    We also have had troubling experiences with MMT (******* **********) who managed a large portfolio of properties from Aug 2022 – Jul 2023. The following items were never addressed, despite raising them dozens of times. Poor communication – Outside of the first few weeks, communication has been horrible. MMT does not respond timely to e-mails or phone calls and when they do, they rarely address the issues brought up. Very concerning recordkeeping –Transactions are not logged timely and when they are, there was little detail behind it, especially for repairs. Upon changing management companies, there are also many thousands of dollars of rent that were paid by tenants that are unaccounted for in our MMT ledger. Not obtaining approval– Outside of 3 larger repairs, MMT did not obtain approval for any repairs they performed (repairs over $250 required approval), despite us requesting a repair list with estimated costs. Not remitting owner funds – We only received 4 distributions that totaled less than $20k (out of an expected $80k). These were also not received until May 2023 despite asking for all funds 6 months prior. Like others, Michael said the accounts were being “reconciled”, which was not the case. To date, we still have not received any additional funds owed or final accounting of our income and expenses. Lack of diligence – We had numerous issues and fines from the city for violations that were not corrected and repairs for C of O’s were not fully complete. Upon changing companies, they found immediate repairs needed that should have been brought up months earlier. We are still owed tens of thousands of dollars from MMT; however, the exact amounts are in question due to poor recordkeeping and findings by our new management company. The complaints and reviews here are not one-off issues. We have unfortunately lost a year of time and will have to spend hundreds of thousands of dollars cleaning things up from the year of awful management by MMT.

    Had a really bad experience with Michael and his team. He managed a 7-unit property for my partner and myself for about 2 years. We are out of state owners that put a lot of trust into Michael and his team. The biggest area that was extremely lacking for Michael and his team was around communication. We would call, text and email Michael, but many times we wouldn’t hear back from him for weeks or even months. Communication truly broke down when it came to tenants being placed in the vacant units, setting up automatic ACH transfers to our business account, questions/initiating the eviction process, getting tenants caught up on back rent, section 8 paperwork/process and acquiring tax documents or any other information about the property. When it came to tenant placement, usually we would get an email the day of mentioning that a tenant was placed into the unit or that a tenant just signed the lease. We never received any reports or information from Michael about due diligence done (background, credit, employment, past landlord references). Within a few months of a new tenant moving in, they were already behind on months of rent. The eviction/vacate to notice process was never initiated with these tenants as it seemed Mike was focused on other endeavors. We ran into an issue where it took Michael 3-4 months to make an ACH transfer of funds to our business account. This caused a delay in paying bills, taxes etc. We had reached out to Michael for updates daily for those 3 months. We felt he may have been stealing! Legal council suggested he may have been stealing as well. Unfortunately, we received minimal communication back from him. It wasn’t until we put in a complaint with the BCB about the situation that we got a response from Michael. We have proof of all communication exchanges and the lack of responses throughout our time working with Michael.

    We engaged the services of MMT property services (property manager being Michael twentyfive) for over a year. Throughout this time, we also worked with another property manager for 2 other properties. The contrast between the quality provided by these two different companies was night and day. MMT turned out to be a nightmare scenario. Michael was inexperienced, did not communicate well at all with us and was frequently the subject of complaints from our tenants (we found out later after terminating our partnership). Also, we highly suspected him of stealing from us, which was confirmed when we terminated our contract with him in favor of the other property manager who also could not account for several thousands of dollars having gone missing. In essence, Michael was diverting rent payments and just listing them as never having been received so forcing some tenants to pay twice over time. STAY AWAY FROM THIS MANAGEMENT COMPANY!!!
