RUN!!!! this company is full of scammers who clearly are used to just milking insurance companies. Their quotes clearly state this is an accurate account of the work being preformed but when i pointed out dates from 2022 and the quantities of items not adding up i was told that was a mistake that they copy and paste from old jobs. When i requested an actual quote with actual information the price nearly doubled for many items but they "gave me a 10% discount" for their inaccurate quoting. The second quote i received for them was for electrical work. This quote also had items listed on it that were not needed such as cutting into my wall in two different places, repairing the dry wall and painting. Any licensed electrician knows you run a wire with a fish tape you do not need to cut into the wall. It is VERY CLEAR they are running scams. They are also NOT INSURED! when i request a COI i was provided an expired COI. when i requested a current one with the address where the work was being completed listed as the certificate holder i was told they no longer wanted to work with me. I think they just figured out I'm not a push over like their historic clients. I had the work they quoted requoted by another company and the quotes were thousands of dollars less.

Had someone come out to give me a quote. AT NO POINT did anyone inform me that there is a $250 "quote preparation fee". While I don't have a problem paying the fee, I was never informed that it existed. I never heard back from them about the estimate, only the invoice. I made sure to tell them that I will pay the invoice and to please delete my information. That is just bad business!!!

I would give zero stars if I could. This company came into my home and told me everything would be okay when we had water damage and swelling real hardwood floors. They ripped out my entire kitchen, stated they would cleanup water damage and mold using machines and chemicals that were safe. They ran the machines for a couple days but told the insurance company they ran them for longer. Never once did they come in and do any sort of cleanup with the chemicals we were told they would use for the mold! They filed for that with our insurance company and got paid directly to them. They then stated they had to receive approval from our insurance company to put our kitchen back together. It's been 4 months and we have no flooring, no sink, no counters, missing walls, open electrical/pvc pipes(literally hanging from our ceiling!!), our two toddlers 3 and 1 can't even roam their own home because of how our home has been left. At this point we have requested an itemized document for expenses on a very minimal kitchen redo with tile floors at the cheapest cost, we purchased our own granite, new dishwasher, and minimal amount of cabinets and an island....they refused to give us an itemized document with costs, continue to tell us they are LOSING MONEY, and demanded $20,000 UP FRONT before even touching our kitchen or bringing in any supplies. THEY HAVE DONE NOTHING and want $20K!! Because of their mistakes in handling and the process they told us but lied about and us having to wash our dishes in a bathtub for 4 months+.. they claim zero responsibility and everything has to be approved sentence by sentence and we were told they have RUSH CASES... in other words.. people paying cash and people we can make more money off of. While inside our home the woman told the man with her "We can make this amount up on another job." She was telling him they would just lie and push it through to makeup an amount they were losing!

We take all customer concerns seriously and are committed to providing the best service possible. However, it is important to clarify and address some inaccuracies related to this situation.

Our team worked diligently to assist with your restoration project, even discounting thousands of dollars from the estimate to help with a non-approved insurance claim. Throughout this process, we made every effort to communicate clearly about the limitations and challenges posed by the insurance coverage. We have detailed, time-stamped documentation of all interactions with you and your insurance carrier, who faced similar challenges during this process.

Regarding the specific concerns you've raised:

Work Timeline: The equipment was operated for the necessary duration according to industry standards, and this was documented accordingly. The assertion that we misrepresented the timeline to your insurance company is not accurate.

Use of Chemicals: The cleaning chemicals were applied following strict safety protocols, as discussed during the initial consultation and documented in the signed paperwork. If there was any misunderstanding regarding this process, we would have gladly clarified if brought to our attention earlier.

Project Delays: The delays in completing the project were largely due to awaiting necessary approvals and funding from your insurance carrier, which is a standard procedure in restoration work. We understand the inconvenience this caused, and we were eager to move forward, but it was essential to follow the insurance process to ensure proper coverage and avoid any unexpected out-of-pocket expenses for you.

