    These jokers surreptitiously started charging their vendors for ACH payments: the easiest, cheapest payment method in the world. Now we need to send our landlord paper checks to avoid exorbitant ACH fees from AppFolio. The landlord is locked into a contract with AppFolio and just as annoyed as we are, but the good news is that there are other property management platforms out there when the contract is up that have better than "F" reviews.

    Appfolio was great at first, but now that I am onboarded the chat line is awful. They are not helpful at all. All they do is direct you to articles. If you ask for help all they do is copy and paste vague answers to your questions instead of actually trying to explain the answer to you. They take forever to chat back as well.

    I applied for a rental and the property manager used AppFolio Screenings to provide the score that lead to them declining my application. The Experian Rental Risk score provided by AppFolio was roughly 100 points lower than FICO/Vantage Scores, surprising when it measures rental risk and not "creditworthiness." I sent an inquiry to AppFolio asking for an explanation and why none of the rent payments made through the AppFolio OnlinePortal app at my residence of 2 years were included in the score. I got a call on 03/03/23 from a rep. She couldn't explain what credit factors roughly weigh in the renter risk score and was upset when I said I would like a little more info as to how it's weighted rather than, "that's just the score we give you (through Experian)." AppFolio should have to provide at least a rough description of how a score used in their app is calculated. I asked how the rental history from the AppFolio OnlinePortal app I use to pay rent gets to the AppFolio Screening service, she said it has to go through RentBureau. I further questioned what that is and why my landlord has to authorize and, presumably, pay a third party, Experian RentBureau, to send data from one part of their app, OnlinePortal by AppFolio, to another one of their services, AppFolio Screenings. I was told I don't own my rent payment data and the only way for that data to be used in their screening system is up to my current landlord authorizing its use in RentBureau. Why is there no option for an AppFolio Rental Screening applicant to consent to using their existing rental history in AppFolio Online Portal? I never received a rough breakdown of how the Rental Risk score is calculated. I'm not asking for proprietary information, something like, "the score is roughly, 35% Rental History, 15% DTI, 20% Utilization, 30% Payment History" would do. I would have been satisfied with something less specific too like, "payment history, then credit utilization, then rental history, etc"

    Could not do simple background check for rent.I have paid rent for the 36 months at the same asking price or more than there client ask for.I have no criminal history a have income enough too pay the rent, My summary they advertise apartment screening but are just checking and are character assassinating base on your credit report not the background paying and your behavior

    We are apartment complex, and we cannot collect rent via "PAY NEAR ME". Request for a support has been opened about a month. We are not able talk to a human. And email sent to us that issue had been solved. But it is not. It has big impact on our business. There is no way can escalate.

    Not surprised to see that this company has an F and 1 star review. This company decided to charge us close to $9,000 because we decided not to go with their software. They charged the entire contract amount for cancellation and they do not even have all of our data yet to go live. What exactly are we paying for?This will not be our only bad review. I would give zero stars if it was possible.

    I was a customer for over 10 years and they had great service when they started. I sold my business and now I am starting another one. I have called and left messages for several people including emails and no response for a long time now. This is not the company it once was. I will be considering alternative software solutions.

    I have not heard a reply as of yet to cancel my account. I was told off the bat that I would have an "onboarding specialist" and the transition to this software would be relatively simple because we already had another account. This did not happen at all .I was told that getting the account up and running within 30 days wouldn't be a problem. Its still not done 2 months later. I had specific needs that have not been met so I would really like my $400.00 onboarding fee returned as well as the $280.00 that I've been charged for a service I never received. Numerous emails and phone calls have not helped.
