  This company took over managing the apartments I have lived in for 4 year's about 6/7 months ago and sadly have driven residents out! including 3 who were the longest residing at ***************** apartment. All upstanding residents of over 9/10 years and have driven the property straight into the ground.Immediately raised rent for a 1 bed/1 bath from ****** to ******* a month. Communication with management is non existent. Repairs are not made despite direct safety issues. There is nobody preventing property personal or otherwise from ongoing damage They instantly closed the "office" on site as they took over the property. Then proceeded to venture into a several month long "renovation" of thier employees direct office space. Which, left the entire property abandoned by any staff or maintenance with exception to the contractors who worked daily on the office. I believe it was closed/abandoned over 3 if not 4 months. Now that it's opened and completed, there is rarely anyone actually working in it or is it open to resident's. You will NEVER get anyone to answer a phone during office hours, and emerg maint or even reg is non existent. If you actually get to speak to someone, or on occasion if they return your call, the managers (Both) lie to you.They raise your rent despite what's on your lease, then charge late fees w/o any notice of rent increase. Your inspections get failed due to not fixing major issues jeopardizing housing a** They will allow you to be displaced for months w/o compensation. They will force you to re home animal's including have to give up medically necessary service animal's for the disabled after rendering you homeless without any efforts to repair things to get you home. Large amounts of Unsanitary, varmint contaminated water, sat in 3 rooms for over 4 months. Neither varmint or flooding issue 7 months later has been resolved with a simple call to exterminators or 5 dollar can of foam insulation to plug exterior holes chewed by them.

  I think the 72 apartments has the nastiest , most rude, hateful, disgusting management I have ever seen. From day one they treated us like BUMS... unaware that my boyfriend is OSHA certified and a contractor they rented ** an apartment with no stove, no hot water, no shower faucet, a bunch of insects, mayflies, beetles, roaches and ***** p*** everywhere, spiders and webs everywhere, a terrible paneling and caulking job... They don't actually try to create bonds or relationships with tenants they are strictly there for money and at this point I'm not sure if that's even what they want... The place is filthy , blinds falling off and raggedy , trash everywhere, beds and furniture being dumped everyday and no one does a f****** thing about it.. they don't get rid of people for living like their house is a pig pen. They gave us a half a** working key that couldn't be copied and then told us they don't have another one so we have to leave our door unlocked. I send emails and call them and never get a response.. Maintence only works when they work in the office which is NEVER cause they scared of the **** neighborhood YET they want the neighborhoods money... Just all around heartless , soul-less lazy people. I've offered to work in the office and clean the apartments up so they stop looking so trashy and they don't care they like it the way it is. don't rent here if you are not a handy person it will be miserable for you.

  resident of ***************** in ******,**..........Sent ac maintenance request on 5/4/2023, the Maintenace person came out to look at it probably a week or longer later then said the request was on hold because they couldn't repair it,.....took two weeks for an outside company to look at it, they took more apart and left,......emails and visits to the less than helping office "property managers" say working on it......In my company, I know for a fact that it does not take a month to fix AC units!!!!!!!!!!!!!!!!!!!!!!!, the office people will not answer information, sent a message to the corporate online site and nothing from them for a few weeks, told them to visit the property to see the lack of repairs, and garbage in the parking lot, not seen inside the other buildings, but if it is like the one I am in, no self closing outside door for "security" the company says don't block door open, yet its open every day, and every night, I fully expect a homeless person to take up residence in the commons area. I told the complex managers in an email yesterday that I would push things further and they NEVER replied,.....****** police are aware of the ongoing issues, murders, break-ins etc, etc,....yet site management looks the other way........

  This is the most shady and conniving leasing company I have ever dealt with. They have malfunctioning car gates that they try to charge tenants for and they have a community fee of $150 per month to cover utility cost however, they are apparently unaware of the average amount utilities cost in Hollywood, ** with that being said that charge you a lump sum of over $1000 dollars on your last week of your lease for the difference. They have a maintenance team that takes over 2 weeks to address leaks in the apartment. Absolutely disgusting and unacceptable.

  I am extremely disappointed ??. I have been without ac for almost a week. The lack of caring, no communication is horrible. They won't give me a discount in rent at all. I pay rent on time. Horrible property! Also, the basement by laundry room is flooded with water. They just want their rent. I am moving ASAP. I am just upset.
