      I purchased a mobile home 2022 in full, i have not received my title! The staff ignores calls emails etc. Stackhouse properties dont care about the well being of their tenants. If your late one day they will harass you but ignore you when its time to talk about titles. I wouldnt recommend this company they are shady!

      When Stackhouse / ***************** purchased ************* they told all existing tenants that they would be required to sign a new lease even though they had existing leases. Ohio law requires that the purchaser of a *** accepts all existing leases through the remainder of their term. I had an existing lease which was good for approximately an additional 25 months at this time which permitted me an early pay discount which I wished to keep as part of my agreement. I was told by one of the original managers that I would have to sign a new lease still. I reviewed the law and informed them they legally had to accept my lease. This issue was raised the a regional manager, ****** ****, who dismissed what I had explained to her and was extremely rude and demeaning. She told me that rent would be do and they would not set up an account for me to pay until I signed a lease. Check in hand I wa as being denied making my payment. A few days later they placed a notice to vacate on my door for non-payment of rent. After another talk with ******, her final words to me were "see you in court" I contacted my lawyer who provided me with a letter stating that they must accept my lease and set me up with an account to pay by law. The regional manager, ******, again gave me a difficult time before a manager or legal consultant for this company told her to accept it. This employee utilized scare tactics to attempt to force me to sign a lease i did not legally need to sign. Other residents felt the pressure and signed the leases without legal aid. The practices of this employee are legally and ethically questionable to the point where if a company allows this employee to continue employment with them speaks ill upon the company it self.

      My brother has been in and out of the hospital. He is in my care. I have been paying his rent on time each month while he recovers. I have all medical records to prove that he is disabled. Soon he will be on disability. I made the mistake of allowing a friend who's father just passed away to live in my brother's trailer. She needed a place to stay because her father's home had to be sold and that was where she was living. She couldn't afford her father's home. Because I have a heart I thought I was helping her and my brother. Today stackhouse told me that my handicapped and disabled brother has ******************************************************** his trailer without their permission. Stackhouse is evicting a disabled person. This is wrong on so many levels. Discrimination against the handicap!!!!

      I give them 0 stars, they are the worst company ever !!!!!!!!!!!!!!!!!!!!! Why should we have to pay property tax when they own the property???

      Please do not buy from this company or sell your mobile home community to this company. They are literally slumlords. They do not care about anything other than lining their pockets with more money. My lot rent was 350 when moving in an it went to 480 basically 500 with their added fees. Especially their 20$ infrastructure fee when they don't do a d@mn thing to actually upkeep the park. It's their land ! An now we have to mow it an they don't upkeep common areas like they claim. You literally cannot get a hold of anyone unless you blow up the emails , calling stackhouse directly for years an literally have never once got a answer it's pathetic . They don't care. They lock your account when your behind an you have to just hope you can get them to answer to unlock it just to pay something. I've been waiting 3 years !!!!!!! For my title 3 long years! It's ridiculous. They are shady ASF an won't answer who the so called title company is they claim to be working with or the *** they claim to be working with. They have been telling me they have my title for 4 months now but can't prove that. Told me multiple times they had it just to rescind their word because they were lying I have text an emails as proof. They are now trying to recharge folks for property taxes they originally removed because they don't even know if they can actually charge for them ! Yet we are supposed to pay while they don't actually know if we are responsible for them or not . H*** I shouldn't be responsible for anything because I don't even have a title! No one's ever in office when they say either their website is ******** don't no property manager speak with the tenants on a regular basis you can't ever get a answer.

      I only wish I could give him less than one star.. they are the worst management company I have ever had to deal with they are slumlords they are bullies they've threatened with three day evictions. They have came in and told a resident who had a water leak that if he did not get the water leak fixed within a certain amount of time within one day that she would have his utilities turned off now we own our homes there it's a mobile home community but we do not on the property we are required to keep our mobile homes up to date clean yards cleaned up but yet they will not fix the cracks in the driveways which is on their property... We live in Tropicana village they recently bought Tropicana in ***************** ******** and since then they have raised the rent twice in less than a year we have had to sign two different leases in less than 6 months it is ridiculous how these people are bullying the seniors in the senior section they are made to go out and measure their grass if it is over 3 in they will get fined a huge fine for not cutting their grass.. some of the elderly people that live in the community have to decide whether they're going to do without medicine or food because they have raised a rent so much it's $180 raise in less than a year and the previous owners raised it only $100 in 20 years. They are making us take down our fences for our little animals. We pay good money for our fences so our dogs can go out without a chain. If we don't comply to all the rules and regulations or if we speak out about them or try to hold a meeting about them we are threatening with the three-day eviction and have to pay them $5,000 before we move our house IF we choose to move our house out of there and into a new park or property

      Slum lords at its finest.Extremely unprofessional.Managers will threaten tenants with eviction if you try to stand up for yourself after any wrong doing on their part. They do not keep their word and will hang up on you while you are trying to communicate. I think it's absolutely vile to use intimidation as a means of dealing with the people that are handing them ridiculous amounts of money every month.Also if you live at the property I do, expect to be without running water frequently. Since they've taken over we've been without water aprox 6 times in the span of about 6 months. One time, of which, we had no running water for 3 days. Lots of promises made of all the improvements thay were going to made after they jacked our rent up almost ****** yet zero improvements have been made. It's gentrification. They will see to it that run every person out so they can build some townhouses or something. RUN FROM THESE PEOPLE IF YOU CAN. You'll be sorry if you don't

      This company owns a trailer park in ********** NC. Management changes constantly, no emergency contact where you reach a human, no rules are followed by tenants, landlords just charge fines to make bigger pockets rather then address the issues, you can email home office multiple time to never get a response, landlords will go on your property and under your house without telling you, septic tanks overflow into the grasses children play in, trailers get broken into, children jump on your cars/throw things at your home, they make promises like a dump trash can and never bring one out, if you like living free will with No followed rules from your neighbors who won’t respect your place of living with no management—this is the place for you!
