    My daughter lived in an apartment here for 45 days after taking over a lease this summer into fall/spring. Within 45 days we paid $105 in "application fees", a $250 "community fee", $2235 in "rent", a $715 "lease termination fee", and now owe $250 in "cleaning fees". My daughter was forced to move out and find someone to take over her lease for the fall/spring year because the management would not help her with significant issues in her apartment. The biggest issue was that her underage roommate was constantly having parties where alcohol and drugs were present. This made my daughter, who is also underage and does not participate in this activity, very uncomfortable. Within the lease, there is very clear wording that any illegal activity is a direct violation of the lease and is grounds for termination. Because my daughter's roommate was a "friend" of some of the management, she was not held accountable for any of her actions. Someone in the office to my daughter's roommate about the "confidential" conversations we had with them, which in turn caused a hostile environment. When we went to pick up my daughter and her things from her room, she called the police! It was a disaster and could have been completely avoided. I am so disgusted with the fact that this complex claims to be so great for students but takes extreme advantage of them. We will never recommend anyone to lease from here.

    We are writing to address the concerns you raised in your complaint about your daughter's experience at our apartment community. We understand your worries and would like to provide clarification on the issues you've mentioned. You mentioned charges related to the screening process. When applying, there is a screening fee of $35 per person added to the lease. In your case, this fee amounted to $105 for the resident screening and two guarantors you added to the account. Each lease term includes a $250 community fee. This fee is clearly explained and listed on the lease for review before signing. You were responsible for rent from May 1st to July 24th, which amounts to three rental installments. Since you wished to terminate your lease term early, you completed our Assignment of Lease process and paid an Assignment of Lease fee equal to one month of rent. The final charges included costs for damages found at move-out and cleaning of the common area carpet, as required by the lease agreement. Photos explaining these charges were provided. Regarding roommate confrontations and illegal activity, we advise our residents to contact the proper authorities first when this is happening, as they are best equipped to address such situations. Our management team can then use these reports to issue Lease Violations. If a unit inspection doesn't reveal any violations, we cannot take further action which was the case. We assure you that we treat all concerns and violations equally and fairly. Our company follows a strict confidentiality policy, and any violations of this policy by employees are promptly addressed. If concerns are raised by roommates, we do address them, which may involve difficult conversations. Our management team is happy to offer roommate mediation to help resolve such issues or any future ones. Once we were made aware of your desire to terminate your lease early due to roommate frustration, our team assisted in finding an applicant to take over the remainder of your term.     It really doesn’t matter how you “justify” and “explain” it. Y’all are taking advantage of kids. Plain and simple. We were not asked to take our complaints to the proper authorities until we were being harassed by the ex-roommate. Nothing was ever done about the problem, instead my kid had to move out and the problem got to stay. We’re over your explanations and ** at this point. I just want to warn others.
