      Just imagine calling an agent to underwrite your life insurance policy and the agent comes back and says he cant because theres a death certificate filed somewhere saying you died 32 years ago. After hysterically laughing, you appeal by showing up at his office in person and with doctors notes proving that you are indeed alive and that the death certificate was obviously mis-labeled, mis-filed or mis-recorded. Well thats what happened with me trying to get a waiver on title insurance due to an old, repaid mortgage that was clouding the title. If you really want to "close the deal", use another Title Insurance agent. ****************** and Attorney ********************************************* will only do the bare minimum without applying common sense and professional discretion.
