Took Management over RY Properties for ******************* in ********, **. Taking on substantial debt from a roof that was installed divided up amongst all the the property owners in December 2023. ******* billing wasn't setup by the company so we were already in the rears. I sent an ACH w/voided check to initiate HOA payments. The company was still figuring out the debt that was incurred by the company they bought out. The roofing debt was not settled up with owners that could pay but sent straight to collections and all HOA ACH payments were haulted. Scam artist of a company. Instead of a hard working family settling a $3900 roofing bill we now owe an additional $2500 in legal fees without demand for payment on what was owed for a roof which will be recuperated in small claims court. If this is your new or existing HOA, BEWARE and be vigilant.Park Property Management Solutions

We have reviewed your recent submission to the Better Business Bureau regarding the management of *******************************, IN. Upon investigation, we found that the review was submitted under the name "****** *****," which does not correspond to any homeowners in the community. Please note that we send multiple collection notices to homeowners before initiating any legal action. Unfortunately, when these notices are disregarded, we are compelled to forward the account to our attorney, which can result in additional legal fees. Additionally, we send monthly statements to all homeowners to inform them of their account status.Review fromSandra B

Became our new Management Company June 1st of 2024. Took June's HOA payment from my account, even though I had already paid June's payment via old Management company in May. Have sent numerous email's regarding this, have talked twice to a person in the office, which was quite the feat since I have tried calling the office and have been on hold for 10 minutes with canned recording that someone will be with you shortly and I hang up out of frustration. My email's go unanswered. They do not respond to them. Very unresponsive company with poor customer service skills. We've had them for 3 weeks and they act like this? As we discussed in late May, we are unaware of your payment to the previous Management company for your June *********** Once we receive the Financial report from the previous company, we will apply the appropriate credit amount to your account. I am sorry that you were put on hold. I reviewed our call log. While I understand that your hold time may have seemed like 10 minutes, it was actually 3 minutes. Do not use, hire, or engage with the unethical Park Property Management Solutions business.Last fall they executed a work order for roof inspection and roof repair due to water entry into a townhome. Roof inspection and roof repair are core responsibilities of any *** management group and covered under *** Bylaws. Park Property sent a crew of two who claimed their over $600 bill wasn't covered work, even though it was submitted and executed under a properly submitted owner work order. They claimed that a minor not covered window chalking job deemed the entire work order not covered. Absolutely wrong. When their bill and reasoning were disputed, they withdrew the $600+ funds anyway from a bank account that was to be solely used for monthly *** fees. When a formal Owner Complaint form was submitted and sent to them (for the wrongful $600+ bill and for the wrongful unauthorized withdrawal), they ignored the Complaint and deliberately buried it, not bringing it to the attention of the *** Board and not even identifying the complaint on the *** Board Meeting Agenda. This deceptive and amateurish behavior was by the head of Park Property Management **** and his local manager ****. Stay away from this business. (A big exception is Finance head **** who was professional throughout the ordeal).Review fromMichael D

Been trying to contact this company for the past 3 years and no one is returning my phone calls . They collect the *** money every month and have not once met us or let us know what their doing with the money . The hallways have not been cleaned or maintained in the past 3 years since I have owned the condos. Two Garbage bins fir 18 units! Parking lot a mess and service is unacceptable. We need a solution to see who these people are? Who is ********************* and why hasnt he returned my phone calls? Who is this guy ? Whats he doing with our money ? Whose our association board ?? Why dont we receive a monthly or even yearly financial break down of what is being done with our money ??Review fromMarion N.

This company is ridiculous. I have had issues in my unit that are most likely caused by the foundation going bad and have been going back and forth with maintenance at Park ********** for several MONTHS and its still not resolved. We had a Board meeting three weeks ago with *********************. I mentioned the issue to him and he said he would look into it and get back to me. Im still waiting. Incompetent HOA management company. They are very good at NOT returning phone calls, messages or emails. We almost lost our buyer for our condo all because of ******** not providing the required documents in order to sell our condo. My attorney had to advise them that we will be pursuing litigations against them if my buyer backs out (which she became homeless because we had to push out the closing date almost a month out!). Unacceptable behavior and unprofessional at the lowest level possible by any management company we've ever dealt with.
