DONT MOVE HERE! it's a money racket. We moved here in Nov 2023 with 2 Labrador Retrievers. We pay an extra $80 a month for them. We were asked last month to get DNA testing by taking a swab of their mouth. They charge $350 for every time they find p*** outside not picked up. We just received an email saying we owe them $2450 on top of our $2100 we pay for rent for dog p*** that was supposedly not picked up from last November! This is absurd as we go out of our way to pick up our dog p*** with headlights on our heads at night! If you are rich and can afford $2450 out of your pocket and don't mind extra fees and live in a studio apartment then this place is for you. If your the average *** DONT MOVE HERE!Review fromBob H

No stars from me. It was an okay place to live in between owning a home. Like other people on here, they ding you for everything. A few cat scratches just on the edge near the doorway and they replace the whole carpet. No inspection or walkthrough while we were still there. They dont confront you face to face. They hound you later with their collection agency Resident Advocate which is a serious misnomer as they only advocate for the Company. Im filing a complaint with the Attorney General in my state to see what more can be doneReview fromLA A

I rented from this company for six years - never late with rent and a good tenant. Notice was sent 08.03.23 I will not be renewing my lease and I was told that the date on the letter to give notice by, which was 09.01.23, will not be honored, therefore, was charged a late notice fee. I was also charged for Oct insurance when I moved out Sept. Approximately a month after moving out, I received a final payment letter (not itemized). The letter stated it must be paid within 15 days via online or check sent to the address below or it will be reported to the credit bureaus - this was at 11am. By 4 pm I went to make payment and was directed to a debt collector asking for an account number and pin. I called the leasing agent and was told they do not know the process, have limited information, no one has paid so quickly, and so on. Because I am a responsible adult, I sent a check the morning made out to A.R. Building Company to the address provided in the letter sent via email. The following day, I called the number and was told they do not have an account for me. The next day, I receive a letter in the mail from the collection agency with an account number and instructions on who to make the check out to. I called the number again and was told I now have account and they do in fact collect for this company, but do not report to credit yet as they are a third party collector. I then paid over the phone, charged an electronic fee, charged another fee to stop payment on the check I already sent all because one could not type a letter with simple instruction, a clear explanation, or inform their own employees of the process. ALL OF THIS INFORMATION COULD HAVE BEEN CLEARLY TYPED OUT IN THE ORIGINAL LETTER THAT WAS SENT VIA EMAIL EXPLAINING IT IS JUST A THIRD PARTY COLLECTOR - DOES NOT EFFECT YOUR CREDIT AT THIS TIME AS MOST OF US DO CARE ABOUT OUR CREDIT AND ARE RESPONSIBLE - CHECKS SHOULD BE MADE OUT TO...ETC. Zero stars for this company. We moved into a brand new property that was appealing to the eye, but construction is very cheap. Paint on the walls is damaged by the smallest things, which we have heard from other tenants that they charge ridiculous amounts to repair. The walls are cracking and the building is less than four years old. We also had an issue where there was a lapse in our auto-payment setup. We were set up for auto pay for our entire stay, but due to annual increases in rent payments, my wife had accidentally set up a one time payment instead of auto pay. But, the company does not notify you of your missed payment until 10 days overdue, at which point they are already charging you two late fees for an extra $400. We also went an entire summer without a functional icemaker in our refrigerator. We were patient and courteous while jumping through the hoops that they required. But, when I sent an email and made multiple calls to corporate about these issues (late fees, broken fridge), they were simply brushed off. Being a tenant for 3+ years, I expected a bit of leniency, but they just flat out said no without any explanation. Trying to resolve a SPRINGHOUSE LOCATION lease issue due to family tragedy, so far NO EMPATHY or RESOLUTION from the local SPRINGHOUSE STAFF concerning a lease that has not even begun yet. Just business as usual to them and on top of that they will not give out their next in the chain of command's contact information. Everybody has a boss and I would hope the bosses would want to protect their COMMUNITY RELATIONS, these local Springhouse employees do NOT own the company so their must be a protocol in force when you feel they are underperforming with their job duties or sadly just simply just don't care enough about their good 10+ years customers.If this issue is not resolved and they continue to be callus to FAMILY EMERGENCY SITUATIONS, ALL (3) **************** stations WILL be contacted with the story to include other social media outlets.I WILL update if problem is resolved.Review fromKay W

My tenant rights were extremely violated by ***********************. I paid about $8000 to leave because my right to quiet enjoyment was nonexistent, and I was dismissed by the office because I live alone (discrimination based on familial status)They now want me to pay another $1300 and wont tell me why.Thats $9,300 just to get some peace and quiet.Review fromKim M

Run far away from this place. Do not take its F rating lightly. This corporation is greedy and is not here to make a happy home for their residents. They give you false information, run your credit, take your deposit and then decline you due to an animal not looking how they want. Yet breed paperwork states otherwise. Beautiful apartments, but misleading on pricing. Approximately $800 for a 2 bedroom is fair, however it's actually approximately $1000. Because you're required to pay $200 for internet and cable!! How can an apartment complex/business require me to have two cable boxes and lightening fast internet? I'm almost 60 and rarely watch TV. I haven't had cable for years because of smart TVs. And my internet is $9.99 through ******** I would love to live at Briarcliff, but I find it offensive that they are "sneaking" these fees. Either state the "************* on your website, that states it includes cable and internet, or have an option to not have cable. How can they "force" that on people? I asked the leasing office and was told..."the pricing is 'the starting price', but is actually ** because of $200 cable/internet'. And was also told it is NOT an option to say no to cable and internet because everyone uses it. Well, I don't!Review fromAndy C.

This property is a s*** box. I will be calling the ******************************************* tomorrow due to trash everywhere and possible mold infiltration. A week ago we had a water main break which flooded our commons area, They didnt do anything to get it cleaned up for several days. Now there are several fans running all day and night to dry this place out. Laying in bed listening to the fans run make it difficult to sleep. I highly discourage anyone from moving to this Complex. I have several videos and photos of all our issues from many months. I am currently working with my attorney to determine our course of actions. We want out of here!!Review fromJay A

They are scammers! I was charged $500 for paint and blinds, so I sent in a copy of my move in sheet to prove that it was already damaged before I moved in. (I only lived there for 4 months) and they denied my request because they said they misplaced the original copy, so my copy wasnt valid and Ive never heard of that. The whole point of giving me a copy is to ensure that things like this dont happen if the complex was to lose the original. They charged for a full apartment repaint and blind replacement for something I didnt do. Definitely planning on getting a lawyer. And I dont care that court fees will cost more, its the principle.
