Part 3 This company will also charge you for everything. They pay nothing out of pocket but are so cheap to fix things. You also have to pay for carpet cleaning when you move out which is ridiculous because standard cleaning should be on the landlord. Alright let's talk about how the people here do not like to tell the truth. Let's start with the lies about the A/C. Previous maintenance man knew he was leaving the company so he just spilled the beans and told me that my A/C needed to be replaced because it was leaking freon but the company was too cheap to replace it. Once he left, of course my a/c went out again so they had the rudest maintenance men come into my house and try to tell me that there wasn't a leak in my a/c. If there isn’t a leak why do you have to fill it with freon if it just got filled less than a month ago? This company thinks their tenants are dumb. They also went walking all around my house touching and grabbing things, which made me extremely uncomfortable. They finally hired a new maintenance man (Probably one of the only people I liked here) and he told me it needed to be replaced but the company is too cheap to replace it and other units were experiencing the same problems.Next lie, they claim they sent my check out on July 14th, 2022 it is now Aug 12, 2022 and I have yet to receive my deposit back. I requested proof that they mailed the check and still no reply from the corporate they claim. I ask for the direct number and email to corporate and they tell me they don't have it. They say it’s through a ticket system, of course I don't believe that. Before I moved out they made calls to corporate trying to see what they could do to get me to stay because I was a good tenant. How are you contacting corporate if you don't have their number or email? I won’t tell you everything I experienced here as this is way too long now. Part 2 Stephanie is extremely rude even the other property manager agrees. I believe her name is Brittney. She told me how people always complain to her about how rude Stephanie is and how she lacks people's skills and does not know how to talk to people. Better hope your A/C does not stop working because if it does, you will have to wait until 4 other unit’s a/c stop working just to get yours replaced. My A/C stopped working only a short time after I moved in. The only thing they did was refill it with freon. After the 3rd or 4th time it went out I went down to the leasing office and requested they replace it. Get this, the rude property manager told me, “well the summer is almost over anyway so you’ll just have to wait it out”. It was the beginning of August and we were still having 80 degree weather in early October. Fast forward to the next summer I requested that they replace it and it took them literally forever. Pretty sure they just recycle used A/Cs (I’ve heard previous maintenance men and tenants say this) They offered me a window a/c in the meantime…..they advertise these apartments as luxury apartments, what’s luxury about an a/c being in my window? Especially with the amount of money you pay this garbage company. Finally gave them my notice that I would be leaving. They said “ Are you really going to leave because the a/c doesn't work?” Yes, why would I stay at a place that factors in having central air conditioning in the rent and it does not work? Why would I stay in a place that is uncomfortable? Provided proof of all the times they had to come “fix” the a/c .The gym is laughable. Half of the equipment does not work properly. The treadmill speed only goes up to four. Previous maintenance man told me they bought all the equipment used. I'm not surprised.Review fromJennifer S

Part 1 READ BEFORE YOU EVEN CONSIDER JUST LOOKING AT PICTURES AT OF THIS PLACE. THIS IS LONG BUT IT’S A MUST READ. I WANT TO SPARE YOU THE NIGHTMARE. Please do your research on Morgan Properties before ever renting out any of their properties. If you look up reviews at different apartment rentals under Morgan properties they all share the same common theme. This place also has an F- on BBB, probably won’t be accredited for much longer. Even look up some of the reviews of what it’s like to work here , they all say the same thing at each property. I also don't have my deposit back from this place even though it’s been over 30 days but I will talk about that later in the review. Don't believe the positive reviews, they are probably from people that just moved in and haven't really experienced the terrible customer service this place has I'll start with the pros: Family friendly Diverse community They upkeep the outside of the apartment pretty well. Cons: Parking is terrible….if you don't want to pay for a parking spot, be prepared for the possibility of not having a place to park your car when you come home. The lock to the main door was broken for about 3 months and propped open with a rock, anybody could have walked in and management didn’t care. The walls are paper thin. During my time here I heard literally everything. I heard people talking down the hall from me. Whenever someone would leave out through the main door that takes you to the staircase, the glass in my apartment would shake. The paint on the walls is extremely cheap. Anything will literally leave a mark. If you try to clean the walls the paint will just come off because that's how cheap it is. I also suggest that you don't put your rent on autopay. There was always extra charges on there that I had to go get taken off. They claim it system error but probably another way to get over on their tenantsMorgan Properties

