      My professional experience with ACS West, my residential condo PM for less than 6 months, has been trash. I highly suggest if ACS West is or will be your PM, to petition the *** and select another company. They have made my experience with selling my condo horrible, almost losing my contract and missing the initial close date. They are unprofessional, do not support the client in any way, and make an effort to make themselves unaccessible unless it's email. My PM is remote but doesn't have a business line and returned my call from a blocked number. Any time you call the number on the site, you have to leave a message with an admin. I never got a noticed on how to pay *** during the transition from the previous PM. Their setup doesn't even tell you a balance so you're paying in good faith. This is not a company to do anything in good faith with. My initial issue was I needed some data on *************** paid for the buyer's loan. If past due *** fees are over a certain amount, the bank will not carry the loan. I was delinquent as well as a few others and two people had to pay their dues in order for the loan to be secured. I asked if ACSWest could notify the board to send out a correspondence that would allow me to offer assistance in order to proceed with my sale. After emailing ACS West (CD), all they wanted was for me to pay my dues. Once I gave in after their short 'text message" response of "Pay your dues," I did. After following up on my request, I got no response for almost two days. I had to make a number of calls, just to get an email response. You can tell by the way they respond to the emails, they do not read them. The manager is also just as bad, if not worse for even being in his position. If you want a well managed, even half a** managed property, do not use this company. They are trash and dont deserve the one star provided. Just my experience and warning for all.

      ACS West managed our condo association for 14 years. 4 of the 6 units have turned over in the last 2-4 years. New Board members had questions about some charges, apparent sloppiness in the accounting, etc. These were submitted in advance of the annual meeting, which had been on their calendars - and confirmed by them multiple times - for a couple of months. All of a sudden they were unavailable for the meeting and suggested it best that we part ways - rather than just answer some questions! Trying to get their cooperation in transferring utilities and even bank accounts to us has been almost entirely futile. Save yourself the headache and find another company.

      What an inept, mean-spirited, unprofessional company! These folks take advantage of decent people and hide behind office "policies" and attorneys when confronted about their inability to conduct simple business communication. They send no account statements. There is no system of accounting set up, so you can never know your account balance. Payments are sent to someplace in the midwest. If this sounds ludicrous, it is: I've emailed them (at this point) fourteen times to request an account statement, and they have never responded. I've resorted to contacting the president of the homeowner's association to ask what our contract with them entails. We can't possibly be PAYING to be treated this poorly. The real cruelty of ACS WEST is that I only have to deal with them because my mom died. I had no idea that a rental property she owned had monthly condo association fees -- and ACS WEST never communicated this information, even though I filed an official change of address form with their office four months after my mom's passing. They never updated their own system with my contact information, never sent me a bill, and never sent a payment booklet. Why? They said, "we mail those in February." Instead, they treated this matter as an unpaid debt and tried to take me to court. I paid the arrears and three months' advance payments within 24 hours of learning of the arrears. This is not about the money. Here's my advice for anyone they're trying to take advantage of: FIGHT BACK. Stand up for yourself. By continuing to state the obvious - their account management system is a mess - I was able to have all fees, interest, fines, and all charges waived. Do not let them bully you. I feel so sorry for people who don't have the time, energy, capacity, or education level required to stand up to them. They're dishonest crooks. What's really sad is that one family appears to own this business -- and they're enriching themselves by taking advantage of defenseless people.
