      **** with Prism ignored clearly visible polybutylene pipes connected to my water heater and instead reported that we had PEX plumbing. We recently had a pipe burst flooding our family room. We subsequently spent $15,000 to have the entire house re-piped because our homeowners insurance doesnt insure polybutylene plumbing because of the known risks and defects of this piping (going back to the ****s). I contacted Prism and sent them a photo of the clearly visible pipes. They quoted their contract, said that I only provided one photo of the defective pipes, and should have photographed the plumbing system at the time of inspection. The inspector was with me in the space photographed, took a photo of the water heater that is attached to the piping, and even documented an improper electrical fixture above the pipes. He now claims that the pipes were concealed.This should have been reported in my inspection report and would have shaped our decision to purchase the house or walk away. It also would have informed the previous owners, who would have been required to disclose this information to all other potential buyers. Below is part of Prism's e-mail reply to my complaint and request for them to come see the piping for themselves.You provided only one picture that shows what can be assumed to be polybutylene. The picture appears to piping that was possibly within a previously finished wall space and/or behind a water heater, or belongings. You have only a current photo and no other photos documenting the conditions at the time of the inspection. I suggested that they come see the pipes for themselves and provided my phone number. They have not responded or offered any resolution. It has been a week since my offer.I do not recommend Prism ***************************** Inspections.

      The service was provided 02/16/2017 The client signed a legal binding contract which was very clearly stated there is a one-year liability period from the time of the inspection, as a result we have no ability to help him further. Our E&O insurance will not cover a claim this long ago. There is also the argument that the inspection is flawed because it is performed by humans. It is not reasonable for every defect to be found in a home with the time parameters allowed for a home inspection which is why we note in the contract that the inspection that the inspection is not a warranty or an insurance policy; the goal of a home inspection is to provide information about the home to help the buyer make an informed decision to purchase. A home inspection is based on the condition of the home at the time of the inspection. As hard as we try, we are not always able to find every possible defect in a home, that is not humanly possible.We do not think the polybutylene piping was seen because it was in an area that was hidden from view due to owners belongings, etc. Inspectors are not required to move belongings, storage, etc. Five years ago, the oxidation issue with polybutylene piping was not generally known. If polybutylene piping was observed during the inspection, it would have been noted and that the piping had copper fittings, which are not prone to leakage.Polybutylene piping does not have to be replaced; that was the homeowners decision to do so. All plumbing is prone to leaking and it is the homeowners responsibility to care for their home, not the home inspector.
