CONSUMER WARNING : Do not use Chicago Title for any *********** Transactions, for any reason. I recently sold a house to my daughter and we selected Chicago Title as the closing company. A title company has two primary responsibilities: One: To ensure the title of the property is free and clear so the property can be transferred. The second responsibility is to manage the escrow account to ensure all the documents and funds are distributed properly. Chicago Title failed miserably in executing the second responsibility. We used the new office in in Colorado Springs, working from a temp office with inexperienced staff. The closing was rushed due to a Holiday; instructions were incomplete, unclear and inadequate which resulted in a spoofing attack using the Escrow Officers credentials and a loss of almost $17,000 in closing costs. Chicago Title failed to provide adequate Management Oversight from its ********** which should have prevented the spoofing attack. Chicago Title failed to execute proper security protocols and were inconsistent in applying policies. Chicago Title didn't allow my daughter to pay with a personal check. It had to be a cashiers check or electronic transfer. When the fraud was discovered they had no problem accepting my personal check for the entire closing costs. Later I picked up the proceeds, almost $300,000 I was never asked for an ID or to sign for the check given to me by a person I didn't know. The check was made out to a trust, there was no way to ensure the individual picking up the check was a trustee. When I tried to resolve these issues with both the *** Office and Headquarters in ************, **, no one would accept any responsibility for anything. They wouldn't address the personal check inconsistency, allowing an unknown person off the street to pick up a 300K check without ID or management oversight issues. Bottom line; dont make the same mistake I did! Choose to do business with a reputable company.
