Started renting from a private landlord 6/2020 under the agreement that after the 1st year we would roll into a rent to own contract. Well about 7 months in, Fairlawn took over. They then informed me we needed to move at the end of the lease. I contacted the owner and he promptly overturned that decision. Fairlawn responded with a rent increase of $100. So 6/2021-6/2022 goes by then boom another increase. From 6/2020-12/2020 we were authorized by the owner to do all the repairs that the contractors hadn't, hence we upgraded many things that were messed up (rotted vanities, unsealed broken toilets, plumbing problems and more). Jan 2024, I'm informed again that I need to leave at the end my lease to which I reply ok since now the rent is $300 more. I understand cost of living going up, HOWEVER, until February of 2024, Fairlawn had never stepped foot on the property, don't have current pictures and quite frankly have no clue what was original in this house. My lease ends 5/31 but they have been parading people through here trying to rent it for the past 2 months and I still have 2 months of my lease left which funny thing they have stopped responding to me. My fence has been on the ground for a week and they also won't respond to my potential new landlord to verify my residency here. I pray you all reconsider using Fairlawn before entering into your own nightmare ????

Sadly, it wasn’t that I didn’t have the payment in full. It was because I had a check from the county helping pay portion of it and the remainder was from a money order. Altogether it equal the balance in full, but you wanted it on one payment form. I didn’t get it. It was just way for you guys to enter something on my record. Even though I paid the rent in full in December, the still remain on my record even though it was closed, and the proceedings were stopped now Fairlawn will not let me re-sign my lease and me, and my children are forced to find somewhere else to go. And it’s very difficult when you had a pending eviction. It was the payment in full. But it wasn’t until after an eviction order was filed and I reached out to the CEO of Fairlawn on ******** that I got a email saying oh we’ll take the rent in full even if it is two forms of payment. It has to go to that extent. This company is heartless, calculated, and to certain extent slumlords.

I have sent multiple emails and made several phone calls, but I have not gotten a response. I have been trying to pay my rent since 11/2/2023 and I am told that it will not be accepted. I was told that once the rent was paid in full that the eviction process would be stopped, and I could continue with my lease. How can I do that if my electronic payment method has been deactivated and the clerk that answered the phone told me that my check for the rent would not be accepted because the rent needs to be paid in full. I have the ********* ****** Rent assistance paying 607.40 (the rest of October's rent) I was told that I am not allowed to pay my November's rent because it has to be paid in full. They refused to accept my payment, but I have an email stating that the eviction process will be stopped once the rent is received, but how can it if my check is being refused. I am a single mother of 4 (the other occupants) I lost brother in June and prior to that my mother fell ill and was in ICU for 30 days. God spared me my mother, but he decided to take my brother. I've had a perfect payment history with all my obligations until I was struck by the tragedies this year. I even attached a letter from my employer explaining my /hardship and I was treated with the "so what" attitude and cold shoulder. I was told on 10/8/2023 that I can pay half the rent and the other half on 10/25/2023 and this was an accepted payment arrangement, but then on 10/11/2023 I was told that an eviction was being filed with an attorney because I was 5 days late paying my rent. How can they do this? I'm not looking for sympathy just a little compassion and understanding. I am trying to make my payment so that my children and I don't get kicked out into the streets, but no one is reaching responding to my emails or voicemails. Please help, I even offered to pay my rent up a couple months in advance to be able to resign my lease, but no one is even allowing me to pay my rent to keep my current lease.

    Hello LaTanya -

Since your account is delinquent and has been sent to the court for eviction, you will need to pay any balance in full via "certified funds". Partial payment cannot be accepted. Certified funds can be either a money order or cashier's check from a bank. This payment can then be dropped off at our office located at:

    117 Sterling Court

    Savoy, IL 61874

    Sincerely,

They scheduled a tour for me for a rental house after 5 days of my initial call. I asked if there was a possibility of some other people renting the house in the meantime and they said no. On the tour day, while I was on my way to the house they called me and said the appointment is canceled because the house has already been rented!
What I understand from my experience is they don't care about their customers. This is very unprofessional.
