    PART 1: i have sooo many thing to complain about and its the amount of issue and their frequency that have got me to this point of taking the time and energy to write a post about it:1) I have been a tenant at State College Collective aka ****** ***** since 2020, to date, 5 years. In these 5 years I have witness not upgrades or investment into the quality of the groups or property, there have literally been fallen dead trees and the siding of MY unit falling off YET I and now paying almost $300 more than when i fist moved in.2) speaking of how much more my rent has gone up, for my current lease term ( *********) they sent details of a promo for renewing tenants, to "renew by 'this' date to lock in your lower rent price of $680 a whopping $5 less than the lease at that time. Fast forward to new lease term Aug 2024 and I am surprised to see the rent on my ledger to say $740 dollars..surprise surprise that done slapped on $35 it being a furnished unit..furnished with at leat 10+ year old furniture and appliances, $25 for having hard floors (this is only 1 level, the steps, halls, and bedrooms are 10+ year old carpet, and $60 for utilities (with the years before I have the electricity bill in my names and split evening with the other randomly housed tenants and they gave no notice for renewing tenants about this transition). I expressed how as a tenant I consider this false advertisement, feel manipulated and lied to, and suggest that it more digestible and true if each of those items are on the ledger separately. I also pointed out that the section for breakdown of rent in the lease says 12 months of $680 installments and a required total of $8160 NOT 9600 (the sum of these additional month fees) . So as of today i have an item that reads $35 - furniture rental, another $60 for electricity, and $705 for rent that incompasses the hardfloor fee...NOT $680.i have must more to share but it will exceed to character limit so there will be at least a "Part 2"


    PART 2: 3) after 2 and half month to resolve the electricity bill in my name, they refused to refund the $60 to the other tenants since their names were no on the bill and i explained how (obviously) we split the bill as we are 3 random adults, putting in a position to pay those bills, over $300 without contribution from the tenants considering they paid $60 to the leasing office. 4) the drying craps out in december, this issue, which ended up leading to them having to relay wiring, was resolved just last week after 3 months. Throughout the three months of asking for updates and being told different things each time and having no accommodation/adjusted for rent or offered an alternative for washing clothes like a vacant unit or reimbursement for paying at laundromat. 5) LAST MINUTE EMAILED NOTICE: they have almost consistently send an email at most the morning of and as little as 40 minutes prior when it comes to staff entering the unit. An email was sent at 1:30pm March 3rd stating that "tomorrow March 4th starting at 9:30am until 5:50pm we will be doing full unit inspections" , considering none of us who live there are present between the hours of 9a and 5p I assume they did what they had to. Today, March 5th, they sent an email at 9:49 am saying maintenance is coming to inspect AND install locks to the bedrooms TODAY...meanwhile i sit here in my office typing this complaint. 6) actively incentive dishonest posts, on a regular basis there are raffles or give-aways and “community” events that all require you to leave a positive review on google in order to be considered for the prize. From bluetooth speakers, to air fryers and smart tvs, to gifts card, stanley cups and free food.

    Hi ***. It's unfortunate that we didn't have a chance to have a conversation regarding these issues. *** has invested a great deal of money over the past several years to improve the properties, and continues to invest money based the need and priority. In any given market, rent is going to increase 3-5% annually (based on increases with insurances, etc.). A $300 increase over a five year period is fairly in-line with these normal market increases. *** operates with a tiered leasing system. Renewing residents are offered the best rates if they renew early. Once apartments are marketed to the general public, these rates increase based on demand. Our residents are made aware of this and given ample communication that rates will increase. The $35 furniture premium is for rental of furniture and this is disclosed in the lease agreement. The flat rate utility fee is also disclosed in the lease agreement. This change in utility charges was communicated to all residents and only took effect during the new lease term - this wasn't a change made in the middle of a lease term. The lease mentions an upgrade fee, but you'll note that you aren't being charged a separate fee for upgrades. All new and renewing residents sign a new lease agreement, which discloses not only base rent but any additional fees that are recurring or one-time fees.
