Ser Clean worked in a quick and reasonably effective manner. I'm unsure about their billing practice or if their mitigation strategy was overkill; the service they rendered was acceptable. The issues appeared when services were complete. After the receipt of the invoice, our insurance company paid the wrong contractor. Rather than contacting the insurance company to resolve the matter, SerClean threatened to place a lien on our home approximately 40 days after they rendered their services. These intimidation tactics were highly unprofessional and caused undue stress to our family through no fault of our own.

On Saturday April 20th SerClean went to the **** home to access the water damage caused by a AC float witch busted causing unit to overflow after the p-trap got clogged, The attic, master bedroom and living room were affected. Durin the visit a contract and dop were presented to sign for SerClean to begin services. The contract clearly states that what the insurance does not pay the insured, the homeowner is responsible for the remaining balance. The mitigation was completed on April 26th. ON April 30th the mitigation package was emailed to the insurance company with the homeowner included in the email to receive a copy of detailed items. On May 1st a sketch was requested by Allstate and SerClean emailed the requested document to them. SerClean emailed for a status update for the mitigation payment several times with no response. On May 16th Allstate requested the plumbers report and it was emailed to them and then Allstate requested the faulty part be sent to them by ***** and it was shipped by Fed Ex.SerClean emailed several times more for status updates for mitigation payment. On June 6th SerClean emailed PAST DUE invoice with all parties involved. Finally on July 2nd a final request for an update on payment was requested and if no update on by 7/3/24 a lien would be filed for the full amount owed to protect SerCleans interest. It clearly states on the contract >: It is fully understood that the customer and its agents, successors, assigns and heirs are personally responsible for any and all deductibles, depreciation, and / or any costs not covered by the insurance. Any and all charges for services not reimbursed by the insurance company are the responsibility of the customer and are to paid upon completion of work.As of today, SerClean has received a partial payment from Allstate in the amount of $ ******** leaving a open balance of $ ********.

Our kitchen sink was clogged and our home warranty sent a plumber. The plumber stated that it was mold in the cabinet and could not work on the sink until we have the mold removed. The plumber stated that they had a company that would come out and do the work. Some men from Serclean showed up asked did I have home insurance and I told them I did. They said don't worry that I can file a claim with my insurance. All they did was sit out some large fans but there was no water leaking on the floor or behind the walls or baseboards! The insurance company denied the claim, so the Serclean rep stated that the would only charge me $2800 dollars and they will let me do a payment plan. Well, they wanted me to pay half and then the other half the next month. My insurance company decided to look at the claim again, but still denied it that's when Serclean sent me a bill for almost $5000! The itemized bill stated that they had removed walls, baseboards, insulation and the goes on! They didn't do any of that! They just removed the kitchen cabinet and sprayed some cleaning solution in the area under the sink! These people are SCAMMERS and should be prosecuted for insurance fraud and trying take advantage of people! They have put a lien on my home! I can't believe this nightmare! SerClean shame on you!

On 11/13/2023 ******************* agreed for SerClean to perform mitigation services at the home to get the water damage dried out. Contracts were signed and on the contract it states if insurance doesnt cover the claim then it is the homeowners responsibility to pay SerClean for their services. Once mitigation was fully done on 11/16/2023 ******************* signed a Credit Card form in case there was a denial and the note from the technician states, I made a self pay price for ******************* that she signed for on a Cc form but did not have it ready today. I made a statement, signed by her, on the back that states she is to call the office tomorrow and set up a down payment in the next five days and we will go over a payment option moving forward that she told me she plans to pay off as quickly as possible. It states in the statement if she does not do this she is subject to additional charges related to the mitigation. There is also a copy of that statement on the back of the Credit Card from as well and you signed that as well knowing the possible outcome and charges may be applied. ******************* told one of the technicians that she didnt have coverage on 11/15/2023 and she was fighting with insurance on getting coverage even though the policy didnt support coverage on this water damage. ******************* did call the office on 11/17/2023 that she could make $200 payments until the invoice was paid off and SerClean agreed to that but never received any funds from that agreement therefore the entire amount is owed. After asking the insurance carrier for updates on this claim for payment status they emailed SerClean stating that the claim was denied on 1/30/2024 and sent her denial letters on 11/21/2023. Once SerClean were notified of this a DocuSign for the whole amount of the bill was sent on 1/20/2023 at 11:39 am from ******************* since SerClean hasnt received any funds yet. ******************* also stated that there was no water damage or demolition that was done to the property but there are photos clearly showing all the damage and moisture readings that there was water damage. There are photos showing cabinets removed and the drywall removed behind the cabinets with moisture readings showing saturation. The technician on site went over that coverage cannot be determined without the adjuster involved and that whatever insurance doesn't cover, then the homeowner is responsible for. That was signed but *******************. Everything pertaining to the damages were in guidelines with the ***** S500. A lien was placed on the property for failure to make payments.SerClean is requesting that the false and untrue remarks and statements be removed Permanently immediately .

