    Worst of the worst. Charge on owner's account without notify the owner. Charges are three times higher than normal sewer company. Write email and got no response, very sneaky and put the bill at end of the year when transfer to another management company.

    HOA is terrible. Nothing gets done. Ive had 2 fallen trees behind my house just laying there for the past 2 years. They will not remove it. Also states that everything on the outside of our homes is now our responsibility. Since when does Hoa not help with outside wall issues? They take $317 a month from each resident and dont do anything besides trash removal. Theyve also hit all residents with a $4k bill (each resident) for hail damage loss assessment and WILL NOT OFFER PAYMENT PLANS. We were told this less than a month before it was due. This Hoa is just another group of money hungry people.

Service Plus Community Management, on the other hand, is hired by the *** to oversee day-to-day operations, handle administrative tasks, and facilitate communication between the *** board and homeowners. Service Plus acts as an agent of the Association to execute the decisions made by the *** board.

    The *** relies on homeowners' assessments and fees to maintain the community, including common area upkeep, repairs, landscaping, and various amenities. However, it's crucial to reiterate that the homeowners have been presented budgets on numerous occasions that would allow the Association to complete the needed work, and the homeowners have rejected it each time.

    The ***'s budget approval process typically involves homeowner input and voting. The budget is a collective decision, and if certain repairs or improvements are not being carried out, it is due to budget constraints which owners have not approved. It's essential for homeowners to actively participate in meetings, voice their concerns, and vote on budget proposals to ensure the community's financial needs are met.

    Regarding the $3,900 loss assessment for the hail insurance claim, we understand that this is an unexpected financial burden for homeowners. The *** operates on a budget, and in the event of unforeseen expenses like this, funds may not be readily available in the account to cover the additional costs of an insurance claim such as a deductible. While we empathize with your situation, it's important to note that the *** operates based on the funds collected from homeowners, and creating a payment plan is not feasible if the account balance cannot cover it. Loss assessments related to large insurance claims are common in multi-family communities due to lack of funds to cover large deductibles or coinsurance from your insurance carrier.
