DO NOT TRUST THIS COMPANY. Their representatives are deceitful. They lie to you constantly. THEY ARE A SCAM! I have written proof of their lies. They have no idea how to close a loan properly. They get paid when you complete an application so they have no incentive to close it. Their Loan officer **** ******* has zero clue as to how to manage a loan process. He lied to me for 3 months about closing a refinance and never did. They couldn't close a simple refi and certainly not a large one. Do not waste your time. After failing to close my refi I asked them 7 times to transfer my appraisal to a reputable lender so they filed a 2nd appraisal on my home with an appraiser they work with to scam customers. I now have no choice but to contact an attorney, the better business bureau as well as the CFPB to review their processes. The rates they advertise are all lies. A SCAM COMPANY. RUN AS FAR AS POSSIBLE, if you value your time and sanity. Furthermore, I want to add that Lower.com scammed me into doing a 2nd appraisal on my home as part of the "verification of the first appraisal". They promised to close my loan in just “two more days”, **** ******* and his processor ***** ********* said. They lied. They knew I would go to another lender so they filed a bogus appraisal at a lower value. Then after telling me this verification of appraisal was at their cost they tried to charge me $2700 for it. Their hope was to keep me from refinancing with another company. This will be a HUD complaint as well.Lower.com

We had a HORRIBLE experience with lower.com. Our process took well over two months, with them telling us “everything looks great” throughout the process, only to be DENIED OUR LOAN THE DAY BEFORE CLOSING. During the process, getting a response from them was like pulling teeth. It would take days, sometimes over a week, to get an email response. They rarely answered their phone. Between myself, my husband, and our realtor, they received HUNDREDS OF PHONE CALLS from us, and a majority of them went unanswered. They also made promises that they were unable to keep. We so wish we would have just steered clear of this “business” from the beginning as we would have been into our new home much sooner. Thankfully we were referred to a complete different bank that actually was able to close our loan within days. Unfortunate experience. I was very patient with this company. My loan process took almost 4 months for me to have my loan denied 1 day before closing. I was informed my loan was denied for something that isn't even on ANY of my consumer reports (Equifax, Experian, Transunion and Xactus). Days after I was told my loan was denied I still received an email instructing me to sign disclosures so my loan could close on time. Actions like this led me to believe foul play was evident. I have excellent credit, income etc., in other words highly qualified. I was given three different reasons by three different people why the loan was denied. I asked to speak to the underwriter only to find out he no longer works for the company yet Lower.com has failed to provide any material relevant to why the loan was denied. Several subsequent complaints have been filed with Federal and State Agencies.Lower.com

Mr. ********: First and foremost, we wanted to thank you for giving us an opportunity to respond to your concerns. It is of our utmost importance to ensure our clients are fully satisfied with their experience at Lower. Lower takes all its customer feedback seriously and our Company strives to achieve an exceptional level of satisfaction with all its Borrowers. Accordingly, the Care Department reviewed the contents of your concern with respect to the loan program you applied for, the chain of events, and the final decision on the loan file. As stated in your complaint, on April 27, 2022, you completed an application for a combo product with Lower, LLC where a licensed Loan Advisor, Michael R***** *NMLS *******), assisted you. Following the application, a series of events occurred to move the loan file forward. 1. April 28, 2022, the federal and state disclosures were sent to you the first trust and on May 5, 2022, you signed the intent to proceed. In addition, on June 16, 2022, a second trust loan package was sent to you for signatures. 2. June 28, 2022, your application was submitted to our operations team to be reviewed, and obtain any other required supporting documentation that may be required prior to submitting the file to underwriting. 3. July 8, 2022, your application was submitted to underwriting for review, and on the same day was “Conditionally Approved”. 4. July 11, 2022, a fraud analysis report was obtained and reviewed showing foreclosure proceedings. 5. July 20, 2022, the title work was reporting a second lien. 6. August 1, 2022, you emailed the processor **** ******** regarding the second lien stating a company called RTR owns the loan and has been seeking payment. You stated you have not been making payments on the second lien (see attachment). 7. August 2, 2022, your application was resubmitted to underwriting for review. To meet the underwriting guidelines, the second trust reporting on the fraud analysis and title documents would require supporting documentation such as satisfaction of the current 2nd lien for $113,980, which was not provided by the consumer. The letter of explanation you provided via e-mail did not satisfy the guidelines. As a result, the loan would not qualify for a combo product, and deeming the application incomplete. The loan files were adverse on August 26, 2022. Mr. ********, we sincerely apologize for any unmet expectations regarding your experience relating to your transaction. I applied in March of 2022. Denied because my credit was too low. It is November 2022 and I just received a letter saying a credit check was ran and I was denied. I DID NOT GIVE LOWER.COM PERMISSION TO RUN MY CREDIT and I wouldn't do business with them even if I had better credit. How dare they do this. WTF! Do Not Use Lower.ComLower.com

Got a loan for an investment property, we were told that we could transfer the deed to LLC after closing. 4-5 months went by after hours and hours of emails and phone calls, along with lawyer fees for the deed transfer, they denied it. We provided everything they asked for, and was told that they stopped allowing people to do that. Looks like they are getting new people left and right and when they leave, they just stop responding to your emails and calls. The loan officer also stop responding to my calls and emails. I had the opportunity to close a deal today with one of my buyer clients who worked with ********************************* on their financing. This was the first opportunity I have had as a Realtor to work with ****** and his company. I applied for a loan with lower.com. Before they got my information, they were on point, always answering, friendly and outgoing. Then they got my info, I can not tell you how many times I had to call customer service to get someone to respond to me. Management is a joke. While waiting for a response I come to find, my agent left on maternity leave and the underwriter was fired... Que the manager, just as lost as the rest of the people working there. THREE MONTHS of back and forth, requesting the SAME PAPERWORK because the agent left and the underwriter was fired. I have a paid off home and am requesting a small loan for construction, a job with 6 figures and good credit....I wasted 3 MONTHS with these people just for them to turn around and say they couldn't verify my income. PLEASE STAY AWAY!!!!