Dishonest and illegal business practices. The owner is a bully who makes up bills and then threatens litigation if you do not pay.

These people have got to be the worst people on the planet. They were recommended to us by a plumber who is part of a HUGE service group in our area so I immediately trusted them. They came out because of a leak that had damaged carpet, drywall and hardwood. When I first met the main guy, whose name I cannot remember, he said "We work for the customer, not the insurance companies." Bunch of garbage. He did the good ol' boy routine and I bought it because I needed someone to trust. We were panicked and upset and they knew just what to say. They came in and did their thing. Tore up carpet, tore up part of the floor, tore out the shower. They left fans and dehumidifiers in the house for a good bit. I don't do this kind of work and we were trusting them completely so I didn't and still don't question the work they did. The issues happened afterward. One day I get an email with a bill for $3747.43. This is after the insurance had paid them. I called and asked what the deal was and said that insurance was supposed to pay for all of it. They said that the insurance *** would not honor their full invoice and that I would be responsible for the rest. I told them that the insurance *** was reviewing it and that it should be paid by them. Fast forward to yesterday, I get the same bill in an email that stated that if I didn't pay the balance in full in 2 DAYS that they were going to put a lien on my house and send me to collections!!! I emailed them back and all I got was that it was 60 days after the date of service and that it would be sent to collections after 2 days. I called the insurance company and asked why they were not paid and they told me that there were a bunch of things done that didn't need to be done so they didn't pay it. I begged my insurance *** to make it right for me and they did pay the balance but only after I was bullied by SerClean to get in the middle of all this. Stay away from this company. They do not care about you. They care about money.

The invoicing was in review since October 17th 2023, finally had a third party reach out to us on November 15th.Serclean asked ****** from the third party if Serclean would be paid directly, it is Sercleans policy that we are to be paid directly prior to negotiations, the insured (Mr. and Mrs.*****) has already signed a direction of payment form. Serclean was needing confirmation if we were going to be paid directly first. The email to ****** stated :Thank you ******, Before going forward, can you email the desk adjuster to see if they are going to Honor our signed DOP ? It's our company policy before negotiating to confirm they are going to honor our DOP. Will you? The adjuster agreed on November 17th to pay Serclean directly. Serclean responded to the revisions requested from ****** on November 20th to come to an agreement. The revision response is below;Good morning,I reduced all drying equipment from 6 days to no more than 5 days based on carrier guidelines.I can agree to 6 days, we have some at 7 some I'm willing to take those down to 6, we base it off when its dry not based off of guidelines. I reduced the dehumidifier in master bathroom from 1 x-large to 1 standard and reduced the dehumidifier in master bedroom from 1 x-large to 1 large.I got ****** CFM that would be at the least an X large and a large I reduced the negative air scrubber from x-large to standard and from 8 days to 3 days to be used during demo only. The air scrubber was requested due to small children being in the home during the mitigation. This will be reduce to 6 days for agreement.I reduced the equipment setup, take down and monitoring from 14 hours to 12 hours based on a 5 day dry out.Changed to 12 I removed the ** Service call during business hours. Carrier only allows for after hours.I have attached an xactimate line item Let me know if you have any questions Thanks It wasnt until November 27th that ****** responded;Im sorry but I have to stick to my comparative estimate for $5,642.86. If you are unwilling to accept it, please advise and I will submit my report and estimate to the carrier for payment. Will await your response.Serclean responded with; You do not have any responses to my revisions which means your not willing to negotiate, I thought this was a negotiation to where I make changes to come to an agreement. If your not willing to come to a better agreement I will let you know upper management will not agree to your response and will most likely place a lien on the insureds home since your not willing to negotiate . Then on 12/6 ****** responded;I cannot accept your revised estimate based on the requested revisions and my comparative estimate. Since you are unwilling to negotiate further based on my requested revisions, please be advised that I will be submitting my report and estimate to the carrier for payment.Serclean responded There is no agreement because you didnt negotiateSerclean was willing to negotiate like they do with every third party company but this particular one was not going to budge and expected Serclean to take what was given without a proper negotiation. Since then Serclean has been asking for updates on payment Serclean has emailed the insurance company for the remaining balance after they paid what they wanted to pay without a proper negotiation. To protect Sercleans interest Serclean had no choice but to the bill the insured the remaining balance on January 3rd,79 days later to get this settled. This is not the preferred route to go but unfortunately this happened to the insured. Although, the contract does state It is fully understood that Customer and its agents, successors, signs and heirs are personally responsible for any and all deductibles, depreciation, and/or any costs not covered by insurance. Any and all charges for services not reimbursed by the ***************** are the responsibility of the Customer and are to be paid upon completion of work. The insured called the insurance company and was able to have the remaining balance paid for the work done so there is no lien being applied to the home. Serclean disagrees with your comments. Our customers love us and we get repeat business from them often. We have an A + rating. We dont get many complaints at all, but when we do, it's usually someone that hasnt paid the balance PAST due !

