Since I've owned my Condo managed by Sentry management it's been a total disaster! How is it even possible that the owner of the unit above me just happens to be working for Sentry Management and also on the board of directors? every-time there is damage to my unit they deflect the responsibility onto me and my insurance company. Sentry management along with the community manager does absolutely nothing to make our community better. They don't answer calls because so many owners complain about them. I've now been targeted by the community manager and the one Sentry rep that owns multiple units here because I wanted to protect my investment from there units bad pipes. They will no longer cut or trim any trees in front of my unit - I had to cut and trim the trees myself, the area looks disgusting around my building, I truly don't understand what I'm paying Sentry for? If the job is too difficult why don't they just leave. It just makes me wonder if there're trying to deliberately force people out of there condos so they can buy them up to acquire more rental properties. At first I thought it was just me, but now I see there're getting away with this with other owners as well.Review fromAaron M

I'm an insurance adjuster and I handle a lot of Condo losses. As you can imagine, this requires cooperation between all insurance companies involved, the unit owner and the HOA. Normally, cooperation is not a problem for most property management companies but for Sentry cooperation is something they just don't do. It's company policy, in fact. 95% of the time condo management provides the documents we need to assist our mutual customers such as rules and regulations, declarations, bylaws etc for the condos when we ask. Sentry states they are not legally allowed to. This is just not true. It's something they should be doing to assist our mutual customers in getting their issues handled quickly.Review fromRobert K

We were left with raw sewage in the streets of our condo facility during Hurricane Irma. Our CAM was without power at her home and we all had compassion for that situation but we reached out to her higher ups and we couldnt get a response from anyone. Sentry does not provide any way for Board members to send emails to the community in times of crisis as we needed to inform residents of the situation.Sentry Management, Inc.

Thank you for speaking with me yesterday and allowing me to clarify that it is possible for a predetermined board member to send email blasts to their community. I've asked the Community Association Manager for your association to discuss this with the board since you said the board member you spoke with may not have been aware of that option. I appreciate you understanding we are working hard to support our local teams which were also negatively affected by the devastating storm. After you and I spoke, I noticed the "Post-Ian Update" community email mentioned that your Community Association Manager and one of the board members were in "constant contact". My Association of ***************** condominiums which is under the management of Sentury management Inc. Will not call me back when they are responsible for the inside water damage to my condominium due to improper maintenace of the outside gutter system. Both insurance companies have my claim. Now they just ignore me, but since the hurricane is coming they are sealing and cementing the leakage area outside but our yard maintenace guy is doing it yet Kirk ******** Mike ******* and Brian glass will not call me back. To pay for my inside damages. According to the covenants damage from the outside in is the associations responsibility to pay for because of neglect improper maintenance and a whole bunch of other reasons I don't want to list. I have worked in the condominium arena for the past 8 years. I work with many management companies and it is a very hard job. I have been overly impressed with Sentry Management and its people. The managers are actively attending continued education to get up to date on the always changing regulations. They truly care about their residents and from the top down these are some of the smartest and most sincere people you can find. They help coach boards to do it the right way and legal way.Sentry Management, Inc.

Sentry has managed our HOA for a few years. We fired them in July and have since found out our HOA's liability insurance company (West Bend) will not renew our insurance (which Sentry had allowed to lapse because they didn't pay our insurance premiums this year) because Sentry failed to pay our premiums on time on numerous occasions. Now we're struggling to find a liability insurance provider that will insure us due to poor payment history. We fired them in July after years of frustration. They never ensured our common area sidewalks were cleared of snow, they didn't manage the common area lawn care, they paid lawn care company invoices for OTHER HOA's out of our HOA account ($4k+) and they never responded to homeowner inquiries and concerns. Additionally, their list of past due accounts and the amounts they show past due don't align with what homeowners should actually owe based on how long they've lived in the neighborhood. Their record-keeping is subpar at best. We paid Sentry $13,000 a year in "management fees" and they outright neglected their duties. Sentry needs to refund the management fees our HOA has paid them.Sentry Management, Inc.

It is discouraging to hear that this homeowner, and possibly others, were unhappy with our service. It can be challenging for a community under developer control, as it can leave homeowners out of the decision making process. As a Management company, we work at the direction of the Board of Directors. We do not make decisions for communities. We assist the Board as they work hard to serve the homeowners of their community.
For a time, Sentry worked with the lawncare vendor regarding misapplied payments and invoices and were able to resolve them, including a few invoices in May for snow removal which the developer contact approved.
We hope that working with a new Management Company brings your community nothing but success.

Sentry hides behind emails and always passes the buck to someone else. Their way of handling complaints/problems is to pretend it didn't happen. At least that's the impression they give me. I have had very frustrating and legitimate complaints and issues with our lawn service overseen by sentry. I have gone to several different employees in different positions and they all seem unable to do anything other than forward an email. They don't seem to care that these problems are ongoing and that they are paying good money for poor service and it's coming out of our pocketbooks. This is the second year that we have dealt with the same loan service and I have a paper trail of complaints that I'm almost embarrassed by but it seems as though it just gets worse and century basically says what do you want us to do about it. I have never been more frustrated trying to deal with the property management company like I have with century. What a big mistake I made moving into this development.Review fromKellie H

Sentry Management does not answer their phones, nor do they answer emails. If you plan on moving out of one of the properties they manage, be prepared to be price gouged at the highest level. We were forced to pay $229 to get a statement showing we owed a $0 balance. We had no choice but to pay it as we needed the statement for closing. Other HOA's charge $25 or $50, but not Sentry. My realtor said she has NEVER heard of anyone charging so much. In addition to this, they do not mow, they do not do snow removal, and they do not pay their bills! For a company that prides themselves on customer service, their lack of response and concern for condo owners is a JOKE. We have four maintenance employees from Sentry. One really likes to hide and watch videos, one likes to read the newspapers, one carries the weight for all four and their maintenance manager, well, we don't know what he does or supervises because we don't see the guys as they must be engaging in other activities on our clock and pocketbook. For some reason, Sentry or the board can't explain the misplacement (OVERAGE) or loss of owner's funds of $138-$143,000.00 which would come in handy as owners just received an increase in dues to cover $78K + for condo building insurance and we were assured that next year, the amount will still be higher and another assessment will burden the owners. The board through Sentry doesn't seem to bother to get multiple bids on needed quotes but just passes along the increase to the homeowners without explanation.Yet, this amount is sitting in somewhere This additional money is from over charging the homeowners and improper accounting techniques. (It is not the required condo reserve fund.) Sentry has made it extremely difficult for the chair of our finance committee to obtain needed records to audit and reconcile our expenses vs outgo. Somebody got some "'splainin to do" and Sentry nor the board will hear the owners on this. Would do a ZERO feedback but the lowest star is a one.
