    My rental Property was leased from the company on Oct. 22nd, 2022. The company entered into a contract stating that they would follow the laws of renting property in ***** as laid out in the ***** Property Code. My Landlord has not made any good faith efforts to help locate another tenant to take over my lease. Instead of fulfilling their obligation to make an honest attempt to locate another tenant,they are using my obligation to pay the rent as several months of free advertisement time while trying to price ***** any long-shot potential tenants.

    "What can't the landlord do?
    After you perform any protected action, such as asking for repairs, ***** Property Code ****** kicks in. This statute protects you for six months. During these six months, there is a presumption that the landlord cannot do any of the following: 

    Evict you.
    Deny you use of the premises. (Violated)
    Decrease any services to you. (Violated)
    Increase your rent. (Violated)
    End your lease.
    Interfere with any other rights you may have under the lease.
    Presumption: The "presumption" means that a court will assume the law prohibits the landlord from taking these actions unless the landlord shows otherwise."

    The tenant who is raising the complaint signed a lease with us and he want to break the lease in the middle of the lease. We offered him that he can sublease the property to a qualified tenant and we will keep the rent same until the original lease term but the owner want to raise the rent after that because the property tax went up by 45% in ********** county. We are following the instruction of the owner

    I am rejecting this response because: The landlord has a responsibility to help mitigate the financial harm done to the tenant by making an *Honest* attempt to find a new replacement tenant. It's been a month and the landlord STILL hasn't listed the property at the current agreed upon month-to-month rental price. Instead he continues to utilize my contractual obligation to continue paying the monthly rent and taking advantage of the situation so that he can continue to give himself extra "Free" lease advertising time for his own benefit rather than honoring the Landlord Laws laid out in *****.

    We are following the instruction from the owner and because we are only an agent representing the owner, we cannot take any decision by ourselves.

    You can try to find a sublease for the remaining months by yourself or through another agent and we will let you go.

    I am also attaching a screen shot of the lease terms.

    I am rejecting this response because: We are actively working towards an agreement between both parties but we have not finalized this just yet and I do not want the complaint to be resolved until that agreement is finalized and signed by all parties involved.
