I moved in June 2022 as a renter of a mobile home, and this has been my worst nightmare. I need to break my lease in accordance with the landlord tenant act and unacceptable living conditions with air conditioning and water. I have DOCUMENTED times I have contacted them since the day I moved in. Day 1, no air conditioning. I was told via text to contact maintenance. NEVER got a call back. Tried and tried to get it fixed with no luck.Since then, the water has been off in this community at least 15 times and **** DNR has been involved in getting disgusting sewage that was pumping from the ground stopped and working to clean up. Other issues, countless street lights out, pool has been out of commission for who knows how long, trash and debris everywhere in the streets. Maintenance is non existent. I have notified countless times of smaller issues with my home. They do not answer, call back, and have NEVER been here in 6 months. I have a neighbor that had no heat, no stove for MONTHS. Office staff and maintenance were fired months ago. "Corporate" is here - or someone from somewhere because they keep saying "we have submitted it (for everything) and we are waiting for approval". Wait, aren't you FROM CORPORATE, who are you submitting it to?They say there is no snow removal because previous management didn't set up a contract with anyone over the summer so they can't find a company because it's too late. Funny because there is a community truck sitting in their locked area with a plow on the front. People are FALLING and being injured on these streets. One car lost control and hit the fence at the entrance! They have threatened neighbors who don't mow quick enough with hefty charges for mowing but the empty and abandoned lots have grass taller than most childrenReview fromRo S

Run away from anything these crooks buy Haven Park should be banned and arrested for embezzling from millions. When I moved in my lot rent was $198. Today it is $420 I am disabled and on SSA. Last month I basically starved this month my home phone internet and cable had to be shut off just so I can make rent. Next month it will probably be my electric. What am I to do I can't buy a house I don't have enough in my savings because it's dwindled to nothing.Review fromJim H

They bought park added all these additional fees to lot rent including garbage water sewer then hike rent up an additional $250. Haven't done much for improvement of park. Just set strict payment rules and every other poss rule they could. Started writing people up for every little detail.. pretty obvious they are not only driving up cost of living in our communities but also showing prejudice towards type of renters they want to rent to. Tgey are greedy money hungry Mormon pigs. Really putting a strain on lower income and fixed income families. Little understanding or tolerance. I hate renting from them and hope to move elsewheres.Review fromKortney H

Havenpark purchased the park we live in 3 years ago and even though the other management wasnt ideal this company is absolutely horrific! As of Jan 1st 2023 we will have had our lot rent raised from $345 to $600 in a little over 3 years! Which is not on under any circumstances but its even more gut wrenching when they are incapable of providing us with the services that they are required to provide. Theyre such a horrible company that they cant keep any employees so getting our roads plowed is impossible. I have a 3 yr old daughter and *** begged for them to get stop signs put up at the end of our streets (since were on A fairly busy inspection and avenue) but still nothing! I cant even get anyone to respond to me accept some young girl who has no business interacting with residents since shes a very vindictive and condescending little girl. Which seems to be the 4 or 5th little girl working in the office. If thats all they can hire then theyd be better if not hiring anyone! I digress, this company also removed a trailer next to us and I finally after 3 years went out and cleaned that empty lot all by myself this summer! There were unbelievably bad things left in this lot and I wasnt going to risk my kid getting hurt. Glass, glass, 40s of alcohol (or urine), syringes!! And all they told me was that the grass Wii grow over it.. Wow!! So negligent. But Im also not allowed to put up a privacy fence or a swing set for my kid!! For $600 a month why dont I have a house with a mortgage? Because this was affordable at one time.. But the best is that they have towed our vehicles for no reason at all! They never even attempted to contact us and have us move them. One time the little girl in the office was so bold she had it towed off the city street right next to us! And they dont reimburse us, they just try to say it is part of the rules. Well rules should also be that you can give some type of notice! I live in *******************************************************************. There is no currently no management here. We call to get our questions answered, but no one answers the phone or calls us back. The same goes for the ***************** It goes straight to voicemail there, and I have NEVER received a call back. We recently were given notice that our lot rent is going up AGAIN in January. THIS time, it is a $34 hike! They say that their charges are in line with others in the area. That is a lie! ***************** in ******'s lot rent is under $450 per month, and that INCLUDES water, sewer, and trash pickup! WE are already paying for the following: Water, Sewer, ************************* Fees, Premium ***************** Taxes, Trash Pickup, and more. They expect us to keep our property in tip top shape. It has been a very hot summer and it is sad, because most of us cannot afford to water our grass because WE have to pay for it on top of everything else previously mentioned! We have to choose between home repairs and improvements vs. medication and food. WE are the ones who truly care about the success of our park, not Havenpark Communities! This company really needs to rethink their corporate strategy and start considering the ones who religiously pay their lot rent each month, keeping their shareholder's pockets lined. The number of vacant homes is increasing here--even as the need for housing GROWS! That is because people cannot afford to buy a home and pay lot rent, too! People also cannot afford to rent them, at a price of well over $1,000 per month--even working couples struggle at those prices! Hasn't Havenpark Communities been in the mobile home park business long enough now to have learned that positive customer experiences are what drive revenue, growth, and loyalty? You can tell by the number of complaints here that this company needs to "go back to the drawing board" and seriously retool their business strategies. Rent going up. No longer peaceful. I'm targeted because of my emotional support animal. I don't enjoy even being outside anymore. This is horrible. No communication from management. She doest return phone calls or emails. Nor will she answer calls. If anyone go in to speak with her basically turned away cuz she is busy.Review fromTimothy B

