I had rented a house in Isle of Palms back in August of 2023 for July 2023. Unfortunately we had to cancel because my daughter was getting induced (having a baby) during that week and it was my first grandchild and my friend’s mom had just been put into hospice and we did not know when she would pass. I called John Beall from Carroll Realty up and explained the situation. He told me that he would give me full reimbursement if he could rent the house at the same price. Apparently someone from Vrbo called him and offered him a reduced rate which he accepted. However, he still had a month left until the actual booking and it was prime time in July so I don’t understand why he accepted the reduced rate. Probably because he knew he could charge us for the difference. Anyway, at that point he then told us in writing that he would only reimburse us 75% which would be $4676. He had only sent us $2200 at that point and so when we inquired about the remaining balance, this is what he wrote “Airbnb is withholding $4,644.00 of your payment. Of which $2,594.00 is due to the property owner. The remainder is Airbnb booking fees + the 14% Accommodations tax they are keeping regardless if you stay or not according to their policy. You can mail a check to Beall Investments for $2,594.00 to 25 31st Avenue Isle of Palms, SC 29451. Upon receipt I will initiate the complete Airbnb refund for $4,644.00. I am very sorry for the confusion. They have a terrible policy and I am moving this property off this booking platform.”
Now I saw an Airbnb policy that the host is never to request more money outside of the website and so I reported him to Airbnb. After going back-and-forth with Airbnb for many hours via phone calls and chats, they told me that my only recourse was to go to the host for the money. We reached back out to him, and now he is only promising us 50% reimbursement. We have been cheated out of about $1000. This is inexcusable and very unprofessional.

We reserved a room for two nights for two adults on the Isle of Palms, SC, through Carroll Realty, Inc. Contract was signed and amount was paid in full for the two night stay. The realty company promptly contacted us and asked for a copy of my driver's license, which I sent the same day. Everything was going smoothly up front. Later that day, the representative from Carroll Realty, Martin Pressley, asked if we could shift our two night stay by coming one night earlier, or one night later.
I responded that this was not an option for us due to having already requested vacation from work and we had appointments that we can not miss on the other days and that we would like to keep the days that we initially reserved and paid in full. The The next day, I received an email asking for an additional $50, with the only description being "additional payment." I responded to Martin Pressley and asked him why we were being charged an additional $50. Martin's response via email, and I quote: "It was noted as a surcharge. (note from reviewer: NOT true, there was absolutely no mention anywhere of a surcharge) You booked in peak season. We will have to lower the rate on the two single night stays you created with your booking. Sorry, you said you had no flexibility when I asked about it. We are a Mom and Pop operation, surely you understand. One night stays are often harder to lease. We don't own. There's your reasons. If you don't want to pay the surcharge I'll refund your reservation. No problem." I responded that we absolutely did not understand, that we had agreed upon dates that were noted as being available at the property and agreed upon the price, entered into a contract and paid in full, and that it was bad business to come back the next day after the deal has already been made and ask for more money. This is price gouging and breach of contract! I responded that we would be notifying the BBB to report this. Our pymt. was refunded, but be warned.
