    The 27 Group has been nothing short of a nightmare for our community. I have yet to meet a single person with a positive experience, and my own interactions with them have been consistently awful.Lets start with the first major issue: we were slapped with legal fees for unpaid duesdues for which we never even received a bill or a past-due notice. When I raised this concern with the property manager at the time, ******, his only response was that everything looked fine and I should just pay the balance. I did exactly thatonly to then receive a legal and collections notice anyway. When I attempted to follow up, I was met with silence. No call back, no resolution, just complete disregard.Our second issue was just as maddening. We submitted an ARC application through the "proper channels," and it turned into a complete joke. We were ignored, forced to make repeated calls, and eventually had to escalate the matter to their director who, also never followed up.I come to find out the community's property manager was let go. Im assuming it was due to gross incompetence. However, when I reached out to the new manager, *****, for some kind of acknowledgment or assistance, his response could be summed up as not my problem, good luck. No ownership and no accountability for his organization. Whats worse, this isnt an isolated experience. Social media channels have been flooded with similar complaints from community members fed up with The 27 Groups lack of professionalism and consistency. Theyve created chaos, offered no solutions, and made zero effort to rebuild trust or repair the damage theyve done.I personally do not recommend them as a property manager for any community based on my experience and others I have spoken to within our community.

    As a resident at **********, I gave one star which that management company does not deserve, simply as they spend lengthy time to defend there reputation responding to bad reviews highlighting how terrible there services. I wish if they would respond as quick to the emails they receive and phone calls. I had multiple neighbors and friends at ********** who had very bad experiences with your scam company

    You purchased a home in an HOA, obligating you to abide by the deed restrictions for your community.  When making alterations to your home, you chose to disregard proper procedure as outlined in your community rules, which includes requesting permission and obtaining written approval from your Board of Directors before proceeding with said alterations.  By doing so, you became non compliant with Community Rules and design standards. 


    Furthermore, you chose not to reply to the first TWO notices you received, mailed by our firm on behalf of the Board of Directors, neither of which had incurred legal fees that you reference.  It was not until the third notice, provided by the Association's legal counsel on behalf of the Board of Directors, that you incurred legal fees.  In that letter, you were clearly instructed to contact the attorneys and not management.   


    The goal of your Board of Directors is for all homeowners within your community to be compliant with existing design standards.  As the management company, we are the administrators of Board directives and decisions.  After your lack of response to the original notices, the Board of Directors directed our office to forward all communication and correspondence to the attorneys., 
    Based on all of the above, your accusation of our office being non responsive is unfounded, as your lack of response is what resulted in forwarding to the attorneys and incurring fees.  There is a common misconception that management makes these decisions, when the reality is that we have no decision making authority on these matters, but our common goal with your Board is compliance for all homeowners within the community.

    This is the worst community management company Ive ever dealt with!! Poor communication basically non response to calls or emails! I had to make a trip to their office to get a response..Their extremely poor performance and lack of response led to complicating a simple issue and causing us to incur legal fees..

    If I could give zero stars, I would. Ive been working with **** and her team. My *** shares a bill with the *** she supports. In 2024, her company missed making a months payment on this bill and when we questioned it she claimed billing errors but was unable to produce evidence. When I proposed that going forward our *** pay the city directly for our portion, she had our access revoked with the city so we no longer see the shared bill. Erins emails have been passive aggressive and condescending. Its ironic that she has another customer who referred me to her and thinks shes pretty great. I will be passing based on my experience. I prefer to deal with people who are willing to partner for a better outcome, and are transparent and own up to mistakes or errors. Her professional company has made it clear how they handle the processes with volunteer Board members. Prospective ***s beware: late payments, lack of transparency, excuses/lies, nasty emails.

    THIS WOMAN IS NOT MY CUSTOMER.  She is on the Board of a neighboring community that we manage,  and she has NO authority to do business with my company or act on behalf of the community we manage.  She has requested accounting information for a community where she does not live and does not have access to receive.  She has interfered with the City water bill for her neighboring community, which is in the name of that community.  She is displeased that I told her no, and has spent an unhealthy amount of time posting negative business reviews, which are counterintuitive and irrelevant, as she does not actually do business with my company.

