    I have rented land in a mobile home community from Owner Bradley P******, managed by Imperial Properties. Matt D******* has been completely non-responsive to the needs of the residents, doesn't return calls or emails and seems non-existent. On October 31, 2023 a rent increase notice went out to all 65 homes. Increase calculations were not in agreement with current leases while other tenants received increases of 16+% monthly, approximately $165. The community is a 55+ housing community. Most residents are on social security expecting a 3.5% increase in 2024.
    The property is maintained poorly. Safety issues exist. Imperial Properties will not respond to any communication not participate in mediation as the law allows.

    Hi *******  We understand that rent increases are difficult, particularly in a time when the cost of everything else is also increasing as well. We do our best to respond to all inquiries within one business day.     Rent increases are difficult especially for seniors who are realizing a 3.4% social security increase while everything around them is increasing by 10+ %. My complaint with Imperial Properties is simply that no explanation and supporting evidence has been given to substantiate a 16.4% increase in park rent. I don't even have a key to my mailbox that they own and their solution is for me to hire a locksmith at $250.00 and pay for it myself. Imperial Properties' normal course of business over the past years has been to overcharge and under deliver to a 55+ community with an average age over 72 years old. I consider this balatent extortion for seniors and something must be done.
