    Is it even legal for AppFolio to charge the $2.49 transaction fee that they started passing onto tenants for otherwise free electronic bank drafts? From what I understand, they legally are not supposed to charge that if the bank does not charge it to them. This seems like a class action lawsuit waiting to happen. Furthermore, the millions of dollars in revenue they are making off tenants (when these fees should be the responsibility of the property managements companies, as their cost of doing business with this platform) is GROSS. Pure & Simple. It's a padded fee most likely keeping them in business and lining the pockets of some greedy people.

    Appfolio states they have over 7 million tenants using their system and they started charging 2.49 per payment. It costs pennies to process these electronic transfers, appfolio is taking HUNDREDS of millions from low income households every year now. This company is morally and ethically bankrupt and the CEO Shane Trigg (who is worth over 20 million dollars) certainly doesn’t need to keep putting his hands in the pockets of working class Americans to buy more boats and summer homes.

    AppFolio changes terms in the middle of contract periods, refuses to honor its contracts, and is not ethical. We used AppFolio from 2019 to 2023. From using our data as a marketing database to changes in the middle of the contract term I recommend you try anywhere else. AppFolio contacted our tenants, owners, and vendors solicitating services to them directly. Some of these directly competed with our service offerings. We notified AppFolio in July that we were terminating our contract instead of renewing due to their unethical behavior and violations of the contract for service. Even after providing, email, certified letter, and getting confirmation it was received they are continuing to withdraw payments. In summation, I have yet to find a worse company to partner with!

    Falls short of their promise of a dedicated team to help you. stated free ach payments now charge $2.50 to $1 for all units regardless if they use the portal. And if you want to cancel they want 50% of the remaining contract. the software is so bad you're better off without it you will lose money and time with appfolio.

    A few weeks back I set up very complex account following a representative's advise. Now my clients can't make online payments. For the past 2 weeks I have requested assistance so that I may correct this situation but no one is responding. I get that many companies have poor customer service, but this one has none. Literary NO ONE is responding my messages through their automated service. Furthermore, if you try to escalate or seek a human being to respond you will get nowhere. Try searching Customer Service through their search bar. This topic is non existent. Appfolio will ruin your relationship with your clients and then leave you out in the dessert to die.

    This greedy company that apparently most Rental companies use for online payments is now gouging people of their hard earned money for the "privilege" to pay their rent via ACH/eChecks. Ever time you pay rent they are forcing you to have to eat a $2.49 transaction cost which defeats the whole purpose of paying via eCheck which was to avoid any processing fees like with Credit/Debit Cards. This company needs to go out of business or stop doing shady crap like this to the tenants of Rental companies using this service.

    They took my husband money so we could apply for an apartment and they gave Schwants apartment false information on his credit saying we owed another apartment when we have not lived in any apartment since 2008. This needs to be corrected

    They went from training their property managers on how to sell their tenant portal and the free EFT option, to making EFT payments $2.49/each for the tenant. Property managers were given the option of paying $1/door to keep EFT payments free to their tenants. This $1/door is for all properties, regardless if the tenants even have their portal active. It doesn't matter how long you've been with Appfolio or how many doors you have, they do not care to keep their customers and there's a mass exodus happening.

    Why would anyone contract with a company that charges a fee to make automatic bank payments to another bank. Tenants have an additional fee for paying rent! So do owners paying HOA fees to their management company. Get rid of these people.

    They've started charging tenants a fee when paying rent. If you are a benevolent land manager, please choose another company that doesn't have these mandatory fees for the tenant.
