    They scammed us out of our $1050 deposit by charging us for very normal wear and tear to our apartment, like paint and cleaning floors, upwards of $400 by showing us self-made receipts. They blatantly lied about how we left the property and we have pic and video evidence of how nice we left it. They never kept up their appliances, such as the furnace or air unit. We lost heat 2 times due to their lack of maintenance and air 1 time. They truly are slum lords. Over priced as well, rent was raised 2 times in 2 years over the avg. 2-3% as well. Its predatory. they also charge to park if you have more than 2 cars and its a 3bd-4bd apts. its all very predatory. AVOID. AVOID AT ALL COST.

    Thieneman Group LLC was never their landlord. Westward Holdings LLC was their landlord. We also have photographic evidence of the state of the unit as it was returned to us. We had to have the entire unit repainted at a much higher cost than we charged the tenant, they were charged less than 1/3 of the total cost due to grease, furniture marks etc. Any HVAC system can have issues and were always addressed for the tenant. Loss of heat is most generally caused when the filters are clogged and the unit cannot function. If it was due to parts being needed because they malfunctioned - that is not something that would have been known until it happened and was addressed by our HVAC subcontractor. These are not 4 bedroom apts, but 3 bedroom townhomes that each have 2 dedicated parking spots. We do in fact charge for extra dedicated, reserved parking as they had 3. This was not a hidden charge and was discussed at time of tenancy as it is written in all leases. Westward Holdings LLC did in fact generate an itemized invoice showing all charges being deducted from their security deposit as we do for all tenants when they leave. They were not charged the full amount on any items that were considered normal wear and tear. I don't know how else someone would receive an itemized list/invoice unless it was "self-made". For instance, we were charged and paid $1200 for painting in this unit and we charged them less than 1/3 of that cost which was to cover direct damage to the walls via staining by things like grease and marks made directly onto the walls by their furniture. Every charge was discounted to cover normal wear and tear with the only exceptions being their direct damage.

    I wouldn't recommend using Thieneman Group to build your home unless you are a builder, certified home inspector, or you have a wealth of knowledge about the inner workings of building a home. We've had two incidents pop up and our home is two years old. 1. A repairman was over, fixing our closet which had a rack fall down (let's make that THREE incidents) and noticed there was black stuff around the exhaust fan in our bathroom. (We had mentioned it to Don before and his resolution was for us to pay for it ourselves and upgrade it, we didn't because I wasn't satisfied with that answer). Fast forward to almost a year later, the repairman said it was a fire hazard because the plug was corroded. Don initially refused to take responsibility but after some push back from us, he did and fixed it. 2. Four days ago, our basement flooded. It has both finished and unfinished parts and the carpet is completely ruined. The superintendent came over and took a look at it and said he couldn't see anything wrong and said we'd probably have to cut into the dry wall or carpet to figure it out. He was going to talk to Don and get back with us. They are refusing responsibility and say we need to pay for another upgrade. (See pics and screenshots) In this instance, Thieneman has no idea what the issue is - it could very well be structural - but once again, we're playing the "not my fault" game. This is our first home and a LOT of lessons have been learned including be mindful of your builder. This has been a disappointing experience and we will not recommend nor use him again.

    We apologize that our response to your situation was not satisfactory to you. We understand that your home means a lot to you, and have done everything in our power to right any issues brought to our attention. I do want to make sure we are on the same page with some of the issues you have brought up: 1. In regard to the closet shelf- unfortunately those wire racks are not intended to hold the amount of weight that was placed on it, and after 2.5 years of use, it finally gave out. Though this is not a warranted item, according to my notes, we did send someone to repair your shelf. 2. In regard to the bathroom fan, I do not have any notes about a corroded plug or a fire hazard. However, we did send the electrician and the HVAC company in to ensure all systems were working properly. In addition, when the owner met with you to discuss the moisture in the bathroom, it was mentioned that the shower is often run very hot for an extended period of time to make the bathroom feel like a sauna. Unfortunately, the fan is not able to keep up with that kind of moisture. In order to use a shower/bathroom in this way, an upgraded system would need to be installed. This solution was offered to you, which you accepted but never brought in the payment for, so the upgrade was never installed. 3. The basement water issue. Again, we are so sorry you are dealing with this; we totally understand the frustration and concern, as we know your home is so important to you. However, this is no longer a warranty issue, and is a homeowner maintenance item. When inspecting your basement and reviewing the rain trend from the previous 24 hours, it would appear that though your sump pump was operating properly, it was not able to keep up with the amount of water we received. For the evening in question, there is a recorded 2.3" of rain within a 6-hour period. This is considered "an extreme precipitation event" and is more rain than we generally receive within an entire month period. As you can understand, this is outside of our warranty, as we are not able to control massive weather occurrences. The sump pump installed in your basement was up to code and was operating properly and efficiently (as it has been for over 2.5 years.) Unfortunately, it appears it may not have been sufficient to keep up with the massive amounts of rain we received in such a short period. Our recommendation for you would be to not only upgrade your current system, but to also install a battery backup, and even a backup sump pump to ensure that you are prepared for any future major weather events. We would also suggest you reach out to your homeowner's insurance policy and submit a claim to them. If you have any further questions or concerns, please do not hesitate to reach out to us!     Correction: Thieneman didn't send anyone to repair our closet. We found someone and took care of everything related to that. Everything else is duly noted. Again, our clothes are "too heavy", showers are "too hot" and it rained "too much." These are Thieneman's reasons for absolving responsibility and that is the company's right. My review is simply a precaution for any prospective homeowner who may err of the side of "too" _____.
