    I would recommend zero stars if I could. They are a very unprofessional company. I was supposed to move in on Feb 5th of 2025. Actual property owner called me and stated that Wasatch did some things wrong, and she would not be able to lease the apartment to me. I assumed that if they could not rent me the place, that I would get my security deposit and rent back, since Wasatch was not able to give me the place. They did not send it back. They gave me some bogus reason on why they could not. Now I am forced to take them to ******** not do business with these guys. Do not lease from them. Do not have them manage your properties. Do not use them as real estate brokers. They are the worst.

    Dear Better Business Bureau,Thank you for bringing this matter to our attention and allowing us the opportunity to provide clarification regarding ******************* *********** January 2025, *** ***** was approved for a rental application at a property managed by Wasatch *********************************************** LLC, located at *********************************************************************. His scheduled move-in date was February 5, 2025. However, before the move-in could take place, the property owner made the decision to terminate the Property Management Agreement with Wasatch *********************************************** LLC. *** ***** was informed to coordinate the upcoming lease directly with the property owner and the property owner was instructed to coordinate the upcoming lease directly with *** *****.The security deposit collected from *** ***** was transferred to the propertys financial account and was not retained by Wasatch *********************************************** LLC. A final statement of account was sent to the property owner, detailing the credited security deposit, along with all collections made from *** ***** and any expenses incurred by the property during our management period.We have provided *** ***** with all relevant information, including details regarding the property owner, and have maintained transparency throughout this process. At no point did we provide misleading or false information regarding the matter.We understand that *** ***** has chosen to pursue legal action, and we will fully comply with any legal proceedings as necessary.If you require any further clarification or documentation, we would be happy to provide additional details.Sincerely,

    I advise against doing business with Wasatch ************************************************ They impose unexplained fees and refer to language in their property management agreement that is not applicable. Its a frustrating experience that raises concerns about their practices and unethical management style. A class action lawsuit needs to happen to prevent this from happening to other property owmers like myself and renters.

    Absolutely awful, heartless and immoral housing company. We attempted to rent through them. We were approved. Basically, on move in day, we realized we were unable to inhabit this rental due to health reasons. I understood that there was a $1,750 early lease termination fee. I'd already paid 5k in deposit, rent, fees etc and knew they would keep the deposit due to the early lease termination fee. I figured all was over though. I'll take it, but two months down the line, we get another bill for 2k for "cleaning", rekeying and some other random bogus stuff. 1k of this was for cleaning on a place we didn't even use. Rekeying even though I left the key where it was, never made any copies etc. We are a family of 5, basically homeless trying to find a suitable place to rent with our health needs, a special needs autistic child and this place doesn't care. They're just out to **** you dry of every ***** they can get out of you. Do not expect deposits or anything back. They don't care about you. They only want to fatten their wallets.

    They were negligent in ensuring the property was secured. Squatters obtained access, and no one from the company noticed for 3 weeks. This resulted in the squatters smoking meth and required $5000 in meth remediation costs. This could have been avoided, had they done their job. They also made an unauthorized purchase of extremely expensive locks and extremely expensive locksmith services. They failed to properly manage the property and I paid the price. They now claim that I am in breach of contract for canceling early after such negligence and incompetence. On top of that, it was always unclear as to whom exactly to talk to about issues. I was constantly bounced from person to person.

    They are unfair, and operate illegally. Do not trust them under any circumstances. They have tried to retaliate multiple times after asking to fix our plumbing. Families have been living in sewage for weeks. They don't care, they want more money and to make you feel as unimportant as possible. They will lie and cheat at any opertunity.

    This company is unprofessional and extremly hard to work with. They move people in and requier extremly large deposits and then they find a way to kick you out and they keep your deposit. Very full of surprises.... Run as fast as you can from this company!!!!!
