    Well, I would certainly seek another buyer if possible. If at all possible. They offered approx $150,000 for our land. Then, when we expressed interest, they said they re-thought it and would only offer $40,000. Then, when an attempt was made to accept that, they said they had re-thought it and would not offer anything. Are they hoping we will come back to them and make an even lower offer? If we were in distress, we might. Seems to me they deserve all the negative reviews they get. And the majority of reviews ARE very negative using terms like "scam", "Sleezy", etc. I don't know, but they sure wasted our time. Certainly does not seem how a solid real estate company operates.... I suspect many, if not most, of the positive reviews are generated by Twin Rocks themselves.

    Working with **** and his team was a great experience. They are professional and really explain and work hard to make sure that the seller understands the process and the price.I would recommend them to anyone.

    I received a similar letter today from Twin Rocks. I have received similar letters from other companies in the past, all of which have been much lower than "market" value but close to tax value. As owners of real property, we try to keep our tax values low because it directly correlates to higher taxes if we don't. Instead of getting offended and publicly trashing the company or individual making the offer, I just laugh or smile (knowing its way below market value) and throw it in the trash. At least they are movers and shakers, trying to find people that are willing to sell their property for tax appraisal. Don't be mad, just throw the letter away! Or, hire a realtor and sell your property at market value! **********

    Avoid, they are scammers. I got letter offering $56K for land in *************. Adjacent parcel in that area recently sold for $320,000

    This company prays on the elderly. They sent an unwanted letter trying to purchase farm land in pennies on the dollar.. 1/10th of its value.. they lie about hour long they've been in business, also.. they say ***************************************************** 2022. Every review says the same thing. Predator buying.. shame on them. And the name associated with company isn't even the owners name.. lies, lies, lies

    Clearly Twin Scammers would be appropriate for Twin Rocks, as i second the previous review, now another of only two reviews, both with ratings of one star, which is generous, given no stars would be even more appropriate. i note Twin Scammers are not BBB accredited, nor should they be, unless the rating is F. i don't care how long Twin Scammers have been in business, it's a year too long. They can spew all the diatribe they want about integrity, but the truth is they are trying to take advantage of whomever takes their scam offer. They know what honesty is and what an acceptable, even a low, offer is, and clearly their offer is so low, it's predatory. i see underneath Twin Scammers' title is "Landscape Clean Up". Obviously Twin Scammers is trying to clean up on whomever falls prey.

    To the BBB: You can post our response below if you must, but we request you delete his post.  **** assured that we consider this libelous and outrageous.  Everyone has a right to be unhappy, but the comments in his email are actionable, and we intend to take legal action if this is posted.  You are not immune from prosecution, you are responsible for what you post, and this crosses the line from opinion to libel.   This person did not do any business with us, he simply received a letter in the mail offering to buy his property based on valuation information provided by the County Assessor.  He obviously thinks his property is worth more than the County Assessor, which is his right, but he is not trashing the County Assessor, he is trashing us.

    OUR RESPONSE:

    Shame on the reviewer!  Don't yell and scream and insult us anonymously like a coward.  Don't hide in your basement and write nasty reviews about people you have never met or even talked to.  You have our number, just call us and question the amount of the offer.  We acquire property ownership records directly from the County and make purchase offers based on that information.  Sometimes that info is flawed or way off base,but we are usually able to work through it. 

    Instead, this person did not talk to us, could not be bothered to call us, and did not ask us to review or adjust the offer.  Instead, he just started anonymously screaming and insulting us.  Shame on him.  Perhaps he could have called and let us know he/she thought the offer was too low and calmly asked us to review and adjust our offer. We would gladly have done that. Perhaps his opinion of his propertys value is nonsensical.
    We have been in business for more than 20 years, have successfully completed hundreds of real estate transactions, and every customer has been happy we were able to help them.  Sometimes the *********** is incorrect and resulting our offers are way too high or too low, it just depends on the quality of the ************** and the sanity of the current owner.  But we always manage to work through it.
    But not this person.  He just starts throwing mud while hiding in the dark, unhinged. If you're not interested in selling then fine, just ignore our letter.

    This is a sleazy outfit.. mailing to would be suckers and offering phony prices buyers beware.. some government legal outfit should begin investigations of these predatory companies..

    We're sorry this customer is upset, but we have been in the real estate business for more than 20 years, with hundred of successful transactions with satisfied buyers and sellers. We made an offer to purchase this customer's property based on our analysis of its value and our ability to re-market it. The analysis includes many factors, including the assessed value, not just ***********. This customer may have a different opinion of the value of their property than we do, that's fine, then don't accept our offer. But our Purchase Agreements and buy/sell processes are straight forward and unambiguous, and clearly this customer is not familiar with the process and didn't bother to ask us about it. Instead they just accused us of being dishonest. Shame on them. Honesty, integrity and transparency are paramount to us.