Payment Request: Requesting payment before commencing further work is standard practice, especially for projects involving custom work or significant materials. This policy helps secure materials and schedule work efficiently.

We also need to address the behavior during our interactions. Our team, including field staff, office staff, and multiple project managers, including our COO, faced unprofessional language and conduct that made it challenging to maintain a positive working environment. We believe mutual respect is crucial for successful business dealings, and we regret that this standard was not upheld.

It's important to note that this project did not progress past the planning stage due to the lack of a signed payment schedule for repairs. No funds were exchanged specifically related to the repair work, and as such, we ultimately declined to move forward with the project under these circumstances.

We appreciate your understanding and are open to further discussion should you wish to resolve any remaining concerns.

This company is only interested in bilking the insurance company. They never once sought to find out how our water damage was caused. They tore out our bathroom and just put it back together.

    Good Afternoon

We are unaware of any current issues on the project.  Has there been another issue?

Actual repair was started 1.25.23 and completed 5.18.23.  The policy holder called back and stated they had the same or a similar issue 7.26.23.

We responded, inspected, determined it was a drain blockage, and paid the plumber to clear the line.  That blockage was from hair and debris, documented with photos. We also documented a text conversation with the policy holder confirming that the issue was resolved, 7.26.23, the same day as the reported issue.

The issue was the same source of loss from the original claim.  The policyholder is generally responsible for the source repair on an insurance claim. It could not be determined if the blockage was the original blockage that had not been repaired or a secondary blockage. We elected to absorb that cost for the policyholder, $325.00.  To be clear we paid for the blockage of the line to be cleared on the reported warranty issue as a courtesy to deliver excellent customer service.

We do have a 3 year workmanship warranty and will be happy to address any new issues related to the project that are related to workmanship.  Again if there is a secondary issue we will be happy to investigate.

    Thank you

It breaks our hearts that after 22 years in our home, where we raised our children, we may never get to live there again. It is all because we hired Rumsey Construction for the mitigation of the fire we had in October 2022. We had a recommendation from our insurance broker to use Rumsey. Rumsey was supposedly a good company trying to get established in our area and were not known for “Milking the insurance policies.” Well, I am here to tell you that is their practice. Homeowner beware, you become a pawn in the whole “lets see how much money we can get out of the insurance company.” It was even said that they sent a high invoice for negotiation with the insurance adjuster to get a higher pay out. If you read other complaints and reviews, this is their pattern. Rumsey was asked several times for an estimate of the mitigating cost on our home, but the response was they couldn’t give that amount. After two months of drying out our home with a diesel generator and dehumidifiers, an invoice of $168,821.92 for the mitigation work and a rebuild estimate of $292,655.70 was given to us. This totals up to $461,477.62! First, our home is not worth that much and second, we are only insured for $318,000.00 on dwelling. So,…. how does this make any sense?! We do not have the difference of $143,477.62. While speaking to Rumsey about this, they alluded that we should use the money from the recovery of our lost personal property to cover this difference. That isn’t RIGHT!
*A power pole should have been used, not a diesel generator.
*The hole in the roof should have been better covered beyond the original emergency tarping that continually let in rainwater. This was what they were drying for two months.
*The industry standard to dry out a home is THREE DAYS TO TEN DAYS AT THE MOST. We were told this by several reconstruction companies and insurance adjusters.
*We should have chosen a different local company.
Rumsey placed a Mechanics Lien on our home. We cannot rebuild

"It breaks our hearts that after 22 years in our home, where we raised our children, we may never get to live there again. Homeowner beware, you become a pawn in the whole “let's see how much money we can get out of the insurance company.” It was even said that they sent a high invoice for negotiation with the insurance adjuster to get a higher pay out."

