      I recently experienced a problem with the maintenance man at Banner at ********* in ************, I feel harassed and discriminated against, he made a false report to law enforcement about a gun being flashed no police report was filed, nor any lease violation or letter was sent concerning this matter. Keep in mind this is a gated community and some random woman was at my door at 3am for over 10 minutes attempting to get in. I have voiced my concerns to management and nothing was done, but its alarming that the police would be called for a bogus report. This could have went totally bring that I am a minority.

      I have lived at **** apartments in ******* for more than six years. Unfortunately, I find myself today, upset and betrayed that I stayed at **** for these six years! I have been a model tenant and stood by **** before the beltway was built, no working cameras for security, and when we only had one maintenance man for the entire apartment complex (taking months to get anything fixed). I stood by **** when my on-site storage unit was broken into and I lost approximately 10k worth of personal items. I continued to stand by **** when my car was stolen from the top floor of our attached parking garage (later found and a total loss). Now, I regret the patience, ****** and loyalty I have shown to ENSO through all of these events by not complaining, not getting upset, continuing to be a model tenant, and most importantly, not giving up and moving! Today, I am faced with unexpectedly leaving my job of 23 years. I need to break my lease 2 months early to move in with family members out of state and I was hoping for some returned ***** and loyalty to me. I asked that the fee be waived since I am only moving out two months early (and it is the same fee for someone moving out 11 months early). I discussed my unique situation with three additional levels of management, explaining the situation. The response was the same everyone has a story, we have to be fair and consistent, we can put you on a payment plan, the owner doesnt support it and hope you find another job quickly (likely so that I can pay the fee). I understand fair and consistent but have all tenants been here six years, have a stellar record, lost 10k worth of items, and had their car stolen and still didnt move out?! In closing I will say that the current management team on-site, ****** and her team, are great; friendly, professional, and making great enhancements to our community.Unfortunately, due to upper management and owner, stay away!

      Our complex was taken over by these management people, and there have been nothing but problems ever since, and it all began with their rude, disrespectful, and threatening onsite manager.I have been boarded up in my apartment for 3 weeks while they work 2-3 hours a day on the renovations of my balconies. I have 2 balconies, 1 off the living room and the other balcony is off the master bedroom. I was commanded to remove the contents of the master bedroom, and I had nowhere to move my things except into the rest of the apartment. I asked for assistance as we are Senior citizens 75+ and were told NO, they were not assisting the residents. This has disrupted our lives and caused health issues beyond belief. When I resisted the manager's lack of cooperation, she threatened not to renew our lease the next time it came due (March 2026). We have lived in this complex for 20+ years. This is not the first time this person has been this way to residents. I have not been able to use my bedroom for 3 weeks, and the Manager had padlocks put on our bedroom doors so we have had no access for 3 weeks. The Manager took the keys. This renovation process was never described to us, and we were given no explanation about the process, but we expected to pay our full rent, on time, for this type of treatment. If this is the type of person Willow Bridge employs I don't need to be threatened with not renewing our lease because we will have moved. I am expecting an apology from the Manager herself and a concession given to us on our rent for not being able to access everything the lease covers. As far as I am concerned, Willow Bridge has already broken the lease with her behavior. I am expecting to be contacted by a Willow Bridge Supervisor to resolve the issue as well. The Willow Bridge website is lacking vital phone numbers for their paying customers to report this type of situation.Thank you for time in reviewing my complaint.

