    Very impressed with the new home construction from Silverthorne Homebuilders. I opted for one of their larger home plan of around 3000 Sq.ft. at an affordable price. I love my new home. The quality was good. Any issues I reported during and after closing were fixed. They provide 1 year warranty period on most trades and perform fixes on issues reported through their customer portal. Overall great experience and glad I went with Silverthorne Homebuilders.

    I bought a house from them in Apr 2024. First warranty service was in 6/11 due to water intrusion. Whatever they did did not fixed the problem. We are in July and still no one has reached out to me to coordinate the service even when their limited warranty says that water leaks are a top priority.

    I also worked with Silverthorne. Their Sales ****************** told us everything we wanted to hear in regards to building on our own lot. He even provided initial build estimates which were well within our budget. After we gave him a check for $5K to begin the more fine tuned build estimates, we hardly heard from him. He was either on vacation, or sick. By the time we received the final estimates it was $150K more than he stated. We loss our $5K deposit because we decided not to proceed to build with them. It was horrible experience.

    I signed the initial contract for a new home in November 2022 and they started the building process. As I began some changes in life such as career changes and moving to the new home in **********, ****. As the market changed economically, job market-wise, and income availablity-wise, these were circumstances that changed and that was even stated by the mortgage spokesperson or office manager. These circumstances were beyond my control and I could not come up with the additional $2,000.00 or more a month on top of what was guaranteed by the two other sources of income. I am being told by that the $22,828.00 of ******* money is not coming back to me. The initial contract after being reviewed by two different lawyers from two different firms said that the initial contract is completely seller friendly and is not advantageous at all to the buyer, especially in the ******* money aspect. There is no contingency for that in cases where the buyer has done all they can do and the criteria to qualify for a mortgage goes south. I would not work with them since (after being told the money is not coming back to me) this experience.

    Easily the worst experience Ive ever had in my life- Please choose a different home builder!To start, the expected move in date was pushed back 3 months from the original move in date. The build was eventually scheduled to close on Dec 31st, right before the end of the year. The build was extremely rushed to meet this year end quota, and the build quality directly reflects that.Silverthorne represent a Grab the money and run business model once they have your money, good luck getting any warranty issues done! We moved into a house with no grass, no driveway, or concrete path into the house. 5 months later, we still dont have any of those! When asked about these issues- nobody answers.There are countless cosmetics and structural issues spanning from paint overspray, chipped baseboard and trim, doors that dont close properly, crooked window framing, 10+ spots in the floor that creek due to floor joists not being properly secure, vinyl flooring planks warping and getting damaged due to poor subflooring, roof shingles falling off the house, dents in the garage entrance doors, stair railing was not properly sanded or polyurethaned, kitchen drawers not closing properly, kitchen sink was installed crooked, they installed the wrong size cabinet doors, they installed all the wrong color cabinet hardware in the house, all the sinks and bathtubs werent even caulked, there is mortar and dirt all over the siding of the house, the balcony was wobbly, laundry pocket door was crooked, and many more! The issues are literally endless.Highland ***** is a great area to live in, just dont choose Silverthorne to be your home builder. The quality of work is embarrassing and they are a nightmare to deal with from the bottom end warranty employees all the way to upper management.
