    This property management company is taking advantage of its tenants. Many renters, including myself, have experienced issues with being severely overcharged after moving out, resulting in the company withholding a significant portion of our deposits. My personal complaints include being charged $43 for a single light bulb, and being billed for painting the house (which was in good condition when I moved out) even though the house was being sold, not rented again. Although they did return a portion of my deposit after I raised my concerns, it wasn’t enough. After checking Google and Yelp reviews, I discovered MANY others with similar complaints. The owner was condescending in their responses to both myself and other reviewers during attempts to resolve the matter. I considered pursuing a small claims court case, but realized it would only benefit me. Instead, I believe it's more important to expose their shady business practices to prevent others from experiencing the same issues.

    We have had extensive conversations with this former resident regarding their deposit and their responsibilities. We provided ample pictures that support the charges and even, as acknowledged in the complaint, provided a refund for a provable and allowable charge. The reason the complaintant hasn't filed in small claims court is because they have no evidence to support their claims and we've provided more than sufficient documentation to prove the charges were in line with the lease and allowable under state statute. They know they cannot justify not being held accountable for large holes in the wall that were patched. It's why, in the final communication to the resident, we encouraged them to quit making libelous claims and threatening our business but to pursue small claims court if they felt they were so wronged. We may not always get it right the first time but we do make every attempt to get it right.

    That is not the reason I did not file and I told you that. I told you that at this point I felt it more important to expose you for your shady practices than win in small claims court. You don't even know that I don't have proof, but you do, otherwise you would not have refunded some of my money without me proving it to you. You have done this very thing to many of your customers. You charge $43.00 and more for one light bulb, and MANY customers complained about this when you look at all the complaints against you. You also charged for five days of "getting the house ready" on my rent and my utility charges when the house was being sold. Yet when I moved in I had to call MANY work orders in because things weren't done. Simple things like the hot and cold water in the kitchen being backwards, neither garage door opener working, loose faucets outside, and much more. Who knows what the tenant before me was charged to get the house ready as well, yet it wasn't. You left trash underneath the stairs, the garage had trash left in it and was not clean. There were dead trees in walking areas outside. SO many work orders. These are not libelous claims and I'm not the only tenant who has some of the same complaints against you. You do make attempts to get it right and are timely in your attention to problems, but when you charge a tenant to paint a house that is being sold, not rerented, and it wasn't bad enough to get painted or walls repaired or nails removed for someone to move in, but you do for them to move out, it's a little suspicious. Especially when other clients have many of the same complaints as I did. There are plenty of complaints of you charging inadequately for your services:$43.00 for a light bulb, $123 for a toilet paper holder and MUCH more, and then being very rude and condescending when you are confronted about them. Not sure how you can think you're so good, when you have so many bad reviews.
