    DO NOT PLAN TO RECEIVE YOUR SECURITY DEPOSIT BACK IF YOU RENT WITH JENNINGS GROUP. DO NOT PLAN TO BE TREATED FAIRLY. DO PLAN FOR THEM TO BE KIND INITIALLY, ATTENTIVE AND RESPONSIVE IN THE BEGINNING AND WATCH THEM STAB YOU REPEATEDLY ON YOUR WAY OUT THE DOOR AFTER YOU THEY TRY TO RAISE YOUR RENT by 30% in 2 years and you then give them 30 days notice that you are moving on.Summary of my experience:After having a mostly positive experience as a tenant, I'm disappointed to say that things took a turn for the worse when I decided to give my 30-day notice and move out. I left the place in immaculate condition arguably even better than when I first moved in, yet they hit me with unjustified hauling fees and charges for services they never performed or couldn't have possibly done, stated there were cracked blinds, an odor, all a bunch of bs. The unit was completely cleared of dirt, clutter, and personal belongings, nothing left in dumpster. Despite this, out of my $1,200 security deposit, I only received $59 back. They can take that check and shove it.They have been scamming people with a smile for years, there's a reason company's who previously contracted them fired them. The slummiest of slumlords and it's time to put a stop to all this. DO NOT CASH ANY CHECK THEY GIVE YOU. DO NOT LET THE POSITIVE REVIEWS OF CURRENT RESIDENTS FOOL YOU, I WAS ONE OF THOSE HAPPY TENANTS UNTIL IT CAME TIME TO GET MY SECURITY DEPOSIT RETURNED.

    On 2/5/25 the Final-Security-Deposit-Accounting with the final refund balance of the Security Deposit was sent to the tenant for a total refund of $545.12. On 1/24/25 an Estimate-Security-Deposit-Accounting with a partial deposit refund was sent to the tenant within the 31-days as required by law.

    -$409.88 Painting Invoice #***** included grease removal in kitchen prior to painting. Billed at only 75% for 11 month tenancy 
    -$105.00 Carpet Cleaning Invoice #2-226894 included odor treatment
    -$140 Cleaning Invoice #**** Move-out cleaning of unit included one hour free at $35.00 
    -$0 Hauling Invoice - no charge
    -$0 Turnover Maintenance no charge
    -$0 Blind Repair no charge
    Total Charges to Deposit: $654.88  

    Total Refund to Tenant: $545.12

    Photographs of the unit at move-out are on file for the charges to security deposit and have been sent to the tenant.

    On 1/24/25 an Estimate-Security-Deposit-Accounting was sent to the tenant within the 31-days as required by law. When we have not received all the invoices from vendors for the unit turnover charges, when a Security-Deposit-Accounting is due, as standard we send out an estimate of the charges with a partial security deposit refund check. This estimate letter states As required by Oregon Landlord-Tenant Law, we are sending this Deposit Accounting letter within 31-days of your move-out. We are still waiting on final invoices from our vendors, therefore some of the charges below are listed as Estimated Charges"; which are subject to Change. Once we receive all invoices,we will send a Final Deposit Accounting with accurate charges

    We understand the Estimateprocess can be confusing initially. Now that the tenant has received her final security deposit refund and the Final-Security-Deposit-Accounting statement we hope the tenant has a better understanding of the process and feels reassured in her positive experience with our company.

    Jennings Property Management is AWFUL!! They treat their tenants like garbage. They lie. They bully. They overcharge. They let their properties go to h*** Nothing good to say about them. I had to select a 1 star review. I'd give Jennings -10 stars if I could.DO NOT RENT FROM THEM!
