    The purchase price for the home located as described above is to be sold by ****/Asher to *** **** by warranty deed without exception for the purchase price of $220,000. ****/Asher has repeatedly and without justification tried to convince Ms. **** that for unknown reasons the purchase price is $268,000. This is an anticipatory repudiation of the entire contract, creating significant and complicated legal problems that must be addressed and resolved prior to closing. The purchase price shall remain at $220,000. There are no exceptions to this. The contract absolutely does not permit **** to arbitrarily raise the contract price.

    According to its statements ****/Asher is currently in breach of and should cure. *** **** could take judgment and obtain the property by specific performance while seeking payment for all physical and emotional injuries occasioned upon her by ****/Asher. She prefers that the parties continue with proper and accurate performance of the agreed contract rather than engage in litigation. Please note that ****/Asher shall be responsible for the payment of all contract and personal injury damages as well as pre- and post- attorneys' fees allowed under Oklahoma law should *** take judgment whether in mediation or district court.

    ****/Asher has rights under the contract to cure. It should within the amount of time specified in the contract cure all failure and stop violating the implied covenant of good-faith and fair-dealing.

    There was never a contract signed by *** **** for $220,000. We would be happy to provide the original contract that *** signed and dated for the original purchase price that was not for $220,000.00, it was a higher number than that. We would also be more than willing to provide all documentation/conversations/signatures and approval from *** **** in regards to her updated sales price. Thank you!
