    Don't buy a Dave Richards home and if you do make sure you get a real warranty company and not K2 Even though I could list several reasons that DRHi deserves 1 star I will focus on the one that took me far enough over the edge to write a review. We have lived in our new home for 10 months and our DRIVEWAY is crumbling to pieces. We reached out through email back in January right after the first snow melted to DRHi about it and the response was that concrete is not warrantied. We still submitted a ticket with the warranty company with no response. We attempted to email and call with no return correspondence and finally we see the ticket was closed with a note about chemical agents. We don't salt our driveway. This is the 3rd home we have purchased in the past 20 years and the first time a driveway began deteriorating at all let alone in under a year. There are multiple other driveways on my street alone with the same issue all new build. The only satisfaction I get from the condition of our driveways is the awful curb appeal will dissuade future home buyers to sign without better warranties. Perhaps I will help advertise and put a sign that says built by Dave Richards at the end of my driveway with an arrow pointing at it for them.

    ** LOOKS LIKE I AM JUST ANOTHER VICTIM ** Unfortunately I am just another dissatisfied customer of Dave Richards Homes and I have to type something negative.  On March 2, 2025 I reached out to DRHI about a very uncharacteristic amount of flaking from my driveway after a snow fall.  I expressed to DRHI that this amount of damage should not happen to a driveway less than a year old and we are concerned about the mixture used or the craftsmanship of their subcontractor .  DRHI dismissed us with a standard answer of "it's the salt from the City street" which would make sense if I was the only person driving in the snow or if every other driveway that has been done longer than mine had equal damage, but that is not the case at all.  Every driveway around me that has been through more snow falls than mine are completely fine.  Why is that?  Instead of helping me find a solution they brushed us off, "it is what it is" answer, there is nothing we can do about it, bad Customer Service. I wouldn't recommend this company for anything as they are a set it and forget it Company.  Once you sign they don't care about you or the craftsmanship of your home and surroundings.  Make sure to check this builder out thoroughly before you sign the paperwork, I wish we had. All I ask for is that the home that we spent a lot of money on be crafted at the quality standards that DRHI promotes on their site, just make it right. That's all.

    It appears Mr. S*********** took extraordinary effort in simply copying and pasting the negative review he posted on google.  It is interesting that someone that posted a 5 star review upon moving into their beautiful home now posts a nasty review and calling himself a victim.  It was explained to Mr. S*********** that concrete is not a warranted item.  His driveway was poured in 2/5/24.  He closed on his home and moved in on approximately 8/15/24.  There was no mention of any concrete issues on his pre-close walk-thru or has any concrete issues been conveyed to our office until 3/2/25.  He provided pictures and it appears the issue he has is primarily at the approach near the street and one section where it appears a vehicle is parked.  We believe, after consultation with our concrete sub-contractor that what he is seeing is due to salt or chloride from city treatment in bad weather.  We have no control over these types of issues and that is one of the primary reasons exterior flatwork concrete is not warranted by DRH, K2 Warranty Partners or listed as a warrantable item in The National Association of Home Builders residential performance guidelines.  As a Builder from Missouri there are many related factors due to the extreme weather we all enjoy.  We sent him an email to explain all of these factors and that is when he reached victim status.  As an effort to help Mr. S*********** better understand this and hopefully gain our 5 star rating back we are going to reach out to our concrete supplier who provided the concrete material and set up an onsite meeting so he can inspect the driveway in person the week of the 3/24/25.  We will reach out to Mr. S*********** once the meeting time is confirmed and all are available.

    STAY AWAY!! From when we broke ground to now, this was a joke of an experience. My wife went to the house 3-4 times a week because we saw some negative reviews but still decided to move forward. Thank god we did that because we were able to catch a few things that we had changed in the plans (apparently the builder doesn't communicate with the contractors they hire to do the work). I could list all of the things that went wrong during the build process but I'm not going to. The biggest reason I wanted to write this review is to warn a future buyer because they're "throwing up" more houses in the neighborhood. I've spoke with all of my neighbors and they all have some issue with their house with little to no communication from the builder. I've spoke with a few attorneys to address this situation because we are going on 1 1/2 years trying to get items addressed that were all sent through the warranty. Please dont make the same mistake my family made. Find a better builder and do your research. These guys are CROOKS!!

    Dear Mr. C******, Thank you for taking the time to share your feedback. This is not the experience we strive to provide, and we understand your frustration. We pride ourself on quality sub contractor partners. When your patio issue was brought up at your final walk-thru it was addressed and completed. When additional settling occurred you submitted a warranty claim through 2-10. After meeting you onsite to inspect the issue we scheduled our sub contractor to remedy the new settlement issue. Unfortunately, a conflict occurred and he was not able to meet the scheduled appointment. Once we were notified that the appointment was not kept we reached out to our other concrete company and they were able to remedy the situation within a week. We are committed to improving our process and we are always looking for ways to improve to better serve our clients. Best regards, DRHI

    The home building process with DRI has been a nightmare to say the least. Our intial meeting was great,they sold ** dream. We were excited about building, as this was our first time, and we didnt want the cookie cutter style of home and DRI really impressed ** during our first meeting. We met with them inNovember of ************************************** December 2021, the expected closing was September 23, 2022. Of course, we received a few extensions (December 8 & January 9) initially closing on January 31, 2023. There were several problems that occurred before closing. Since closing we have been ignored, lied to, and totally disregarded. Here are issues that could have been prevented had they communicated with the contractors they had doing the work or at least had a project manager that oversaw the work in accordance with the **** sheet and building plan, some of these things had to be completely re-done further delaying the ********** there are some things that havent been resolved to date:? Incorrect plumbing placement? Stairs on the Deck? Flaws/cracks in sump pump? Primary closet design? We didnt want a cooktop, they installed cabinets and countertops made for cooktop and wall oven instead of the range as outlined in the ****s? Exposed nails in the decking? Cracking, crumbling and holes in the pa?o and driveway concrete? Sodding issues, and they didnt even pick-up the trash left by the builders? They didnt clean my home before closing (there was grit and dust throughout the home) we called and complained the cleaner came out and cleaned the windows thats it, nothing else.? The cabinet screws keep coming out, we were told the by the cabinet guy, that when they took the cabinets out to paint them, the screws they used were too small, every week we have an issue with a different cabinet.? Incorrect front door, and s?ll havent placed the window over the door? Missing bathroom light window screens PLEASE DO NOT CLOSE UNTIL EVERYTHING IS COMPLETED.
