    If you are thinking of using this company, please read this. This company, at the time known as Design and Remodel Solutions (DRS). It are owned by Ron and Susan O******. We hired them to completely remodel a home that was purchased for $800,000. The remodel cost was in excess of $900,000 so it was not insignificant. Of this ~ 60% was paid to DRS. The remainder were completed by tradesmen directly hired by us and their work was exemplary. The job was completed ~ October 1st, 2021, which was a reasonable time frame. As with any large job there was a significant punch list. I want to add that DRS was paid completely and promptly, often delivered by us the same day. Ron suggested we hold back $5,000 until punch list completion. By November 2022, that is correct (13 months later), the large majority of the punch list was not completed. At that time, we hired an outside contractor to complete the list. When I told Ron his reply was "okay all of your warranties are voided". A list of the most egregious punch list items were; A squeaky and buckling floor. A floating toilet that was coming off the wall. Two cracked impact windows. A slider had been leaking and eventually caused mold under the floor. The built in desk cannot hold any hanging folders because the DRS measurement was wrong. The laundry room cabinets were askew and had to be completely rehung. The built in bookcases had shelfs that did not fit. All the floor grout had to be replaced or repaired. The lanai was extended but did not line up with main lanai because the measurements were incorrect. The job site was a continual mess. One day they were sawing wood in the kitchen and the wood was for another job. On the move in date the promised clean up (as in the contract) had not been done at all. Our development has used DRS several times many have ended up in a lawsuit. Needless to say, the actual cost of completing the punch list significantly exceeded the amount of the hold back.