      DO NOT MOVE TO ANY WILLOW BRIDGE PROPERTY APARTMENT COMMUNITY!!!!1. Pest Control (***** Infestation):Despite regular pest control treatments, roaches continue to appear inside my apartment. While they are often found dead or dying, this does not solve the underlying problem. A thorough inspection by a qualified pest control specialist is needed to identify entry points and implement a long-term solution. Several other tenants in the community have reported similar experiences, suggesting a more widespread issue that cannot be addressed by surface-level treatments alone.2. Covered Parking Spot Mud Buildup:I pay monthly for a covered parking space, yet the area has developed into a mud pit due to poor drainage and runoff from the hill behind the lot. Despite previously raising this issue with ****** ****, there has been no follow-up or response. This area clearly needs to be pressure washed and properly landscaped or graded to prevent future accumulation and damage.3. Lack of Follow-Up from Property Manager (****** ****):There is a noticeable lack of response and follow-up regarding reported maintenance concerns, particularly from ****** ****. Timely and effective communication is essential to maintain a professional and respectful tenantmanagement relationship, and I hope this will be addressed going forward.4. Move-In Condition:From the outset, my experience has been disappointing. When I moved in back in July 2024, the apartment was not properly prepared: the kitchen floor was covered in dirt, insects, and food debris; fixtures were broken or missing; and the overall condition was unacceptable. While some of these issues were later addressed, the move-in experience was far below standard especially in contrast to the strict application and deposit process required of new tenants.I have attached photo evidence and more on my ****** review for ****************** to support these concerns.       Bad experience with **************** location.1. There is only ONE person working in the office for 2 complexes. When I wanted to apply for an available apt it took multiple calls/emails and I finally got a response 5 days later! 2. The agent on staff was super hard to get ahold of after my application was declined (never happened before to me - was accepted by another complex).3. After being declined I understandably had lots of questions - including wanting to know when /how Id be getting my deposit of $300 back. In ***** they have 30 days or less btw to give a full refund. I emailed a few times and called and left voicemails with ZERO response.4. When I finally got a response the agent was short, didnt answer my questions, and lied and said he had left me voice mails (not true - why tell a lie that I can easily prove you didnt call?). He said I would get my refund but thats it no specifics regarding how or if it was ACH or check??? 5. I sent a final email asking for clarification about refund last week to both Rockwall Commons AND Willow Bridge on their site and still they havent responded still.6. ****** Reviews tell you everything you need to know about this property - such a blessing I am not going to live there.

      0 stars-DO NOT MOVE HERE if you have any medical/disabling conditions. I moved into the newly constructed apartments Lakeview at **************** late December 2024. On the first day of moving in, there was a strong tobacco smell in my apartment. I went to the office and let leasing consultant ***** know and how much of a problem it be for me due to having asthma. ***** said, "We are a smoke free community and she will let the leasing manager Geo know". From December 27, 2024 to current I've repeatedly call, visited the leasing office, written complaints via the resident portal app of my unit being filled with tobacco smoke as late as 1am in the morning and the respiratory distress it causes. I had to be taken out by ambulance to the hospital, multiple medications, and the list goes on. I've requested to be moved to a different unit but they want to charge me for the transfer. I've invited them to come to my apartment when the tobacco smoke was present and they would show up an hour + later and the air purifiers have already cleaned the air. I don't open windows and have not for over 30 years because of my allergies. The leasing staff know I work from home and that I spend the majority of my time in my home. The leasing staff know they have several tenants on the property who smoke on the property which is in violation of their smoking addendum but do nothing about it. They send out emails concerning excessive cigarette butts on the property but don't make any effort to repair or remedy the violation causing the right to quiet enjoyment and a smoke-free environment of other residents in the community. Don't fall for the sales pitch it being a smoke-free community. They were so desperate to lease they deceitfully gave the sales pitch of a smoke-free service/community which they do not enforce according to their own policies. This has been going for too long. Willow Bridge train your employees how to handle severe situations like this and stop breaching you own lease.

Please direct all further communications regarding this matter to me.Lakeview at the Gates of Prosper has made diligent efforts in trying to address Ms. ******* concerns regarding smoke odors in her apartment. Upon Ms. ****** notifying the staff at ******** at the Gates of Prosper of any smoking odors, the community promptly engaged in remediation efforts by sending several community-wide emails reminding tenants of the communitys no-smoking policies and to report to the office anyone that is not abiding by these rules. Lakeview at the Gates of Prosper also contacted Ms. ******* neighbors in an attempt to verify Ms. ******* concerns. Additionally, Ms. ******* unit was promptly inspected on several occasions after Ms. ****** notified the office of tobacco odors; however, on every occasion, Lakeview at the Gates of Prosper could not smell any lingering aroma of tobacco smoke.Notwithstanding the above, as a customer service measure, Ms. ****** was also offered the ability to transfer units as well as terminate her lease, which Ms. ****** refused.If you have any further questions, please do not hesitate to contact me.Very truly yours,****** ***** & ******, P.C.***** M. ****

