******* is an extremely dishonest company. They do not give tenants deposits back no matter what. It doesnt matter how beautiful you leave your apartment, you will not receive your deposit and will be charged extra on top of that. They will provide no invoice, even though that goes against your contract. Do not rent from here unless you can afford the legal fees youll need to pay once you stop renting when they bill you with no notice and you dont find out youve been billed until your credit score is affected. Please shut these crooks down. Their responses on all reviews, this website, and if you contact them directly are BS every time. Were sorry that this was your experience. They will not change. They will not do better. They must face consequences for their unethical behavior.MAXX Property Management

The WORST ever! I really hope someone with resources time and energy will *** this business and find a way to SHUT THEM DOWN for good! They DO NOT deserve to be in business. They are dishonest and greedy people that feed off of hard working families! I will find every platform I can to write reviews and WARN people NOT to fall into their trap! Today 2/06/2024 is our move in day to ************** in *********, ******. No one communicated with ** that no one would be in the office for us to get our keys to move in.We arrived at 9:30AM. There was a sign that said be back at 9AM. Its a rainy day and we have been waiting and nothing. I had furniture scheduled to come in and had to be sent away. Weve been calling the office and nothing. Its 12:30PM. Still nothing. Called other office locations in ****** and nothing, straight to voicemail. They know we are moving in today. We signed the lease, paid the rent, etc. They know we are first time renters too and their way of showing a welcoming community is not being felt.Even in the process of finding out when our lease contract wound be sent out, the communication was not great. I never heard back. I found the contract sent through another company but was never told to me by ******* who I emailed information for. Really frustrating first time experience renting an apartment with my friend. Wish I had done more research into these properties. I thought I had found the perfect home, now its become a nightmare. I planned the day to move my things quickly and with time, evening calling off work. Now everything is at a standstill. Moved in and sent Maxx property pictures of damages found and now moving out the they want to charge me for the damage that I send pictures of. Also very hard if not impossible to get them to repair the items i asked them to, they also charged me a ****** cleaning fee and ******* for nail holes and the other damage that they had pictures of when moved in there fees are outrageous and there communication is of we don't care about anything you have to say. I would not recommend Maxx Property and based on the other reviews looks like I am not the only one. I want to say I am very disappointed in this property. We was rushed to move in or lose the rental. Was told our truck would fit in the garage as we have a disabled daughter who is wheelchair bound also we was told the property was wheelchair accessible. It is not, nor do they have any ADA ************** my grandmother could not come visit because there's no parking near any units for the disabled. We was harassed for having a service dog also leaving a free item outside our garage for one day. We moved out one month ago and spent 3 days cleaning scrubing walls floor board blinds ect have video and photos proof of it being done and was told we didn't clean didn't paint alos have statement from paint store I had to go to 3 time to match the paint that. We painted we patched holes and was told it smells of smoke, we never smoked in our unit. There are some crooks at maxxpm properties who have stole our deposit for outrageous claims. We plan to contact an attorney at law about this matter.MAXX Property Management

Absolutely hate this property management company. If you live somewhere that is managed by MAXX Property Management, be prepared to pay random fines. They use an HOA company that are crooks. In June of 2023 I was sent a warning that he HOA company didn't like the "tarp" on my balcony. I realized there was a bike cover that had ripped off in a storm and was blowing off my deck - understandable, I removes the item. 5 months later! 5 MONTHS LATER, they came back to me and told me I had to pay a $180 fee for the privacy screen I didn't remove. I spoke with everyone I could at MAXX Property Management about the misunderstanding and how I didn't realize they wanted me to remove the screen. They all said that even though the terminology was changed (from tarp to privacy screen), I was against HOA policy and they refused to waive the fine. I have been a standup renter; been here for 2.5 years with no issues, no maintenance requests, nothing...and they couldn't even be bothered to help me out with a misunderstanding.MAXX Property Management

