      If I could give 0/5??, rest assured I would. I am a current resident at a Lloyd Management property in ****************, **, and my experience over the past 24 months has been extremely disappointing. The management here is, without a doubt, the worst I have ever encountered. The current property manager is rude, unhelpful, unprofessional, and has created a hostile living environment for many residents.Since the departure of *******, the previous office manager, the quality of management has significantly declined. It is baffling that Lloyd Management chose to let her go while continuing to make excuses for the current property manager's behavior. This individual is unapproachable and often responds with sharp, bitter remarks, which are evident to all tenants.Numerous residents have reached out to higher management regarding these issues, yet no action has been taken. This lack of responsiveness highlights a severe need for reevaluation of the management structure. I could go into detail about multiple tenant and management issues, but it would be a long list, and I honestly dont know which ones to prioritize because they all reflect deeply frustrating experiences. In response to these ongoing problems, tenants have started a petition for change, and we are prepared to involve city council and tenant advocacy groups if improvements are not made ******* is truly unfortunate, as this property has the potential to be a great place to live. However, the current management is undermining that potential. I urge anyone considering living here to be cautious and to think carefully before choosing to engage with this management.

      Lloyd Management, Brecken Place is illegally charging me $400 for a paint job to the entire 3bd unit that was not any result of my doing. A mutual early buyout agreement was signed between me and the property. The agreement states the tenant is responsible for rent and utilities until the unit is rented again. I paid everything until the unit was rented again for the last month of my lease. It also states that the tenant is responsible for damages/ move-out charges. Property Manager, *****, argued there were damages to the unit beyond normal wear and tear which was quickly disproved according to the move-out inspection. They then moved to argue the paint job falls under move-out charges. I explained there were no move out charges associated with my unit because I removed myself and all my belongings before the agreed move out date and they paid no costs associated with me moving out. They then continued to argue the paint cost against me is justified because it is a rental loss. I explained to the regional manager, *******, that a rental loss deals with the tax obligations associated with the costs to maintain the unit outweighing the costs collected from the unit. It does not have anything to do with maintenance.Legally I cannot be held responsible for maintenance or upkeep such as repainting the unit according to Minnesota Statue 13. The landlord decided to paint the entire unit on their own, therefore it is their cost. The move-out inspection stated no damages whatsoever, not even cleaning. Since the unit was so clean, ***** stated the did not even clean it for the new tenants. Lloyd Management personnel fail to correctly interpret terms of their own lease and continue to look for ways to keep my security deposit. ******* has now referred me to someone else after offering me a courtesy $200 because in her opinion, I owe them for rental loss. Explaining the definition of what an actual rental loss is, she referred me to someone else.

      Management harassing others telling people about their personal business. Unannounced walkthroughs. Harassing disabled people. Locking doors that ain't supposed to be locked. Favors other people and are friends with the ones she she likes. Federal laws being broke. That's not a manager you're not supposed to be friends with the tenants and give people special rights. Inappropriate name calling. Locked community area and bathrooms. Upper management does nothing about it and agrees with it breaking your rights right there telling people they are being watched. Hi *** the list goes on. People are looking to sue **** petitions and remove the problem.

      This company covers for each other. After reacting to a maintains mans predatory comments to and around kids about a p**** size. I was told I was in the wrong. No employee should be making comments to or around kids in this way. In response, i had tapped him on the back of the head. I was then told I would be evicted for assault to an employee. I have dealt with his comments individually but when a child being sexually harassed changes the significant of the situation. Nothing has even been asked, just to leave.

      Terrible Terrible horrible This apartment building is so not worth anyone renting or wasting there hard earned money this rental company is a joke no one should never let them manage anything for them drugs sold out the apartment building lease states no pets everyone move there has a big a** dog machines never work dog s*** in the machines water leaking from the lights elevator never work tenants vandalized your car in the garage no cameras kids run through the property all night ringing your **** and run kids smoking drugs in the garage if you come across this property run oh did I mention they go up every year $50 on the rent totally not worth your time.

      If I could give zero stars I would. I was interested in looking at an apartment in *******. I spoke with a lady and she directed me to their Website to fill out the credit application. I found it odd that on top of the application fee they also wanted the amount for the security deposit. I was thinking it was just to hold the apartment so I could look at it to make sure I wanted it. In none of our conversations did she mention anything about this charge. I paid it and without looking at the apartment, meeting this lady or signing a lease I decided to go with another apartment I actually got to look at. Lloyd Management took the whole $790 I put down to hold the apartment until I could look at it. I do not recommend this company.
