Maxxpm likes to use the community to help enforce *** rules. Which is illegal. "In ****, it is generally considered illegal for an *** to use other community members to target each other, as this constitutes "selective enforcement" which violates the principle of fair and consistent application of rules, potentially breaching anti-discrimination laws and exposing the *** to legal action if they target specific individuals based on personal bias or vendettas. " that is a simple ****** search. When you supposedly break a rule they fine you but don't provide evidence of the infraction. Which is also against the law also. "Yes, in ****, ***s are required to provide evidence of an infraction before imposing a fine on a homeowner, as outlined in **** Code 57-8a-208; this means they must present concrete proof of a violation of the community association's governing documents before taking action against a property owner." again ******. When you try to discuss this with them they pass it off as if we broke the rule so we have to suffer the penalty. But in the lease and even the *** Rules when you abide by the exact wording of the rule and show it to them they don't care they just care about getting the fine. there is 0 reasonable resolution. other than their Greed to receive the fine money. Zero stars! This has been one of the worst companies to deal with. They **** you if you break your lease, they give you unfair and unrealistic deadlines And interest rates, they charge you for things that are out of your control in addition to the high deposit.. If you want to lose your a** on living in one of their properties, this is the place for you! They only offer ****************************************************** a safety concern on your family, and I quote from one of the people in the office"Not even death could get you out of your contract" I had to pay this company $10,000 just to break my lease because of a safety concern. After one month of moving out they want to charge me another thousand dollars on top of the deposit a coffee stain on the countertop that they did not seal prior to me moving in. RUN AWAY FROM ANY PROPERTIES MANAGED BY THIS PLACE. IF I COULD GIVE -5 STARS I WOULD.See other tenants experience here: *******************************************************************************************************'s what you can expect from this garbage property management company:* They will take $250 deposit for a pet, have them genetically tested (another $65) claiming they will fine anyone that leaves their dog ****, only to find that they don't enforce picking up after a dog at all AND in fact, won't regularly stock doggie bag dispensers throughout the property to pick things up in the first place. That results in dog s*** being left everywhere, so much so that it ends up smeared all over the sidewalk. * Tenants regularly move other random people in without disclosing it on the lease, meaning you always get random people coming in and out of your neighborhood.* Tenants that are accepted by this Company regularly disregard the 10pm noise ordinance, to the extent that ******** police had been called several times and have reports on file. Everything I have pointed out above all VIOLATE THE LEASE and what does this property management do about it? You guessed it! ABSO-FUCKING-LUTELY NOTHING. But when it comes to taking your money, They will take everything they can from you.* Upon moving in they will make you take detailed photos of the unit BUT then promptly ignore all of the existing damage THAT WAS THERE PRIOR TO MOVING IN and instead opt to take it out of your deposit (jokes on you *************, I have pictures before and after moving in)EXAMPLE: My partner and I put down $3800 for deposit + 1 month's rent (it was steep but we did it). Upon moving out they charged us: $301 for carpet cleaning, $331 for cleaning (after we cleaned that place top to bottom, and $2351 for painting and repairs for issues that were disclosed in the inspection prior to moving in. My family was severely ill in the townhome resulting in extreme medical bills and personal suffering. MaxxPM said it was our responsibility to get it tested for mold, but our lease says we were not allowed to use our own vendor, had to report it to them and they could decide whether or not to resolve the issue. My children suffered severe breathing issues, as well as my husband and myself while pregnant. (ie several cases of pneumonia, bronchitis, pediatric, emergency room and urgent care visits. Along with countless prescriptions.) We ended up having to move after getting x-rays on my daughter's chest for a deep chested cough lasting 2 or more months. I know they are a business and just doing their job, but it's unethical to expect children to stay in that environment, refuse to investigate issues for 6 months and then refuse to terminate a lease 6 weeks early when the lease clearly states that if the property is deemed unsafe, they have the power to terminate the lease. It was never deemed unsafe because they forgot to send someone for 6 months to look into the issue. The vendor they sent was not a mold expert and said it was just surface mold. He instructed us to keep the bathroom fans running and, when weather permitted, open the windows so that there would be more airflow in the home. He said I needed to watch a ceiling in the master bathroom and if the mold spots came back, he'd have to replace the ceiling. My property manager was very kind and tried to help us, the next steps were to clean the air ducts and replace the ceiling but with my daughter's health we just couldn't stay. We actually had a signed note from the doctor saying she shouldn't be in that environment anymore. I would have liked to talk with them about this, but my property manager stopped answering my calls or responding to emails. I guess they did everything within their rights in the lease but wow it's sad they care more about money than people. It's been a nightmare.MAXX Property Management

********Renter beware!!!!******** DO NOT RENT from or do business with MAXX. Renters cannot afford in most cases to *** companies like this and MAXX knows it. They will take advantage of you legally because they can, once you sign their contract and pay the "deposit". The contract is very well written by some integrity lacking and crooked lawyer wanting to make a few extra $$. DO NOT expect to get your deposit back but in fact expect to be charged additionally no matter the condition you left it in for your stay. I recently co-signed with my son to rent a property from MAXX. He lost his entire deposit and was not only charged the deposit but an additional $850 in repairs. I'm a landlord myself and if I wanted to rent to future customers, I wouldn't be doing what this company does.I was there one year ago on move in day and saw there were many marks on walls that had been repaired. Otherwise the place was pretty clean and nice. I was also there the day my son moved out and we meticulously went through every inch of the apartment. We left the place cleaner and in better condition than it was when he moved in a year ago. Also, everything worked great when we left and even have video/photo evidence after all of our cleaning to prove it. Not only did **** take his deposit but they charged him an additional $850. MAXX does not care about their tenants. It appears as though they care more about their image since it appears ******* seems to be responding to the negative reviews. If they truly cared, they wouldn't do dishonest things like they're doing with so many of their tenants as you can see from the many negative reviews. Rest assured, unless their policies change, your deposit will not be refunded. You will lose it all and have to pay more in the end. They know exactly what they're doing here and obviously have no problem continuing to do it while hoping to sound sincere like ******* is attempting to do here.MAXX Property Management

