    The original price for the house we wanted was listed at Marketplace and stated $1000.00. The CPM employee stated she remembered posting it, but upon signing the lease it was $1395.00. We were delayed moving in for a week, when we did move in the sewage in the shower was ankle deep, we called CPM but nobody came, when the plumber showed up two days later, he said tree roots in pipes and CPM refused to fix it. When we signed the lease, we told them we got paid once a month on the 10th and we knew we would have to pay late fees, at lease signing this was okay, but every month we also got eviction served, even though they knew and approved that we paid on the 10th and the late fee. When I broke my ankle and had surgery, was out of work for 3 months, they were the only company that would not work with me, the utilities, my phone everyone else worked with me, CPM didn't, would not provide any hardship help. I called several times to talk with manager, but NEVER received a call back. The fees they charged, it was impossible to get caught up. We had to go to food banks for food. March, they charged $865.00 late fees and April rent they are charging $1700.00 and added more fees??? Nobody has called us back to show us where all the fees are coming from, they just keep telling us when we come in or call the manager will call us. Now they don't even look at us when we come in.

    I do not think this company is very understandable. I was using a voucher to help pay my rent but I had to pay utilities on my own. The amount never added up to me. I requested for Tori I guess the supervisor to look into my account so I could be able to make payments online instead of having to come into the office to make payments on my utilities since I am legally blind and it's hard for me to get back and forth to the office. She never respect out soon on this request so my utilities added up and I made payments when I could. I told her there's several times. I asked North Dakota how the stability to help me pay off any past utilities that I owe this company. They declined my payment from the state and issued me an eviction notice even though I was going to pay them off and I had assistance paying them off. So now I have an eviction notice on my account and I cannot rent from anywhere else and I was telling her that I have five children and I needed her to work with me. She is not responding and she never responded. They have lack of communication but always turned around on me. My remaining pass through balance is outrageous. They said I owe them $4,390 which is an excruciating large amount of money that I ever known someone to hold a property management company. There were no big damages to the home apartment. I'm not understanding what is large charges are coming from or why would they even charge this amount. I'm now homeless with 5 children loving in a hotel when they could have accepted my payment that was only $2000 so I don't know where $4390 I don't even know where the $2,000 came from I feel as though they are crooks and they are very high but I have an addiction on my account that could have been avoided.

    Horrible experience. I paid my rent on the 5th of each month for 14 months before being informed it was due on the 3rd. With 2-$50 daily late fee for each month now in arrears, my life is now in upheaval even after adding an additional $100 monthly payment, still evicted, still homeless, loss of deposit and now owing them over $3000? If ever a better plan designed by them to get rid of lower income types of renters they do this all the time, not given enough time from eviction date and court date to fight back. Sadly they have the most cheap rentals of all mgmt co. here in Minot. And they continue to create hardships. I had another place lined up just waiting on response from my rental co to only give them a bad review on me, which I was then denied approval based on them. I'm still homeless, I'm 63yrs old with full time job that pays me 13$ hr. I have no monies available for deposits on new living arrangements. So many that have rented from this company are forced into hardships from CPM.

    The CPM lease is extremely clear showing rent due on the 1st of each month with a grace ****** until the 3rd of each month.  The resident is correct; she was habitually late many times during the term of her lease.  However, CPM continued to work with her and accept her rent payments without taking any eviction action even though she carried an account balance for much of her lease ******.

    In October 2023, *** failed to make her rent payment at all.  After receiving a three day notice prior to eviction and notice of eviction, she made a partial payment of $120 on October 26, **************************************** outstanding balance.

    CPM followed proper procedure for notification prior to eviction and hired legal council to proceed with eviction upon her failure to pay outstanding rent.  The remaining charges on her account include legal fees, cleaning/removal of her belongings left behind, carpet cleaning, and painting.  The account has been turned over to United Accounts for account collection.

    CPM has a responsibility to the property owner to collect rent and return the property to the pre-occupied condition.  In a case where we are forced to take eviction action, the legal costs are also assessed to the previous tenant.

    We have two customers, residents and property owners.  It is not reasonable to assess charges to the property owner caused by resident action/inaction.  CPM *** does not provide any reviews to other management companies regarding references of any kind.

    Great Maintenance Team! Great PM Company! Works with all credit types, friendly, and as long as you abide by your lease then you should feel the same. Happy renter of my 2nd unit with the company.