    - We have submitted a detailed estimate package documenting all work performed to the property. As a business we have established pricing that is inline with our overhead burden and revenue goals. A price list was signed by the customer on 10/19/22. We have charged for the work completed and nothing else. If there are specific line items in dispute please list them, so we may be able to provide clarification on why that item was performed. Negotiating with insurance carriers can be a part of the process and is not unusual.

If you read other complaints and reviews, this is their pattern. Rumsey was asked several times for an estimate of the mitigating cost on our home, but the response was they couldn’t give that amount."

    - Per company policy and industry standard, the emergency services portion of work was completed before any estimates were provided. The customer acknowledged this by signing the services contract upfront without an estimate which included the pricing list. Emergency service work includes board up, demolition, cleaning, and drying. This type of work is difficult to estimate upfront due to unknown variables, such as degree of damage and equipment run times. Once the emergency service portion of work was completed a detailed estimate and documentation package was provided, along with the reconstruction estimate.

"After two months of drying out our home with a diesel generator and dehumidifiers, an invoice of $168,821.92 for the mitigation work and a rebuild estimate of $292,655.70 was given to us. This totals up to $461,477.62! First, our home is not worth that much and second, we are only insured for $318,000.00 on dwelling."

    - As the contractor it is not our responsibility to interpret policy, adequate coverages, or the appraisal value of the home. Homeowners should appraise property values and potential rebuild costs periodically to ensure the home is insured properly. Although our initial estimate totals were higher than the policy limits, we stated multiple times that our main priority was reconstructing the home. We stated that we would reduce costs in-order to complete the project, due to the low coverage amount. We received inadequate communication from the adjuster and the customer ultimately engaged legal counsel. We attempted to contact the customer's attorney and were instructed to stand by until contacted. We are still able to reduce the emergency services invoice in order for the home to be reconstructed within policy limits to appease the situation.

"So,…. how does this make any sense?! We do not have the difference of $143,477.62."

    - As previously stated we are still able to reduce the emergency services invoice in order for the home to be reconstructed within policy limits to appease the situation.

"While speaking to Rumsey about this, they alluded that we should use the money from the recovery of our lost personal property to cover this difference. That isn’t RIGHT!"

    - We do not engage in contents coverage or disbursements. We connect the dots and supply vendors to our customers. Our only involvement is for coordination purposes as the general contractor.

"*A power pole should have been used, not a diesel generator. *The hole in the roof should have been better covered beyond the original emergency tarping that continually let in rainwater. This was what they were drying for two months."

    - That is not an accurate statement. A temporary power pole does not have adequate amperage to power the required equipment needed to properly mitigate the structure. Fire mitigation is an emergency service and needs to be started immediately. The use of generators is standard practice across the industry. Emergency tarps are temporary solutions that are a part of the restoration process. Re-tarping is a frequent need in these situations. If storms and rain cause damage to permanent structures, it can also damage temporary roofs. We have invoiced for the work that was completed and have stated that we are able to reduce the invoice amount. We believe our invoice is accurate and encompasses all work completed on the property, however we are not unreasonable and are willing to work with you.

"The industry standard to dry out a home is THREE DAYS TO TEN DAYS AT THE MOST. We were told this by several reconstruction companies and insurance adjusters."

    - This statement is inaccurate. Drying times can vary depending on many variables. We follow the IICRC S500 standard of care for water damage restoration. There is no documentation on standard drying times from the IICRC.

"We should have chosen a different local company. Rumsey placed a Mechanics Lien on our home.

It's our company policy and industry standard to file a mechanics lien to protect ourselves as a company. This is outlined in the services contract that was signed along with the pricing list. This is a business practice and not a personal attack. Once an agreement has been made and the balance paid full, the mechanics lien will be removed. We cannot rebuild,"

    - As the contractor it is not our responsibility to interpret policy, adequate coverages, or the appraisal value of the home. It was our intention to complete the project in its entirety and we stated multiple times we would reduce the invoice for the emergency services portion. We are still willing to do so.