      Lakeview at the Gates of Prosper made no diligent efforts to address, repair or remedy my concerns concerning the infiltration of tobacco smoke in my apartment unit which is supposed to be a smoke-free community. The only thing the leasing property did was send out emails as their counsel stated in his response which is not a repair or remedy in accordance with state laws under Texas Property Code ******* when the conditions is a health and safety issue. From December 27, 2024 to date all Willow Bridge Management did was send out emails which never addressed the problem neither did they investigated it which they could have but refused to do. It is not the tenants duty or responsibility to find out who is smoking, but it is Willow Bridge responsibility as a contracted management company. Residents cannot report other residents violating a leasing e.g. smoking when the violated act is done behind their closed and locked door. It is impossible to report such to the leasing staff. However, Willow Bridge has the authority to not only inspect each unit and test for tobacco smoke but they failed to do so. The tobacco infiltration is apparently coming through the ventilation system and the community widespread emails does not repair or remedy the health and safety conditions. The counsel here lied about contacting the neighbors concerning the tobacco smoke as I was told by several leasing staff that others neighbors in the building had complained about cigarette smoke too. And if each neighbor is contacted on this they too will confirm the recklessness of Willow Bridge concerning continuous smoking on the property. I also have several video footage of a neighbor on the same floor smoking in the building, emails from Willow Bridge about large amounts of smoking butts found on the property, other individuals smoking on the property. Last, the staff at Willow Bridge only visited my unit three times after complaining about the cigarette smoke in my unit and this was over an hour after calling, emailing, and visiting the office multiple times about the cigarette smoke which could not be detected because of the air purifiers I run consistently in my apartment just so I can breathe and live in my unit until I move out after terminating my lease due to this violation and health and safety issue. Nothing was done promptly by Willow Bridge staff and they would never be able to smell the tobacco smoke when they did visited my apartment because their visit was always an hour or more later and the air purifiers had cleaned the air. And as for transferring to another unit, I requested this via email to management and in person at the leasing office which it was denied and I was told I had to pay for the transfer for something I did not cause. Never once did Willow Bridge extend to transfer me to a different unit until I filed legal documents against Lakeview at the Gates of Prosper but it was too late as my health had deteriorated due to continuous exposure to tobacco smoke whereby my doctor instructed me to immediately get out of the unit to heal and preserve my life. I was force to go on disability so I can heal and recover and find new housing where I am not exposed to tobacco smoke. Willow Bridge counsel deceitfully failed to mention the only time they offered to transfer me to a different unit and/or to terminate my lease was in Precinct 4 Justice Court of ************* on April 24, 2025 if I would agree drop my civil complaint and all future complaints against them. I did not agree with Willow Bridge counsel. If Willow Bridge had transferred me at their own expense since they allowed this undue hardship come against me due to their failure to manage the property according to the lease agreement by maintaining a smoke-free, healthy and safe habitat for all residence as the lease agreement states, this all could have been avoided. For the record, I've terminated the lease in accordance with Texas Property Code *******. I've never refused to terminate my lease which is another act of deceit and lies by Willow Bridge counsel. The only refusal I gave was to not give up my right to exercise any civil litigation against the defendants in court for breaching the lease, causing me undue hardship, health and safety problems, undue financial hardship, and almost costing me my life where all this is sustained with physical and documental evidence.

      **DO NOT MOVE HERE** I REPEAT **DO NOT MOVE HERE** I've lived here for 4 years and cannot wait for my lease to be up, this complex run by Willow Bridge has been run to the depths of H*LL. Management is constantly changing and the newest team of people running the leasing office are absolute morons and completely incompetent. ***** the new manager has resting b*tch face and you can tell she's underqualified for the job just looking at her. They have double charged me on rent and I'm going on months of them trying to resolve the issue with little help because the lease I signed they did not have on file. The payment portal to pay rent is a joke and never accurately reflects what I owe. They do NOT care about their residents and will give you the run around instead of solve issues. This place is running a SCAM to steal your money! We've had active shooters in the building, homeless right outside the front door and not to mention packages are CONSTANTLY stolen from the mail room with no security whatsoever, if you complain they say there's nothing they can do but know its a problem. This area is unsafe to live and the homeless crackheads gather around all the surrounding blocks. If you want to enjoy the luxuries of downtown do not sign a lease here!! WILLOW BRIDGE IS A SCAM!!!!!

      Update*** my rent has finally been corrected, thanks to **** in the leasing office for working with me for 5 months to get the issue fixed. I'm happy to say as well ***** is no longer at ********** and better management has stepped in.

