I have lived at Hardin Terrace Apartments in Jefferson,Georgia 9 mos and it has been pure "****". I moved into this apartment with the assumption that I was moving to a good area according to maintenance who I asked about this particular apartment before I moved in considering I'm on a fixed income and disabled, and wanted somewhere I wouldn't need to heal from that causes anxiety and emotional distress. The noise level is so unbearable, from the music coming through the walls at 3:00 & 4:00 in the morning, to the domestic disturbances that are on the stairwells and neighbors letting their kids play ball in the apartment hitting the walls, moving furniture at all ends of the night/morning after quit time which is supposedly after 10pm. To the kids and adults running up and down the stairwells. The management has changed 5 times since I resided here, and nothing even police reports have made them look into the numerous complaints. I have had a water leak twice and my tub has been stopped up since living here and nothing has been done. I have also had to call the fire department due to a faulty battery and still months later maintenance has not replaced it and I'm sure that is a safety precaution. I stay in Overlook Apartments in ********, **. I have been having electrical problems in my unit for over a month. The electrical problems include my refrigerator, microwave, ************** in my room. The breaker literally cuts off whenever I try to use anything. Its not just my unit, its the whole breezeway(8 units). They have failed to resolve the issue. I have lost hundreds of dollars in groceries due to the electrical problems. I have reached out to the corporate office and cannot get in touch with anyone. The property manager basically told me that she has done her part and its nothing else she can do. Which Im sure that is true because she has to get approval from corporate to do anything. I feel as though they dont necessarily care about my concerns because I am moving at the end of this month but this issue has been going on since July 13. This should have been resolved along time ago. I would love some type of reimbursement due to them violating the ** code for residents (*********) which states that I may receive a reimbursement if repairs have not been completed within 14 days. I have put in several notices about the issue and the only thing that they are doing is playing with the breaker box. I have been very patient waiting on them to resolve this issue. I am now facing emotional distress due to the problems. I have lost out on several hundreds of dollars that no one has offered to reimburse or offer a discount or prorated rent. I am now willing to seek legal council in order to be accommodated due to this financial and emotional burden.Wilhoit Properties, Inc

Ms. ****'s issues with her electricity have been corrected. We had numerous electricians, along with the the local utility company as well as the City of Gallatin, TN out to assist us with diagnosing the problem that was occurring. It was an issue that stumped licensed electricians, as well as the local electric company as to what was causing the random tripping of the breakers, at random times. It would be different breakers randomly. After much deliberation and testing it was recommended to try to swap out the breakers with a different type of breaker, even though the existing breaker had no problems or issues, nor was it faulty. When we went with a different type of breaker, we have not had any issues with the breakers tripping any more. The electrical issue has been resolved. We are currently looking into a possible reimbursement for Ms. Hill, but we do recommend renter's insurance, as that would cover this type of incident.Review fromAubrey D.

According to her complaint, management is not responding to her noise complaint. Please see timeline of activity related to this complaint.6/6/2022 Manager, *********************, reached out to me about noise complaint. She previously went to #*** on multiple occasions and did not hear any noise.6/7/2022 Manager, *********************, investigated by knocking on all doors in building 400 6/8/2022 Manager, *********************, sent written notice to all residents in building 400 6/28/22 Daughter of resident sent complaint to property email 6/29/22 Requested authorization for resident release; granted with doctors note and reasonable accommodation request. Resident it adamant it is noise from somewhere else.6/29/2022 Manager, ********************* advised resident she could be release from lease with 30-day written notice and lease termination fee of one month.We have investigated Ms. ********* complaint on several occasions including sending a notice in writing to the entire building and the manager visiting her apartment. We have offered alternatives for ******************** by either providing a doctors note for a reasonable accommodation or release with 30-day notice and lease termination of one months rent. the terms..She Please can someone help this apartment has set an eviction on my family...for no reason at all we have reached out to corporate multiple times & still haven't been contacted....The manager is so very rude & disrespectful for no reason at all. Just by the reading of these multiple reviews I know now it's just not my opinion...how is she able to keep throwing residents out without a valid reason not to mention the multiple complaints of how she is disrespecting residents & being just hateful & disturbing good tenants who has never once been late on rent done everything to comply with should not be allowed to just throw people out on the street just because they stand up to her disrespectful ways..& then corporate just sits back & let's her continue to do this to people...the Evidence is right here in the reviews! There is no reason this women should still be employed with this company & has so many of the same complaints from multiple different residents!! I will be contacting an attorney at this point,BBB,& local news as well because times are to hard be having to relocate due to just not allowing someone to treat you like a piece of trash...and this is not an isolated incident this has happened multiple times with this lady....it's time for the millionaires that own this property to step up??Wilhoit Properties, Inc

I have lived at Cooper creek for 5 years and I love it. Most of all because of our Manger ******** ******* . I have lived in 4 other Apts and Cooper CREEK is the Best. I recently found out 5 years later that I have a eviction on my credit for a broken window that happened on 1/26/2017. The crazy thing about it is I paid for the window , Never went to court , Never was evicted matter of fact I moved out with proper notice and cleaned the apartment. **************************** who was the manger at that time filed an eviction on me for a window that costed $218 then had me pay the court cost and sheriffs fees. I was still a residence at the property when this eviction secretly showed up on my credit. Here it is 5 years later Im being effected by it because Im trying to move and have been denied for a place. I regularly check my credit from all 3 lines and I have never seen nor heard about a eviction. So now im having to go thur hoops and hurtles to have this false eviction removed . Forcible entry /detainer with a Judgment of $0 so please tell me how this ended up on my credit? First and foremost I dont fell as if a broken window which I reported and agreed to pay was grounds for anyone to file eviction papers on. Im devastated and I'm seeking justice for this unlawful action. I have tried to reach Wilhoit several times , I also caught up with *************************** and she stated she no longer works for the company!. I had a whole eviction on my credit STILLL living at the residence! Im trying to be as patio as I can but I will call my local news and move fwd with the courts.
