      If I could give them zero stars I would. This company was an absolute nightmare to work with. First question they ask is how much is the limit on the policy and then they make sure to hit it, $25**************** made promises he couldnt keep in regard to deductibles stating they take the full limit to help us cover everything and we still paid $8k out of pocket for repairs. I had water damage in my basement twice, the first people did it for $8k but when I called them the second time they were too backed out to come out quickly so I called K&D from ****** and they came out immediately and started to tear out the walls. I filed the claim and they advised not to do any work before the inspection and K&D said they worked with travelers a lot and knew the policies. Then they had horrible contractors that just did a terrible job with cheap materials. Now my sump pump that they replaced less than a year ago has been having issues and ****** they guy that said hed do anything to help and anything we needed hed do what he could told my husband on the phone to file another claim and they can go over there and start doing more work. Unbelievable and horrible care for their customers. They just want the money , they know it doesnt cost that much to fix things but they will exploit the customer and the insurance company to make that extra money.

      Hello Alexandria, I am sorry you feel that way, so you are aware there are many people in your situation that have ***'s on their policys, we are at least knowledgeable enough to help you with in that budget and did not use it all on mitigation, like we see alot in the industry. We were able to cover your entire claim from mitigation to reconstruction in the $25k total you had for coverage on your loss and you had a $1,000.00 deductible. Your out of pocket expenses were upgrades you made to your property, which is your furnace, a/c unit, flooring upgrades because your previous flooring was lower cost than what you wanted installed and sump pump. All other items were paid by insurance and were damages from your claim. I am sorry your sump failed, this is something normal that does happen, especially if not monitored or plugged in. We were told you guys didnt know if it was being monitored or maintained since you have tenants now living in the property, we cannot cover things that aren't maintained or properly used, that is the homeowners responsibility, we can only do so much, which is install them to the specs their required to install to, and expect you guys to use it properly, so this is why he would tell you to make a claim, due to this. He also told your husband that we were out of town and would have to take a look at it when we were back but based off what he told us, this is not something we could cover under warranty. ****** is also reaching out again via phone.

      K&Ds crew failed to vent our water heater as it states 5 times in the architectural plans. We were exposed to carbon monoxide for weeks. Exposure like that can be fatal. Thank goodness a plumber discovered K&D's oversight when he did. That was just the cherry on top of a 14-month mess. I hired them in January of 2021 for a pop-top with the agreement that it would be complete in May or June, as outlined by ******. They told us we could live in the basement while the upstairs was being completed. But that didnt happen. The basement got flooded and we had to relocate *12 different times* because of K&Ds mismanagement. They ran almost 9 months behind schedule because they consistently didnt order things when they said they would and repeatedly had to correct shoddy work. I'm not exaggerating when I say that most elements of this project had to be done 3 or 4 times before they were done correctly, if they were ever done correctly at all. Framing for every new window had to be done 3 times. Framing for the laundry area isn't correct and we can't open our washer properly. Paint in certain areas was done 4 times and still isn't textured correctly. The living room ceiling had to be torn open 3 times because K&Ds drywallers kept going over the electrical whips. The ******** had to be done 3 times. Floor refinishing had to be done 3 times.Their employees would sometimes even arrive onsite and then ******* how to do their jobs right in front of us, or they'd ask me or my partner how to complete their work. If all of this weren't enough -- and this isn't even half of it -- instead of applying the discount they told us in writing wed receive for having to relocate so many times, K&D tried to tack on over 10K in *additional* charges at the end of the project, saying they were just hearing about certain extra costs from their subcontractors. Not legal, but continues to be a huge headache. Dont make the same mistake I did. Stay away from K&D Development.

      Hello we are in the middle of a lawsuit and he was just served the paperwork for this and the lein for non payment of a satisfied contract. I have informed my attorney of his reviews but this is slander and false information, please see my comment back to him on google.Hello *****, This is illegal for you to post as we are in the middle of lawsuit for your non payment of satisfied contract.The fault is yours for not having a place to live during construction of your entire home, and you moved in pre-marturely after we told you since 3 months after your project started that you wouldnt have a place to live, while we removed your second story floor and remodeled your whole home. Please remove this before our attorneys or a judge forces you to, as you have been sent a letter regarding lawsuit and lien of your property after doing research we found you like to hire contractors, lie about them, and try to fire them, with non -payment, your landscaper, architect, and many others. We did nothing wrong besides do your project. We also completed a LARGE remodel on your entire home in less than a year! You good sir, are the one who is wrong in this. And also, many of these reviews are actually from clients! Please remit payment for the work performed that is over due since April 2022.

      K&D says we're in the middle of a lawsuit -- we're not. They filed a bogus lien and then missed the 6-month deadline after completion of project to enforce that lien. They say it's my fault we didn't have alternative arrangements for a place to stay; I've got record of them telling us we could stay in the basement during the work. They say we moved in prematurely; they allowed us to move in Dec 15 while the hot water heater wasn't vented (unbeknownst to us). I've of course got record of this as well. They say I like to hire contractors and fire them with non-payment -- also inaccurate. That's never happened with a previous contractor, and K&D is well aware that the final payment was not made to them for this project because of extensive losses on my end that far exceed any true balance due. I've detailed this line-by-line in a spreadsheet they were given on March 11.

