I currently have drug dealers living beside me. There are constant drugs deals and they smoke in the apartment. My entire apartment smell of smoke every day and the management company does nothing about it.They charged me $75 for a water leak and they deemed it my fault and it wasnt. They will charge you for extra water fees that should have been applied months prior.I was without hot water for over 2 days without any updates or communication until I made a public complaint.I have a leaking roof, the foundation is showing in two spots in my apartment, a leaky window, and numerous issues in my apartment that have not been fixed. They will show up without notice or schedule a week to come and never show up.I would NEVER rent from this company again. Stay clear from any of their properties.Stratagem Management, LLC

If you're looking for a rental company with great communication and customer service... look elsewhere. I lived in ******************* for a little over 25 years. It changed hands a couple of times while I was there, and when they took over, I saw it go downhill quite fast. The grounds suffered, the parking lot is now atrocious, and the hallways were rarely cleaned. Any time I tried to contact them, it took forever (multiple calls and e-mails) to get any response (on top of which, the manager in charge of ******************* is particularly unpleasant and unhelpful). They also have incredibly terrible internal communication; messages were never passed along, and if I talked to more than one person, I had to repeat everything all over again. I finally moved out this year (on a side note, after I informed them I was leaving, I got a message from them telling me they weren't going to renew my lease in my current apartment, and would I like to look at other apartments in the complex - just one example of their abysmal communication skills) and couldn't be happier to be rid of them. The parting shot from them was charging me $95 for "cleaning fees" when I moved out, and not being able to tell me exactly what they were for (to them, apparently, "$95 - cleaning fees" is an itemized list). They did send me photos of a dirty oven (which I assumed was going to be replaced anyway, as they are renovating the apartment and the timer was broken (which I had also reported, but never got fixed), a slightly stained wall (which they would paint anyway), a mildewy shower (which was due to poor grouting, which I also had reported before - and which would be replaced with the renovations), and a hole from a s**** that was left over when they replaced the smoke detector. Granted, they were perfectly within their rights to charge me for some of those things; however, it was a really ***** thing to do to a problem-free tenant of 25 years. IF YOU HAVE ANY DOUBTS THAT THIS COMPANY IS UNPROFESSIONAL, then why are all the reviews on the BBB 1 star!This company is a typical OSU Campus area underproforming property management company. They are not friendly, their apartments are very very old and they blame tenants for maintenance issues that they refuse to fix at the expense of tenants safety. They are not a quality company, they are cheapskates who harass, threaten and bully residence that have less than 90 days left on their lease. They need to have their real estate license removed! I have pictures of the BLACK mold inside window A/C units. I have heard rumors that the male employees regularly sexual harass potential female tenants if that female visits properties alone I hope this is not true, but everything else about Stragagem Management is unsavory, so I tend to lean into the belief that they do harass potential clients. My experience has been dealing with a bunch of lying and unprofessional employees who do not return calls or texts (their business card for employee ***** ****** has a TEXT ONLY phone number that she never returns messages to). Low quality living space that new paint and spackle is cosmetic covering up years and years of real issues that when you call I. To ask to be fixed, they blame the tenant and charge them for repair. Please save yourself headaches and do not rent or lease from Stratagem, utopia will thank me later!!!Review fromAshlaye M

I rented a townhouse apartment with Stratagem from 7/2022 to 6/2024. The unit was recently remodeled and didn't have many issues during my stay (minus the flooding that occurred in the front yard after heavy rains due to sewer blockage, damage to the utility closet again due to heavy rain, and a large tree falling on the roof this past October, which took mgmt. two months to remove). However, my lease was set to expire 6/25/24 and I was fortunate to find a home in time. I provided move out notice to ******************, the new leasing manager, by email 5/6/24 and I also entered the notice formally through the resident portal 5/12/24 with the appropriate forwarding information. I cleaned the unit, returned all keys and remote to the lockbox on 6/24/24. To date, I have not received return of my $1,350 security deposit nor an explanation as to why it has not been returned, which is in violation of state law. I have photos of the condition of the apt when I moved out along with my initial move-in condition document, copies of my lease, as well as emails attempting to follow up for the deposit. It's unfortunate, but not unexpected as I rarely heard from mgmt. and now I continue to reach out to them with no response.Ashlaye M