Worst customer service ever!! Short story, my insurance paid ** into an account that we do not check so we did not know we had the money. (Now going just under two weeks from being paid and not knowing about it) On a Sunday afternoon ***************** with SerClean said I have less than 24hrs to pay the complete bill or he was putting a lein on my house and we will pay higher fees as well as lawyer fees. I have NEVER been treated the way he treated me and I WILL NEVER RECOMMEND THEM!

I had the worst possible experience using this company. They charged added numerous hidden fees on my bill and refused to remove them. I refused to pay the portion of added fees they added so they placed a Lien on my home. For context, I had service in my home on 12/27/22. They charged me over a $1000 fee for a "holiday service" charge. I did not receive service on a holiday, nor was this fee disclosed to me prior to beginning service. When I called to get this fee removed I was told that the entire week after Christmas is charged as a holiday fee. I have never had an issue paying any contractors in my home but I did not appreciate that this company was not transparent about this holiday rate from the beginning. Additionally, when they completed my service for a minor leak, the person completing the work, ********, encouraged me to inflate the costs of my damages stating that we could bill the insurance company and he could send them an itemized receipt and eventually get money from the insurance to renovate my basement bathroom and install new carpeting. I immediately tried to end service after this interaction. I called daily to end service and get a copy of my bill and each day I was told they can only send the invoice to All State and not the homeowner. This seemed fishy so I continued to call and speak with someone that could send the bill. Eventually 3 weeks later when I received it, it was full of charges that were not disclosed initially. I refused to pay the portion that I knew was inaccurate and was only willing to pay for the work I received and asked for. Because of this they placed a Lien on my home. They dodged all of my calls, refused to ever let me speak with anyone besides the representative answering calls. They also charged me $850 for fans used to dry my home although I asked for the fans to be removed from my home on day 2. I was charged daily for 11 days of fan use. This was also not disclosed to us in the beginning.

How can that be if I have a receipt from you guys with services you provided ? If you did not provide service to me as you say then perhaps there is no bill to be paid on my end.

This company is beyond terrible and they run a very targeted operation in order to take advantage of honest people in crisis and their insurance companies. Do not be fooled by the "Good Old Boy" attitude and friendly gestures about trusting them to solve the house damage in a timely manner. They get you to leave the house and throw in a few de-humidifiers and then $20,000 later they slap a lien on your home as you attempt to navigate the situation with your insurance company and charge hundreds of dollars in interest after only three days. Be warned that these people run a scam and you should stay away!
