** condos in ***********. I spent hours cleaning, took time off work, hired a professional cleaning company, replaced blinds, went to the paint store THREE TIMES to get the right match. They will not supply you with the paint code. After you move out they have 30 days to return your deposit. I got an email on 10/28 saying that their cleaning, painting, and repairs exceeded my $1300 deposit and I owe over $**** now. Due on 11/3 and then it's a 40% collection fee plus attorney fee. This is absolutely mind boggling to me and has destroyed my upcoming Christmas for my family, as I do not have an extra **** laying around. The condo was spotless. I don't understand. They charged me for not cleaning out the air vents like the ones in the ceiling. The picture "proof" that they uploaded shows un broken blinds in the background then all of a sudden they are broken in the next picture. Please do not rent here. Find a small house instead for the same price.

    WORST Management EVER!!!They dont even deserve 1 star! I wish I read all these before every getting involved with this company! When I moved into my town home it was disgusting! There were tons of half a** patches you could see on the walls that were never painted over.! No shower rods, No bath plug for bathtub, I found a previous tenants cutting board in my cupboard while moving in.. They don't CLEAN!! Whoever they had carpet the building left pieces of something under the carpet! So when you walked you could feel metal parts. The window screens where all bent or broken, the cheap wood flooring they laid down had air pockets under it. The screws on most of the doors were stripped. Staples from the carpet everywhere. The garage had a bent panel PRIOR to moving in. After 42 days of moving out and multiple voicemails and phone calls made with no response I received a statement for over $1300 for repairs. I spent over a week making sure that place was actually clean! It looked better the day I left than it did the day I moved in! Now they are trying to charge for multiple things that were there PRIOR to me moving in! We were good tenants, never complained, made sure we kept things like new, always cleaned up the garbage all over the premises, Especially by the play ground area! They only have a few Garbage cans that tenants can take there trash to and they were always overflowing! ants and bugs everywhere. Parking is a joke, they tow every chance they get. After a neighbor moved out the cleaning van was there for 1 day! they left the garage door open for days with no one in the unit. I will NEVER refer to maxx property and I will NEVER work with that company again. They do not care about their tenant or property for that matter! People were always drinking, playing loud music, smoking in the garages. between the trash all over, lack of parking, and the shady management I am grateful to be done with these people! Do work with this Company!!!!!

    You will never get your deposit back, no matter how much you clean/paint! They will take pictures of perfectly clean appliances and surfaces and then charge you an arm and a leg. It's a total scam. I've talked to several others in the neighborhood now and they have had the same issue. I've never lost any of a deposit in all my life and I've lived in many places. No landlord I have every worked with has treated me or anyone else I know like this. They don't respond when you call either. They know they are ripping people off and that the tenants can't do anything about it.