No stars for this company. NEVER RENT FROM THEM! After 4 years in my apartment, when I was ready to move out, I spent the first 4 weeks of my summer, (Im a teacher) cleaning and painting day and night. I asked **** more than once for the exact paint codes so that I could match the walls. I was told to take a paint chip to the paint store to match. I left my apartment looking beautiful. There were just a few items I knew I would get charged for. After about 25 days, I received a bill. They kept my $1350.00 deposit, and told me I owed them $1430.00 and had 5 days to pay it! They had repainted the whole apartment even though I had already done that. They claimed the color did not match. They paid for cleaning that I had already done. I did not expect to get my whole deposit back, but after all the time and money I put into it, I expected something. I never expected to owe $1430.00. Who has that sitting around and ready to pay in 5 days or go to a collection agency? PLEASE PLEASE NEVER RENT FROM THIS COMPANY!!!!MAXX Property Management

This property management is the biggest scam DO NOT UTILIZE THIS PROPERTY MANAGEMENT or rent at Village on 4th. You might as well take the your deposit, shred it, and not spend a single second of your time cleaning. This company is an absolute joke to the tenants who keep them in business. We dealt with weed smoking neighbors for 6+ months and I had police reports filed and they still didnt care. Then, I get a text from the land lord acting like she did anything for us in the past 6 months of having horrible head aches, and our apartment smelling like horrible weed multiple times a day. Texts me saying the problems been resolved? Im sorry, what exactly did you accomplish? I went and asked the neighbors and they said their lease was up and they didnt want to renew. She hounds us about not renewing our lease and wonders why we didnt. This property management truly is the WORST place Ive ever interacted with.Please for the love of your sanity do NOT rent from this place. I would rather stay at a rat infested motel then ever interact with this sleazy, corrupt property management ever again. They had somebody living in our apartment within 2 weeks of us moving out, we were still in touch with the neighbors that lived across from us, they said nobody came and did repairs. They did a final walk through and that was it. But they will shell out money to their own companies I mean.. other companies to fix things oh and wear and tear doesnt apply for this company. We were denied housing based on familial status, by **** at Maxx PM. Highly discriminatory and we are looking into how to handle it legally as well. "Discriminating against a tenant due to their race. An example of discrimination would be excluding black people from applying to rent your property in your rental advertisement.Discriminating against a tenant due to their religion. Its illegal for you to include the following statement in your rental ad: Suitable for *********s. A prospective tenant who isnt a ********* might feel discriminated against based on their religious beliefs, or lack thereof.Showing preferential treatment to tenants based on their nationality. One component of nationality is language. Dont ask a prospective tenant, for instance, where theyre originally from.Using *** as a qualifying standard when it comes to renting out your property. Gender stereotyping is also a form of discrimination when it comes to renting. Regardless of gender identity, you need to afford everyone an equal opportunity when it comes to renting out your property.Using familial status as a qualifying standard when renting out your Utah home. Denying a prospect the opportunity to rent your property based on the number of children they have is discriminatory.Refusing to rent to a tenant based on their disability. Besides not discriminating against disabled people, the Fair Housing Act also requires you provide reasonable accommodation and reasonable modification. QUOTE FROM MY LAWYER: these guys DO NOT follow the law. They just follow it "close enough" that they can get away with it. They are shady and their business practices are not ethical. IF THE PROPERTY IS MANAGED BY THIS COMPANY GO ANYWHERE ELSE. This is hands down the worst company I have ever dealt with. They will do their 6 month inspections and tell you everything's great, they'll tell you what to do when moving out and then charge you for EVERYTHING. You won't just not get your security deposit, they will charge you above and beyond that deposit and threaten you with collections. Their customer service is horrific. They will s**** you over anyway that they can and they couldn't care less. Wish there was a 0 star review rating. Hoping they get ***d and picked apart for all of their shady practices. I consulted a lawyer about taking these guys to court and the lawyer even said that these guys DO NOT follow the law. They just follow it "close enough" that they can get away with it. I wish my wife and I had the time to *** these guys unfortunately life is busy and they only give you 7 days before they promise to send you to their collections attorney on standby where you will then have to fight for your deposit and any money you owe in excess. If theres anything I can promise you about this company it is that you WILL owe money in excess for absolute BS. I would love to see this company crumble. Hopefully someone else sees this review and stays away. I sure wish I had seen their reviews before signing anything from them as I absolutely would have never rented from them. applied to one of their rentals, called for an update said application was pending. Now I can't seem to get ahold of anyone and when I request a call back I don't anymore. I even emailed them as well. Hopefully I can get a refund because it doesn't seem like they're well organized.UPDATE:They had called so quick when I posted the review above and we had sent over everything else they needed. She then AFTER stated that she couldnt proceed with the application for the bad review. Asked for a refund mainly for the inconvenience and denied since application said no refund.
