    Hired RPMS to manage 8 rental properties and it went from bad to worse, worse to catastrophic. Vacancies skyrocket, fees are a cash grab and the phone tree system is for sure to disappoint you.This company gives all property management teams a bad name. Do not walk away from RPMS, RUN ******* RUN!**********

    ****, We responded to your ****** Review stating similar things. I have reviewed everything that has taken place on your account, along with all correspondence and had a few meetings with my team to discuss this and understand what happened. Based on what I see in our notes, correspondence with you and the tenants, as well as a summary of work order history, I see no dangerous or habitability concerns that were not addressed in a timely manner.


    All advertising and rental adjustments made are in line with the direction you provided to our team. I even see where our team went above and beyond our standard procedures to help get you units rented faster. I see that my team did everything you asked of them. I do see some areas where we could have been better, but I see that my team made every one of those situations right with you.


    I am sorry you feel this strongly about your experience with us. Although we are not perfect, I see that our team provided an adequate level of service per your agreement with us. We wish you the best in your future endeavors.

    I highly recommend avoiding any dealings with RPM at all costs. I've lived on a property they "manage" for 3 years and it's become increasingly awful. Maintenance is ridiculously slow (even for *** accommodations)- 7 weeks and counting for dishwasher repair this time- last time it was 6 weeks, first time it was 4 weeks. They cycle through staff at an incredible rate so we've had no property manager for the last year. They don't know the property or layout, continue to list the property with amenities we do not and have never had, and have shown zero interest in actually maintaining the property. I've received 3 water shut off notices over the years for the entire property because RPM had failed to pay it. They failed a city inspection recently and didn't even have a staff member onsite for the inspection as the city inspector instructed. Structural issues, community yard maintenance, pest, and tenants calls/emails are ignored entirely. It doesn't matter how nice the property looks when you tour it, it's not worth the headaches.

    I have been a tenant in an RPMS managed stand alone house for 3 years. When the company want entrance to conduct quarterly inspections they expect timely compliance. When I submit a work order for fallen down bathroom tile they allowed property owners 2 months to find cheapest contractor, and have provided zero communication 2 weeks into a yet unfinished shower tile did that was estimated at 4 days. Poor communication and poor treatment of alway rent paid on time tenant. As much as Id prefer not to I guess time to look for a new home to rent. Dont waste your time working with this organization either as a property owner or tenant.