I have received my rental renewal and my rent went up $900.00. My rent is usually $1425/month. I called my rental office and she said that the rent went up 3% and that is not 3 percent! I have lived here for three years and this is unacceptable. The office couldn't give me an exact answer why the rent went up she said I dont have anything to do with the pricing and forcing me to renew my lease.. I started out trying to rent an apartment at Manchester at Wesleyan in Macon GA. This was in May. I was told I could move in in June. I never heard from them again except to say I needed renters insurance. In the beginning I called and no one ever answered the phone. The call would go to a call center and they would give me the number I'd already called. I went to the office on several occasions. Each time I was told they were working to get an apartment ready. Then I received the welcome letter with move in August 1st as the move in date and charges for moving in. I received a call stating that the date was changed to 8/3 because the apartment needed to be painted. I didn't hear anything else. On the 3rd I went to move in and had rented a uhaul. When I got to the apartment I was told it was not ready. Terrible customer service all around. I am sorry to say I would not recommend anyone to try and live there. I could add a lot more but I will leave it at that.Morgan Properties

This company is telling tenants they have to remove their own washer and dryers so they can put in their own. For one property, they are telling tenants that if they don't remove their washer and dryer by the time their lease is up they will remove them. For the 2nd property, they told tenants to remove their washer and dryer due to them putting in a coin op laundry on the property. If the tenants decide to keep their own washer and dryer, they will be charged $50/month. People moved into these apts because they advertise washer and dryer connections. They are also charging extra fees for utilities and evicting people for not paying those extra fees. They have been sued in multiple states for charging tenants illegal fees. They are now in Macon, GA doing the same things they've been sued for in other states. If you don't have an Amazon account, beware, your non-amazon packages will be put in the Amazon hub lockers and you can't get your package unless you sign up with Amazon. I'm not sure why USPS is putting non-Amazon packages in an Amazon hub locker.Morgan Properties

I spoke to a representative yesterday about the Marylander. I wanted a studio or one bedroom for a two month lease. I live nearby and needed to be out of my house while some major work is done. I was told apartments were available. I was invited to an appointment at 4 today. When I arrived I was told nothing is available until August. He said there were applications today and the apartments were rented on the spot. I didn't make a scene because he is just a flunky. He said he appreciated my attitude, but it's "all about the money." This means, of course, that plenty of people make scenes. I highly suggest AVOIDING THIS PROPERTY MANAGEMENT COMPANY AT AL COST. You are up-charged for so many unreasonable thing. Example: we were forced to pay our rent online and no longer at stores / through check and we get charged a convenient fee that is almost the same price as rent. I am paying so much for a 2 bd rm with no upgrades / old cabinets etc. I have been complaining about mold for the last 2 years and they have pretty much told me to seek a mold resolutions MYSELF. Did not reimbursement for anything damaged. Just recently, I had them look at my HVAC system due to reoccurring issues with the air. I was advised they would be back in the morning to fix. I came home and there was no indication they were here. I called back and asked if they came by to fix whatever they needed because I do not want to keep my dog in the crate because they are prolonging a resolution. During this conversation the MAINTENANCE WORKER stated during his visit he gave my dog treats! WITHOUT MY PERMISSION. I am afraid for my safety because things were touched without my consent including feeding my dog when she just recently got out the vet because she was throwing up blood. I NEED TO SPEAK WITH SOMEONE ASAP. Not to mention; I had a racist experience during my Pool visit last year.Morgan Properties
