      Failed to send out assessments to owners for multiple quarters, leaving the association in financial disarray. Constant turnover with property managers and an utter lack of communication from management. Lack of accountability with financial record-keeping. I would not recommend this company to a single person.

      ********, as you are aware, Northwest Property Management met with the Board of Directors to address these concerns. To assist the Association with low funds, we waived several months of our management fees. Our team also cleaned the property at no cost when the scavenger service refused to collect the garbage and recycling. All items in question have been addressed with the Board of Directors and have been resolved.

      My condo board recently replaced this management company due to a lack of transparency about our accounts. I have not been among those directly involved in addressing the situation but was glad to see them go. I have been disappointed that ** has twice given me bad information, and were obstructive to answering my questions on several occassions. In the past year they first told me they had no way to access the common garage I needed to get into. We each have our own overhead door but someone had jammed mine up and I needed another way into the building to reset it. I told them I knew the management company had access because they stored snow removal equipment and salt in the spot across from mine, but they insisted they did not. Fortunately I found a groundskeeper on the property and he immediately was able to let me into the garage. It was just laziness that the person on the phone wouldn't look into the matter at my request. In another instance I called to ask about a problem with bats in a couple of the buildings in the development, wanting to know what was going on. I was told there were no reports of bats. I later talked to two different condo owners who had been bitten by bats in their units, had to go through rabies shots and had been raising an absolute fit about it with the property managers and board. Then I heard from a neighbor in my own building who told me that another owner in our building had gotten rid of a bat that had been flying in our lobby. I wasn't blaming the board for it - the facility is older, we have a lot of large trees, and bats get in easily. I just wanted a report on what was being done to eradicate them. There was no need to lie to me about it not being an issue. Neighbors do talk to each other. And no, I don't believe that people were bitten by bats in their condos and kept quiet about it. In the positive, a former property manager who is no longer with them was helpful to me a few times. He left the company.

      The most incompetent company ever! **** ******* refused to do her job. A special assement was issued and she refused to let the homeowners know how much each unit should be paid. The company has a service *** that does sub par work at triple the cost. Lack of transparency so that can rip homeowners off. They let a broken pipe unchecked for months causing thousands of dollars in water bills and damage to the property.

      *****, as you are aware, the Northwest team has worked diligently with the previous and current Board of Directors. All decisions made for the community were approved by the Board of Directors, not Northwest Property Management. Our response and action has been timely, which we have shown you in all past communications. *** has provided quality work and service and, as you know, are at a lower rate than most maintenance services in this area. Northwest did not ignore a broken pipe, nor did we allow necessary work to be held up.

      TERRIBLE property management company!!! You 1) Email them with WITH video and pictures of major gutter washout, 2) Then, one wk later, phone them for a response; 3) Attend the condo meeting 2 wks later to AGAIN voice ongoing problem(s); 4) Four of the 8 residents provide their concerns of related issues; 5) The NORTHWEST Property Mgr. is given multiple pictures in a convenient manila envelope validating the problems presented. 6) SOME of the work is completed, including haphazard blowing out of gutters; 7) RequestS for gutter eave re-attachment remain ignored, and requestS for an ADDITIONAL downspout not heeded! Gutter washout continues, gouging out, destroying the lawn as it negates all of the time, money,--soil and grass seed replacement-- and hours of resident hard labor to restore the beauty of our natural habitat! Time for new dedicated management staff, and perhaps even a new management company!!

      As you are aware since you attended the last ***** of ********* meeting, the ***** was obtaining bids for the gutter repairs. These will be reviewed once received. As for the walkway repairs, these were completed on 7/11 and the seed/grass was also completed. The turnaround time for work orders depends on the contractor and the ***** and Management has been diligent about responding to these requests and completing them in a timely manner.

      We had a roof leak. Contacted them and sent EMT out here. Found out it was from bad flashing on the roof around the pipe. He came back after contacting **** several times to get him out cause we wanted to paint and wanted the leak to be taken care of on the roof which that leak cause a leak on our ceiling. We ourselves fixed the ceiling after we think he fixed the roof. We were kind enough when he checked the pipe in the attic to have him use our extended ladder. He was up there approx if this much 15 minutes came down and said your all set. Then I get a bill from the board for some bogas charges that he fixed the our ceiling. That was settle after calls to EMT which the board banded them from coming out to make sure the work on the roof was done in June 2023. The bill came to us about a month ago. Talked to EMT they adjusted it cause we repaired the ceiling. Now they are charging me cause he went up in the attic and said he insulated the pipe. I went up there and took pictures The insulation is laying on the attic floor and I should not be able to see the sky if the flashing was done correctly. Now since the ceiling leak was from the flashing on the roof where the pipe was, there should be no charge to me cause the association takes care of the roof. But getting charged$78,00 cause he was up there about 15 minutes to put the insulation on the floor??? It came from the roof and that pipe did not have to be insulated cause it never was and it is a Double Wall Pipe.. I had Hud do a inspection here when refinancing,, no leaks anywhere.. We have a new Association now. Better we hope. We reached out to the old association many times about this and never heard anything back until the bill came. Dated July 2023. EMT is backed in a corner cause the association did not pay bills. Now being charged for having him look at the pipe, that the leak came FROM THE FLASHING ON THE ***** I would not ever live in a condo again. Rules they put out never followed up on any complaints.

      Hi *** - As you know, you had spoken with **** several times about this matter. She put you in direct contact with the maintenance technician. The ***** of ********* of your Association made the decision to not have EMT work on the property in the future. It was also the ***** of *********' decision to bill back all interior work to the homeowner. We take direction from your ***** of ********* and have mentioned that you should contact them directly about their decisions or attend a meeting. We no longer manage your Association and advise that you contact your new firm and ask that they address your concerns with the *****.

      They have been our property management company for several years. ********* Oaks has gone down hill a little more every year. They do the minimum and fail to return calls when they do not want to deal with item. I love my place - why would I move - because of the them - if you are looking for a management company run from them