Ever since the first day of our lease, we have had horrible interactions with the managers for our property. Day 1: we entered the home to a broken fridge that was leaking oil therefore it did not release any cold temperatures so it completely ruined $200 in groceries because they did not want to come same day to help us. When we called, not only was the primary manager completely disrespectful to my wife by asking why dont you just feed your family pb&js? And having passive aggressive attitudes, but the emergency line for their company would work avoid, hang up on us, and tell us they couldnt help.In the previous year prior to renewing our lease, one of the managers (*******) came to inspect the home, she acknowledged that the laminate they put on the floors was very weak and that she would put a note on our account stating that we would not be held liable for the poor quality of materials they chose and also admitted that they are already redoing a lot of the other units because of this. When we called 8 months later, ******* was no longer working there and the next lady said there was no note and that I would be held responsible. Today, 9/11/2023:There was a scheduled inspection for their yearly requirements - I sent a text at 9:53 AM (ETA started at 9:30am) asking if they had an approximate eta because my wife and I work at home and have meetings all day so we needed to plan our agendas accordingly. I go no response. Nobody arrived until 12:30pm. My wife was escorting her up stairs and while they were walking up, my wife mentioned that I was in a meeting and that I couldnt be disturbed. She rudely replied with no, Im going in and then started threatening us with a fee because she didnt wanna wait. My wife was still opening the other doors to let her into the laundry room and second restroom but the lady then decided to retaliate/discriminate against us by saying okay now Im making you pay the fee and said we were not letting her in the houseMAXX Property Management

Please find our detailed response to the concerns raised:Fridge Issue: Upon receiving the complaint on 4/1 about the refrigerator, we immediately forwarded the issue to our vendor the same day. It was unfortunate that a brand-new appliance in a new community had an issue, but we worked diligently to have the matter resolved by 4/8.Flooring Concern: There was a work order submitted concerning the flooring, which was later canceled by one of our team members. The damage observed appeared to be a result of tenant-related activities, such as furniture movement, rather than a defect in the material, see photos attached. We requested evidence from the tenant to substantiate the claim of a property manager ensuring no liability, but no such proof has been provided. Furthermore, the flooring material remains consistent across units, and we continue to use the same during repairs or replacements.Annual Inspection: For annual inspections, tenants are informed of a broad window from 9:30 AM to 5:00 PM. The notice clearly states that inspections cannot be rescheduled, with a fee applicable for rescheduling due to certain constraints. The account provided by ******************** regarding the inspection day seems to differ from the information we have. Our manager was informed of restricted access to a specific room due to work, which contradicts the notice given to tenants that all rooms need to be accessible. When the inspection was halted due to safety concerns, the tenant's behavior, as documented, was not conducive to a productive resolution.Regrettably, this encounter escalated in an unanticipated manner, marked by aggressive behavior and inappropriate language from the tenant. The safety and well-being of our staff is paramount, leading to the decision to end the inspection.In line with ********************** desired settlements, we are open to engaging in a constructive dialogue to address the concerns and work towards an amicable resolution. Can you post a 0 star review? I would if I could. I lived in a house in **************** with two roommates. We lived pretty clean and I made SURE that when I moved out, I left it in great condition. And then we were charged $2370 in excess of our security deposit. I would challenge ANYONE to find issues with the state we left the house in.But somehow they found a reason to charge us $875 for landscaping (we mowed and edged regularly), $845 for a FULL house cleaning (we cleaned EVERYTHING), and $1820 for repairs/painting (including an hourly "regular labor" rate of $77/HR for 16 hours of labor and all of the missing and damaged things that were issues before we moved in) Honestly, what repairman can charge $1200 for 2 days of work?On top of it all, once they sent us the invoices, they gave us only 1 week to review the charges, submit any disputes, and pay the charges before they would hand it off to collections and tack on an additional 40% in attorney fees. When you're not sitting idly by waiting for unannounced charges from the last place you lived, you're not available to suddenly dig up evidence as to why you don't owe $2000 to a property manager with attorneys sitting on standby. They strong-armed me into paying before I could even think. Plus, I'm not in the state anymore so the idea of going to small-claims court to go over what reasonable landscaping and house-cleaning should cost isn't an option.