    We live in Highland Lakes on Royal County Down, Westerville, Ohio 43082. The "green space" next to our property has not been mowed yet this year (2024). I have left a voice mail for a Jordan Whiting asking that this be handled along with my phone number. To date the grass has not been mowed nor a phone call back from him. The message was left approximately one week ago. My neighbor informed me she has emailed Jordan on at least two occasions with no response. This could be handled very simply, but for some reason it seems to be a difficult task for The Twenty Seven Group to handle. JoAnn C.

    I wish there is -ve stars as well to review this scammer HOA. They just collect money at the beginning of every year and don't even care to respond properly when we have questions related to our home improvement or neighborhood improvement. Without any justification the management increased HOA fee unreasonably.

    Just increased our HOA bill at Belmont Place, Lewis Center, Ohio without any prior discussion or meetings. Given just 1 month to come up with the money. Also, they set the town hall meet after the payment due date which is absurd.

    I’m submitting this review on behalf of our HOA Board. The 27 Group fails to perform the basic services of a property management company. When it comes to budgeting, they do not do a thorough job of reviewing the community assets and what is responsible to be accounted for in the budget. There is inconsistent communication and expectations between the owner, who also does all of the financials, and the property manager who communicates with the board. Invoices are paid late, reporting is late. It’s overall a very bad experience and we do not recommend them for fulfilling property management services.

Continued turmoil within the community and within your Board, as well as failed Board directives and demands beyond contracted services are exactly the reason we, as your management company decided to end services and not renew our contract in 2024. Despite our best attempts in 2022-2023 we remained unable to perform to your Board's unreasonable standards at the extraordinarily discounted rate we were offering. I am confident that you have found a better fit for management in response to our terminating your contract and wish you and your community the very best.

    I used to have a very communicative rep with Full Circle Property. While I didn't always agree with their stance on things, I was at least given the time of day. Now - nothing. I've reached out to my new rep multiple times without a response. Actually, the only reason I even know he is a rep with The 27 Group is because my old rep included him on an email to provide a new intro. This dude didn't even reach out to any of our residents to introduce himself or anything, so I'm unsure why I expect him to respond to my inquiries. It's very frustrating to see rates get increased while you have zero clue where it's going. I've been privy to their budget and it doesn't seem there is any retained earnings to better the community. Rather just a float to ensure they can stay comfortable and paid. I actually own my spot outright, so I'm curious how I can get out from under their thumb. The money going to this HOA could surely be used for updates that benefit my residence, and in turn, the community. I will say I think they do get the grass cut fairly consistently, so thanks for that, but I'll happily do that for free for everyone.

    I can see that you are frustrated with the change in your assigned manager. However, we do have several levels of supervisory management in place, and while I don't have record of you contacting any of us, I do appreciate your willingness to share your concerns. You reside in a Condominium Association, and part of purchasing a unit in a COA is that you are bound by the state law and the governing documents of your Association. You don't own just your unit, you are a partial owner of the entire condominium project. This can be a complicated concept that we are always happy to help explain to owners. The COA is required to collect annual assessments to pay for the operating expenses of the community as a whole, including but not limited to: common area utilities, insurance, landscaping, grounds care, building maintenance, roofing, roadways, administration, management, etc. Additionally, it is a State requirement that your reserve funds remain fully funded to pay for capital expenditures. Finally, due to the small size of your Association, the common area expenses can only be shared among a low number of doors, and while your Board of Directors continues to do their best to keep annual assessments low, there are many factors to consider. As your management company, we offer our services well below the market rate due to our long standing relationship with your community, and we operate at the direction of your Board of Directors. I do encourage you to continue to attend annual meetings of homeowners or even run for the Board of Directors in future elections. The most recent email received from you indicated that you were satisfied with the response and that you had been having email issues.
