    Renters beware. You will not get all your deposit back, if you get any back at all. We paid for landscaping and we did a detailed cleaning including cleaning of base boards, window ***** and blinds and paid for carpet cleaning. Vicki initially withheld over $500 for cleaning, but we had pictures of the work we did and she refunded the money. She claimed we didnt weed because she was comparing pictures from February to pictures from the end of May. She claimed the cost of the weeding was over $500. Not to mention, she didnt even get to the yard work until two weeks after we had moved, during which time there had been a lot rain and storms. So if you want to work with her, make sure you actually read the lease. Take lots of your own photos of every little existing damage and dirty condition of the rental inside and out. Submit and keep all those photos within 15 days. Keep all emails to and from her. Insist on a walk through before move out so she can tell you what supposedly still needs to be done. Then take detailed pictures inside and out of how you left the rental. If she refuses the walk through, and says its not needed, that means she plans to keep some of your deposit or even charge you money. Even after all that, she will likely still keep some of your money, especially by price gouging goods and services, even for things that are normal and customary. In regards to tenants, Vicki should get an F rating on the BBB. Her office manager was very different, I wish Vicki was more like her. One good thing she did was let us rent month by month until our kids finished school for the year.

    August 26, 2024 Regarding the REVIEW sent by ******************************* on August 23th, 2024, my response is as follows:After tenant ******** vacated the property an inspection was made on June 2, 2024 and pictures taken for our archives. We do not do walk through inspections with the tenant after move out as we send an email detailing what needs to be done.On June 26th we responded with a final accounting was made charging ******** for house cleaning ($510.83) and landscape cleanup($500.00) for total expenses of $1,010.83. All the expenses were approved by the Landlord.After withholding the $1,010.83 from the $1,650.00 security deposit, we sent a refund check of $639.17.*********************** asked for a review of the expense charges which we did and the Landlord agreed to refund the house cleaning charge of $510.83.*********************** further disputed the landscape cleanup of $500 which the Landlord, after reviewing the pictures on the move out determined, in their opinion, the landscape required cleanup and did not agree to refund the $500.00.All decisions regarding refund of deposits are made by the Landlord, not Vicki Berg Property Manager, Inc.Vicki ****

    I have leased from Vicki Berg Property Manager, Inc. a couple of times and Vicki has always taken care of us. Vicki and her team are very professional and go above and beyond to help find you and your family the perfect home. She is always quick to respond to any email or phone call and address any problems that you might have. It doesn't matter what the issue is she will get it taken care of. My husband and I were moving into one of Vicki's properties the day before Thanksgiving and of course, moving is never fun and if something is going to happen it will happen at the most inopportune moments. We noticed a leak in the kitchen at the icemaker hookup preventing us from moving our refrigerator in. I called Vicki and she said she was on it. I was impressed when she called me back a few minutes later and said that she had contacted the plumbers and they would be over in an hour or so to fix the problem. She followed up with me before leaving to share Thanksgiving with her family to make sure the problem was fixed and that we didn't need anything else. My experience with Vicki Berg Property Manager, Inc. has always been a good one and I can't say enough good things about Vicki and her team.