I need to find out how much my lot rent is. I would like to pay online and would like to see how they are billing me for water, sewage, trash. I call the office everyday, leave message, no return call. I am Disabled. So I arranged for assistance to go to the mobile home park office during business hours, nobody there. I contact corporate and got the website and forgot my Username so I click ," forgot username " I get an immediate reply that they have sent me an email. No email! Very difficult company to work with. Go somewhere else that knows how to communicate effectively with their tenants. Oh. They just raised our base rent to $439 due to inflation.Review fromRebecca S.

I am renting to own my home. I have lived in the buckeye trails mhp formerly Meadowbrook since March of 2018. I have NEVER been late on a ****. On August 8 I received an eviction notice, It gave me three days to move was dated for the 6th so one day! When I went to the office with my last **** and proof of payment there was no one but maintenance there because all employees took a vacation. I spoke with an attorney who assured me I have no worries since I've never been late. I emailed havenpark communities but no response and my husband has left messages. What a way to mess with people's lives!There is grass in front of my home waist high. The weeds in the sewage treatment plant next to my house are 8 feet high and towering over the fence into my well maintained yard. I'********************* for keeping my yard mowed and very clean I sure wish the management had the same integrity and pride if not for the park we call home for the job he is getting paid to do. There are residents who leave old furniture and trash around all the time. My rules state patio furniture and grills only no clutter but you would never know it looking at the way the park allows some people to live. Dogs unleashed are huge issue. My dog has been attacked three times by unleashed dogs while I try to walk him. There's supposed to be breed restrictions but there's not! There's a stop sign missing at a busy intersection in my park. They added a new home right by where this sign should be but never took the time to care to replace it and now the new home further hinders visibility at an intersection with no stop sign.Would it hurt once in a while to send in street cleaners? Westwoods in *******, ** was an amazing place to live until new management came in. *********************** is VERY rude and never answering the phone. I have made a call to corporate for a week straight and never got a call back! Yes, I am a renter but that doesn't mean I should be treated any differently then a homeowner. Street lights have been out for about 2 months now and no one seems to care about residents safety here. Alpine Village in Midland is the WORST place to live. When I moved here in 2015 it was great, well maintained, and economical. However, Havenpark Communities bought the park about four years ago and all that changed. The economical amount I paid previously included water, trash, and cable TV. Since Havenpark bought it, they put in water meters and charge us for the water and sewer; they also charge for trash pickup now too, told us we had to pay for our own cable, and they raise the rent annually ($35/mo this year). Im on limited income (SS) and the amount I will be paying monthly now starting in September including rent increases and loss of free water, trash, and cable amounts to $300 more than I paid the previous owner. And they locked the community building where we were allowed to shelter from tornadoes and severe storms and told us to seek shelter at a church or other shelter. And they cant keep employees. Nobody ever answers the phone or is in the office when we go there. Its my understanding that the only person left here is the sales manager who shows and sells new homes. We have no one we can contact and no maintenance employees. People are getting eviction notices sometimes because they usually pay rent at the office and no one is there to collect it. If it didnt cost so much to move a mobile home I would have left a long time ago.
