      Hello I just wanted somebody to know I had put in 2 application for Avalon ******* this place and was approve but twice was having problems with uploading the ** I paid twice for the Application Fee and could not get one person to help with it but was turn away because of the **. I just think for a person like me who is having these problem should not be turn away from minor issues. ********** was covenant for work But just don't think it was a far choice to be turn down. REALLY NEEDED A PLACE TO STAY

      I’m a resident at Eaves Warner Center (AvalonBay) and have faced serious issues. Cement was poured outside our unit with no tape, signs, or notice. My partner stepped into it, nearly fell, and hurt his back—yet we were charged $1,300 instead of receiving concern. Only after we complained did they start posting notices. Our parking spot is dangerously small and has caused car damage. The gym is constantly dirty and unsafe. There’s also ongoing construction noise nearly every week. Had I known this at the time of signing, I would never have rented here. We’ve submitted respectful complaints, but the property manager shows no concern or accountability. I request AvalonBay remove the unfair charge and take responsibility.

      I have had water leaks from the ceiling for the past 3 years, the most recent started on Feb 12th and we are now April 4th almost nothing have been done to stop the water from dripping from the ceiling and it has not rained in over week. Avalon refuses to hire roofers to fix the damaged roofs and it feels like the only way to get them to do anything is to sue them in court. I'm hoping to bring this to a new station and maybe then they will pretend to care. I called their emergency line yesterday letting them know water is still leaking, they sent one person to see the water leaking and that person disappeared and never came back. I have been using my own tape to try and catch as much water as I can. Not only is this damaging the structure of the building but also a hazard. When rent is due they have no problem being available. I truly do not know why BBB have this company AvalonBay listed as A+

      Beware of Deposit Issues, Hidden Fees, and Questionable Damage Charges My experience with this apartment complex was very disappointing. They will not return your deposit, and their move-out cleaning policies are deceptive. Upon moving out, they suggested I enroll in their "Clean Sweep Program" for $205 to handle the cleaning. What they failed to mention is that this service does NOT include carpet cleaning. Later, I was hit with an additional $400 fee for carpet cleaning, making it a shocking $605 just for *********** make matters worse, some of the "damages" they charged us for were already present before we moved in. Despite pointing this out, they still held us responsible. This feels like a complete money grab, and I would not recommend this complex to anyone. If you choose to live here, document every detail upon move-in and read all policies with extreme caution.The maintainance team "JoeJoe" was nice!

      … Outside, there is garbage and dog poop everywhere. When it’s windy the garbage floats in the breeze. It’s a non smoking community, but outside building 3 it always smells like weed and I often see people smoking outside. A popular place for smokers is in front of the leasing office, where management can see them, but management doesn’t stop them. Instead, they send an email to the entire community reminding us of the non smoking policy. The smokers ignore the email and keep on smoking, and all management does is send another (obviously ineffective) email re: no smoking. The smokers keep smoking. This has been going on for almost 3 years and I just don’t get it. Also the pool area is gross: food on the ground, wood chips on the ground, dirty pool walls, and dirty pool water because the filter has been broken for 2 years. I hate it here.

      …but I was not charged the fee in Aug 2024. Instead, they violated the lease by charging me a $600 amenity fee in the first month of the lease (Aug 2023) even though the lease clearly stated that I would only be charged the one-time fee in the 13th month of the lease (Aug 2024). Then, instead of complying with the lease this time and charging me the fee in Aug 2024 (the 13th month) like they were supposed to, they waited until Sept 2024 (the 14th month) to charge me the additional amenity fee, in even further violation of the lease. Furthermore, it is painfully obvious that management is not using the “amenity fee” funds on the amenities: the pool filter has been broken for the past 2 summers and as a result, the pool’s chlorine level is often not safe for swimming, which means the pool is often closed; the pool gate has been broken on and off for the past 2 summers and; the hose for the pool has holes on holes on holes, with plastic bags and rubber gloves tied around them in a shameful attempt to stop all the water from spraying everywhere. Conversion of funds is illegal, so converting the amenity fee funds for some other purpose certainly seems illegal to me. Speaking of illegal, management took no legal action against me in July 2024, but that didn’t stop them from charging me $350 in “legal fees” (legal fees which they did not incur and could not provide an invoice for, literally non existent legal fees that no one ever charged them). I assumed they’d made a mistake, but when I called customer service the person I spoke to doubled down, going so far as to tell me I’d agreed to pay the pretend legal fees. NJ LAW ONLY PERMITS LANDLORDS TO COLLECT LEGAL FEES FROM TENANTS IF A COURT ISSUES A JUDGEMENT IN FAVOR OF THE LANDLORD DIRECTING THE TENANT TO PAY SAID LEGAL FEES. How many other tenants has management illegally charged imaginary legal fees and/or other legal fees management was not entitled to? I bet they would like their money back too.

      AvalonBay Teaneck many not be entitled to the rent control exemption but even if they are they are still under a Regulation that the local municipalities have failed to enforce - that is partly why the Attorney General has become involved

      I am filing a complaint against AvalonBay Communities for their improper handling of my move-out charges and security deposit after I vacated my apartment at on October 13, 2024.Please see below:1. Failure to Provide Documentation on Time: AvalonBay provided a statement that included damage charges totaling $1,800 but failed to include sufficient documentation, including invoices or receipts, as required by California law. They also sent the only photo of a small carpet area well after the 21-day deadline for providing a full itemized statement. 2. Unresponsiveness:Despite multiple attempts to follow up via email, I received no timely or adequate responses. This lack of communication further highlights AvalonBays failure to comply with California Civil Code 1950.5.3. Threats of Collections:AvalonBay threatened to send my account to collections without providing the necessary documentation or properly addressing my concerns. This is an unfair and unprofessional tactic.AvalonBay Communities has failed to meet legal requirements and acted unprofessionally throughout this process. Please be aware when renting from AvalonBay, they may try to bully you into paying money by threatening collections without proper documentation or justification. I am filing this complaint to raise awareness of how they mishandle security deposits and treat tenants unfairly.

      ****************************** in *********, ********** just installed a latch system. They did not do their due diligence with this, did not ask for tenant buy in and since they have put this in kids and adults have been accidentally locking themselves out. They will not provide a fob nor physical key despite having been told by the installer that we could, you have to have an app which is slow. You cannot pick your door code nor disable the autolock feature. In order to get a fob it has to be medical necessity and they get to decide what that means, seems like a hippa violation right there. There is no thought to what if it is an emergency and you need to get in right away or your phone is dead and you cannot remember the complex code? There have been numerous lawsuits against this system and they have won when suing the management company. As a **** survivor this system causes me immense anxiety because the time it takes to get into your place is far too long especially in emergency.

      I am writing to file a formal complaint against AvalonBay Communities for their unfair and unethical practice of charging me rent for an apartment that has already been re-rented to another tenant.I terminated my lease and vacated the apartment on October 12, 2024, following AvalonBay's procedures for early termination. However, despite the apartment being re-rented to a new tenant, AvalonBay Communities has continued to charge me rent for the unit. This means the company is now collecting rent from both myself and the new tenant for the same apartment, which is unacceptable and a clear violation of fair business practices.I have reached out to AvalonBay Communities to address this issue but have not received an adequate response or resolution. This situation has caused unnecessary financial strain and frustration. I am requesting the BBB to assist in holding AvalonBay accountable for this practice and ensure that I am refunded the rent I have unjustly been charged since the new tenant took over the lease.I appreciate your attention to this matter and look forward to your assistance in resolving it.