      *****, Thank you for your bad review of our company, after we sent a letter to you for intention to *** due to non-payment of a fulfilled contract on an already filed lien. Below is a response to your comments on why you feel you do not owe my company the final payment for work completed in your home, and fulfillment of the full contract in 1 year. You hired us to fulfill a contract of popping the top of your home meaning, removing the roof, and trusses, insulation, drywall, electrical, including the entire top lid of your home and to remodel the full main level of your home. We did this in the middle of Colorados winter and rainy season, we were there working all hours of days, nights and weekends to keep your home protected from the elements. Even when water came in we did all of the repairs to your basement on our dime. When signing the contract, we told you we would do our best to complete the project quickly but never guaranteed any completion date, due to COVID, although you seemed to be convinced that we could build a second level, and remodel your entire main level, in 3 months. I told you from day one this was unreasonable. The fact that you blame us for your lack of finding a rental and choosing to bounce around at other peoples homes, is not our business, nor a debt we owe to you. We were hired to do a project, not to manage your living situation during construction. You then chose to move in pre-maturely in November, while we still were on **************** and were using propane space heaters to heat drywall mud on the first and second level of your home. You claim we allowed this to happen, but you actually forced this to happen, with us telling you this was not reasonable. You moved in mid-November, and we found out beginning of January that the vent was missing. In all reality this vent was never there, your hot water heater had been venting through the chimney in the wall, the entire time this was in service, because it was ran through the chimney that went through your walls, with no ducting, but you claim exposure, werent you tested? According to your text you were tested and fine. Also I would like to point out that this is not something we are licensed in (HVAC) and (Plumbing) but you did pay the plumber for his work when he came to collect, we are general contractors, we do our best to manage all portions of work, but construction is not easy, nor perfect and is always a lot of work. The final is*** you claim I would like to address, I emailed you when I sent your final invoice and noted that the electrician and plumber had change orders I didnt know about, but I also noted ones you DEFINTELY were made aware of. I told you about your extra counter tops because your old exterior brick walls were all needing shimmed out, causing deeper counter tops to be installed. You approved the duct cleaning that was not on your scope. You approved a tree trimming invoice and is signed and never paid the final 50%. There are many more line items we will leave to the courts to review. Please stop communicating these lies to the community we work in and you live in, as we are proud of your project as you should be. We also noticed we are not the first contractor you have refused to pay after work has been performed, your landscaper, and your architect. I am sure there is more. WE are small businesses, we cannot afford to pay for your project, we work hard every single day to make these projects happen and deserve to be paid/ reimbursed for our work and materials. We never leave and never walk away, and you tried to get us to many times. We again are just asking for our final payment, leaving bad, unreliable reviews will not change this. We hope you have a change of heart and make your final payment before suit is filed, as this is a last resort we never want to take with clients.

      Regardless of whether K&D wants to have any integrity and take accountability for how things went, Ive got a record of everything. All details in my review are accurate. ****** supplied the timeline for the project, not me, as much as they like to claim I made up on my own. *** got a voice memo of ****** breaking down the projected timeline in detail.I'm not the one who's responsible for K&D's team having to correct their own work 3-4 times for most elements; that's their issue. ****** called his team out on a group text on June 9 for how much time and money they were losing as a result of their oversights. K&D can refer back to this. They can also refer to texts from their own employee, ****, who repeatedly pointed out unacceptablework towards the end of the project, and who was very candid with me about what a mess the project was.K&D told me in a July 26 email that a creditwould be supplied for the inconvenience of our having to move so many times as a result of theirmismanagement. K&D didnt supply that credit. I can share that email with anyone who wants to see it.We didnt move in prematurely, it was agreed upon. Plenty of texts refer to this agreement. K&D can easily refer back to them.K&D didnt vent the water heater. That could have killed us after we were allowed to move in Dec 15 and were exposed to carbon monoxide for weeks. The architectural plans state plainly 5 times the heater needs to be vented after the flue was removed on the first *************** from ********************* can remind K&D what a bad scenario that could have been, as well as the mechanical inspector. *** got voice memos with both of them.K&D keeps referring to previous contractors I havent paid. Absolutely untrue, and *** got record of complete payments to all previous contractors. If K&Dwants to talk about defamation, now theres a record of them making false accusations about me.***************************, former president of K&D, said he was going to take care of any remaining balance for the trees after the botched job on the junipers. K&D can reach out to him. And when K&D allowed us to move into the basement on Dec 15, we asked them about vent cleaning. They said the contract would only cover vent cleaning at the end of the job, but that we could pay for an additional vent cleaning if desired. We didn't ultimately request that additional vent cleaning, so no charge should have appeared on final invoice.As K&D knows, the lien they filed on my house is exaggerated. "Surprise" charges can't be included in a lienamount, including the last-minute additional countertop charges and the litany of other elements they tried to tack on at the end of the project. As already outlined, the lien amount doesn't reflect the credit they ensured they'd supply, or the correct amount I already paid directly to ****** Plumbing. It similarly doesn't take into accountthe thousands of dollars of shoddy work I will have to correct with another contractor, though I supplied them with a line-by-line spreadsheet in March. K&D already missed the deadline to enforce their exaggerated lien, but if they want to try, that attempt carries with it extensive penalties (K&D can look up treble charges and Rule 11 Sanction).
