      i want to give zero star for ************** apartments(townhomes) . I wish there was an option for that.First i wont recommend this place to my worst enemy. The management is rude , unprofessional and most importantly dishonest. I moved in this Sept **** . And the first thing i saw within 3 days is roaches infestation even though the place was renovated and newly painted. I called multiple times to office with no answer. I took a day off to go to talk to someone at the office about the issue. They said they will send pest control right away, but they never came. I went to ******* to buy ***** killer. So as the time went by I stared noticing other issues like toilet and the kitchen clogging . I called to no avail. It took them 3 weeks to finally come to knock at my door for maintenance.Also one evening my daughter (12) and i experienced a strong odor with a cloudy smoke in the bed room. I called the fire department . They came and said there is a wiring problem with ac. I went to the office and told them the issue, they never came to fix it.And the worst part if charging people over trash that is overflowing everywhere. They dont enforce rules whatsover. Neighbors, park anywhere they want , letting their dogs p*** everywhere and not picking it up. The office phone is useless , they will never answer or return calls. I can go on and on... the list of problems is endless. This place needs to be shut down for good!

      Unprofessional, disrespectful, and prone to multiple errors on accounts. Many errors, but you will never get a response from email, chat, nor is there a phone number that works. The website is problematic too.

      Worst sign up ever. They say it’s free then charge $100.00 after filling out the paperwork. Always reads as paperwork 100% complete , then says noncompliance on an item. It’s totally confusing and I warn others about joining them. Save the headache.

      Yardi is absolute garbage. Convoluted, confusing, slow and time consuming. This software looks like it was designed in 1994. What the h*ll am I looking at?

      Been using Yardi for Years... as the years roll by, customer service gets worse and worse. They have finally made it so the technical account managers can not even make an out going call. Looking forward to moving to another platform, as expensive as that may be.

      I cannot speak to the housing component, but I have seen the financial aspects of Yardi's software in detail. The short answer is the programming must have been done in the same manner gorillas and chimps hurl their feces. This is the worst financial software package I have ever encountered, and by a substantial margin. Any software that requires 5 days of training, is 4 days too many. After that training, the system is still a hodgepodge of non-intuitive processes that do not conform to any accounting approach I am familiar with. The company is absolutely inflexible in setup, ignores HUD's COA, is connected in such a way that you can expect three different reports to show differing numbers for the same GL account. Things that should be one step, and are in any other accounting system, are as many as 5 steps here. Things are not named in typical accounting jargon, either. No accountant could log into this system and find anything. In summation, Yardi's financial component is so bad that it will render your books wholly unreliable.

      Awful experience. Furious! We did an emergency ONE TIME $1,200 job for a property management that uses Vendor Cafe to pay their invoices. Two men worked hard all weekend on short notice and we gave them a discount because of their emergency. We did the job in February. It's now May and the property management company says I need to go through Vendor Cafe, or they cannot pay me. I began the tedious, detailed, non-user-friendly sign-up process only to be hit with a $$ fee $$ by Vendor Cafe. In other words, I have to spend money to get my money! Plus, the hours it takes to comply with their requirements. I am going to: 1. Sue the company in small claims court in hopes of getting paid. 2. We will not work for any company who uses Vendor Cafe. That includes Cushman, Franklin and others who charge money to get money. They need us hardworking vendors more than we need them. Wake up, it's 2023. They will be missing out on some of the best vendors out there like us, who have been in business for over 30 years and do great work. To avoid more complaints from hardworking vendors and possible court actions, I recommend that Vendor Cafe stop their scam on vendors who do one-time jobs for small amounts. By the way, we do work for other management companies who use services to pay their invoices such as AvidBill Pay. None of them charge fees.

      I am still waiting on my credit from YSI. I applied for an apartment a District at Vinings for some apparent reason application wasn’t approved. Mind you this took place on March 13, 2023. I was informed my American Express card would be refunded within 3-5 business days and of course that didn’t happened. I contacted American Express of the $691 I was charge and AMEX disputed the charge. 4 weeks later AMEX stated it was a valid charge per YSI. I have reached out to the property and I am not getting anywhere. At this point I WILL BE FILING A LAWSUIT AGAINST DISTRICT @VININGS and Yardi systems Inc. An application fee is only $125.00 not $691. I will be getting way more after I take both companies to court.

      Terrible app for Rentcafe for residents. Can not sign in or up. On the website information is 2 years behind and hard to login. The app tells me I am not a resident of where I live. Been there for years. The registration code is tricky because where I live the owners own 2 apartment complexes that are across from each other. Have to figure out which apartment to register for. Can not use the app for anything.