      Keep looking, this property is lipstick on a pig.The buildings are built rather cheap, resulting in high electric bills both in the summer and winter.When it snowed, they never cleared the sidewalks. Although they sent an email out to the residents saying they were going to work diligently to get the snow removed. I didn't see a single person taking action on ******* was the same story this past summer when we couldn't use the pool until late August. The pool had been under repair and we were told they were working diligently to get it fixed. Mind you we pay an additional fee for the "amenities". Not much of an amenity when you can't use it. But don't worry...they still had us all pay in full even though we couldn't use what we were paying for.There have been break-ins to the leasing office and residents vehicles have been stolen. The area seems unsafe.There is a light pole on Venue ** that has been down since September and not replaced...just to add to the lack of security with dark sidewalks.The property manager has been very nice and good to work with thus far. The only thing is, she manages a handful of locations and isn't on-site at all times.They have office hours posted online and on the front door. However, these hours aren't accurate and when the office is closed or there isn't someone on-site...you can't access the clubhouse.I'm trying to think of one positive thing to say about this property but I can't. Advertising it as "luxury living" is inaccurate. Just drive through the community and decide for yourself if it gives you "luxury living" vibes.Willow Bridge Property Company is the property managing company for The Venue...they have a handful of properties in the area. With my experience at this property, I would strongly suggest to avoid any of their properties.

      WillowBridge advertises their properties as "Luxury Apartment Complexes" which is a joke. They are old, not maintained , and outdated. They spend money on the EXTERIOR areas and amenities to draw people in while the actual apartments are falling apart. You don't realize it until you're in and locked into a least. I have lived in two different Willowbridge properties and both had issues with leaks, MOLD, old appliances, etc, and always a very slow resolution of issues and zero concern for the disruption caused. They care only about filling apartments at maximum rents. They had the audacity to ask me to renew my lease with a rent increase while I had two gaping holes in my ceiling due to leaks. The holes had been there for nearly a month while they "tried to figure out the problem". Not one dime of compensation was offered. They could have offered SOMETHING - it didn't have to be a lot. Just a gesture to show that they recognize the less than ideal situation for the HIGH amount of rent being paid. When I asked if I could expect anything they just bluntly said "no we don't offer compensation for maintenance issues". Horrible way to do business. Some of the building managers and maintenance people try hard and do what they can but upper management lends little support and does not allow them to do what it takes to have happy tenants. The turnover rate is ridiculous. I would never live in another WillowBridge property again. Renters beware!,

      I certainly HAVE been cooperative but I don't think you really DO understand my frustration and have no concept of customer service or value for price paid - pretty basic business concepts. And to be clear these comments pertain to Willowbridge Upper Management , and not the staff on property who actually do seem to care and are doing their best. Willowbridge just puts them out front to deliver their corporate responses which is unfair.Willowbridge takes the stance of "we're sorry, we'll fix it, you just deal with it". This can not be passed off as a "routine maintenance issue that happens in an older building". This is a STRUCTURAL problem of some sort that is causing reoccurring leaks and a lot of inconvenience and stress. I pay $90/day to live here and 49 of those to date, have been spent worrying about water intrusion, being exposed to mold, looking at unsightly holes in my ceiling and interruptions to my work day. Do you really think that's fair when all the while I'm paying rent in full and on time? Compensation for even ONE day would have shown at least a goodwill gesture. There are things you could offer that wouldn't cost a dime , but just the flat "no we don't offer compensation of any kind", is insulting and off putting. Yes there was an immediate response to the water intrusion and a hole immediately cut in my ceiling as an attempt to identify the cause each time. The first leak took over 3 weeks to repair , and the second 4 weeks to repair. So not exactly an immediate RESOLUTION.Then the repairs were finally scheduled..... . Without the use of a bathroom, or a quiet work environment, it would have been impossible to remain in my apartment during the construction - therefore I requested it be done on a day when I would be away all day 8am-5pm. After being away for NINE hours, I returned at 5pm to a full construction project still in progress - dust, sanding, paint, drop cloths, etc. I also returned to find that the painter had turned my thermostat up to 80 DEGREES saying "it helps things dry faster". He was not authorized to touch anything in my apartment and was completely unsupervised. Again, another instance of paying for an apartment that was not habitable, private, or safe. And to set the record straight, The ONLY offer made to me (AFTER I requested that some type of compensation be made) was via email ..... and it read.... "there is the option to transfer if that is something you would like to explore. I cannot promise that there will not be issues in a new apartment but that option is available. "Is that really a good option? I didn't think so. My rent has now been INCREASED with no promise whatsoever that this will not happen again. But I will tell you if it does, I will take further actions and compensation will be required.
