      Paid $17,000 for trash work. My washer and dryer are more than a foot off the wall because of the 60-110 degree angle around the whole perimeter of my basement. After asking why I still had water coming up and cracks everywhere, they came and botched a different concrete to "fix" it. Woman beware Frank's will patronize and mansplain their crap work and refuse to fix it and then tell you they're going to charge you $125 visit to assess the problems. Worst company ever. Do not make the same mistake I did.

      I can't tell you how helpful and honest Ray and Jamie from Frank's were regarding a vertical crack in my basement. Everything they advised and did were thoroughly explained, with a fair price for the work. They did a beautiful job and it was scheduled promptly. Will use them again if I ever need work done.

      back in around november '22 franks encapsulated my crawl space and installed a sump pump system. $10k for that and then i upgraded to their insulation, dehumidifer and added battery backup sumps to my main and crawlspace for a total of about $15k. I was told they would grade it to move the water to the sump pump. However, the crawl space still gets water (cant stop that) but it just fills up under the mat and just sits there. does not get directed to the sump. essentially the only water the sump will discharge is whatever the dehumidifier puts in it. about a month later, crawl sump was continuously running (filled up with water from dehumidifier) for days before i noticed. also found the discharge pipe was not glued together and just came apart. they came out and fixed the pump (stuck valve or something on the pump) and claimed to fix the discharge pipe. well, last night 02/23, i happen to notice water all on top of the matting down there, had to crawl through the water to find out the discharge pipe was never fixed and had come apart again. nothing is pitched towards the sump pump, so whatever water, from a broken plumbing pipe or disconnected discharge pipe, will never make it to the crock to set off the water alarm that it is equipped with to notify me of such a problem. i will be fixing the discharge myself, and i am sorry i chose this company. i called to voice my complaint, they stated someone would call me back, but its been hours and nothing, which is fine with me as i do not want them back in my house anyway. i am really no better now then i was before the project. i spent $15k to make it look pretty i guess. please everyone, do your homework and pricier doesn't always mean the best work!

      Last week, I had Foreman Eric R, Bryan and Collin come out to my residence in Niagara Falls, NY to complete a waterproof basement project--which turned out amazing (the damp feeling in the basement is completely gone and no more random puddles on the floor). This waterproof system was created on a prior date during the estimate phase by Frank N*** in which he used a computer program to design a specific system fitted precisely to your homes/basement needs. These waterproofing plans will be emailed to you attached to your contract when you commit. They do a great job keeping you in the loop of exactly what's going to be installed in your basement, your obligations and how they are going to do it. All their work comes with a lifetime warranty (25 yr transferable). From what I hear, this company has been in business for a while and honor their warranties. This is something to definitely consider when choosing a company because this specific expertise is kind of rare and other companies who may install something for your basement, may fail/close in the future and they will no longer be helping you under their warranty terms. I don't know about you, but I'd rather go with a company with a proven track record and one that's been in the business for a while. Yeah, you may be paying a little more--but I'm telling you from observing the quality of their work last week when my project was installed, that you're going to get what you pay for. The only ding I can give this company is that they are pricy, however, that price means things are done correctly, cleanly, properly and they stand by their warranty to back up their work. A house is not a cheap investment. Why should you cheap out on maintaining your houses worth? Frank's Basement Systems gets an A plus from me.       We had Frank's do a full perimeter basement drainage system with sump pump last week. I knew it would be noisy and messy but Anthony and his crew did a great job keeping the mess to a minimum. Our design specialist Joe J. was always available and very professional. Would definitely recommend this firm to anyone.