Issue rectified in August 2024 -- shortly after sending certified letter stating I would take legal action, management contacted me by phone and told me I could come pick up the check. Received security deposit minus final water bill. Would not recommend based on experience.Review fromJason F

I honestly wish they'd have never bought this complex. It used to be a great affordable place to rent... they've ruined that. Rent was increased more than 50% directly after buying the property. Fees that weren't charged prior are now being charged. My $955 per month in 2021 is now nearly $1400 after fees. There are no new amenities so what is the additional money covering? Water used to me included in rent and that was changed under stratagem along with pet fees which the previous owner was against and didn't charge. I have had a maintenence issue ongoing since they purchased and that has never been fixed. I have not had use of my glass door during even a slight rain for entirely too long now. Even worse they don't understand rental laws and will try to strong arm you for fees.... which there are plenty. Phone calls and emails go unanswered and false fees are placed into each month's rent in hopes you don't notice. Communication is non existent and I've had to place maintenence requests just to contact the office.
It took 3 emails just to get a copy of my lease in order to make this complaint. They are the slumlords you read about in the paper but have never witnessed personally until they buy the property you've been At for 5 years and destroy any resemblance of a home. I can't move fast enough honestly. The last and most important issue is that if you pay rent after hours on a Friday and they cannot input it until Monday they will consider it late. For this I've sought legal assistance as not only is that incorrect and not at all what the lease says, but illigal under current ohio law.Review fromRamone J

I truly wish I could give them no stars because my experience at Trolley Park since moving in June 2022 has completely made me rethink and look at rental properties and offices different. In a way I am wiser from the experience but please learn from my mistakes and DO NOT allow yourself to fall victim to the same tactics I did. The first red flag was the fact the leasing office is not on location. It adds a sense of disconnect from the leasing manager to the leaser, but I know this isn't completely uncommon so decided to go along with it because I was impressed by the initial walkthrough. The place is a shell and that's it, the marble countertops, wooden floors and "updated" appliances gives the impression that it's nice and well upkept but this is the farthest from the truth. After e-signing the lease, we had no correspondence from our leasing agent until the day of move in telling us what time we would be allowed to move into our new place and finally providing us with a key code and the ability to pay rent. Upon move in our shower would not drain which led us to have to pull out clumps of hair and dirt left from the previous tenant or "cleaning" crew. After a closer look at the carpet and shampooing it it was evident it was not cleaned for a new move in. Then there is the parking situation and break ins. You are required to pay a $25 parking fee each month for a parking pass to park on the apartment’s grounds, if not you must try your luck with a street spot. Also over the last 10 months there has been a total of at least 6 cars that were broken into that I know of, not in the surrounding area or down the street but of the actual residents living at trolley park which only consists of a total of 16 2br units.Review fromJames T

Members of Stratagem Mgmt boast online about methods of profit off of renters such as the BRRRR (Buy, rehab, rent, repeat) where renters are systemically treated as nothing more than a profit point. They will dehumanize you long-term after showing smiling faces before you sign on to the lease, half of the outlets in this unit don't even work including the kitchen fan but I refrain from reporting because they will add fees whenever possible. Lease templates are lazy, they don't even remove mentionings of "student" etc., the moment you put a magnifying glass over this company and you'll start to see the frayed seams of a "stable" organization. Do not trust them.
The other reviews I've seen on here seem fairly apt, I choose to not disclose some particulars due to liklihood of retailiation which has already been experienced. Please think for your own safety and heed warnings here.Review fromVan M

My girlfriend and I rented from them this past year. ******* showed us the place and chose to leave out all the issues the place was having...Basement leaks a lot and causes mold to grow everywhere, under the sink was not sealed and we had a horrible mice problem, the A/C and furnace are outdated and barely work, the wooden floors are rotting in certain areas of the home (very dangerous), the washer/dryer would soil and ruin our clothes and plenty of other little things. We submitted maintenance requests and they would send over someone who was not certified or had any clue what they were doing. They would just put bandaids on everything and not actually fix it. The owners of this company and the staff treated us very poorly and they made up BS charges, so we only got part of our security deposit back. They have continued to ignore my responses for the most part. They sent us pictures of hooks that were already in the ceiling when we moved in and are charging us for that. They are also charging us because we left two glade scent plug ins in the outlets. Very clear that all they care about is getting paid their money and moving on to the next person. I will never rent from them again.
