This company is a scam. They took away the only tornado shelter, took away the laundry room, remodel the office, destroyed all the trees, made new random rules like no flags and doubled the rent. They don't care for their customers.

i live in a mobile home community that was bought by the home corporation CROWN who owns kodiak and quite a few other companies. when they bought this park it was under the name kodiak which has since been changed to another of their llc companies by the name of ignite. they claim to want to turn this in to a 5 star park but yet as they are falsely advertising that our park has a pool house and pool which has been closed since they bought and have said its structurally unsafe, volley ball court which there is none ball diamond which needs to be refurbished, basket ball courts that need redone. our rent went from 340 to 525 with more increases to come. telling residents we can park in front of our own homes, we do have drives but for only 2 vehicles, all others are supposed to park else where. we've boon told extra cars can be parked in empty lot near our homes but then they try to have them towed. they took out the laundry mat and are putting in a gym, with no asking what the residents would rather have. now theyre trying to implement a no flags policy other than the american flag. driveways need repaired, lights in front of homes need fixed/ replaced, some of the light are one 24 hrs because the sensors dont work the small playground they did put in isnt even a.d.a compliant. resident are not allowed to have their own pools, swingsets, or want any of childrens toys left in yard. they hand out violations for any of the things i have listed. and if you dont remove in a certain amount of time they are threatening with evictions. residents are allowed to trim the bushes or trees in the yards or youre in violation. this company is full of lies and deciet. the main company has been in trouble for fraud. they are all shady characters. there are also abandoned and empty homes throught out the park that have been setting for over a year, some smell others have rodents and squatters. weve even had several suspicious fires. you do not want to deal with this company. I own my home in Candlewood Estates, a mobile home park in Mahomet Illinois and have lived here for the past 18 years. After Kodiak/Ignite took ownership of the property 2 years ago, they have done nothing more but target, harass and threaten my family of 6 and my personal property. I have had nothing but problems with our electricity and even had 2 "surge events" where I lost all of my appliances and a lamp caught fire. The company sent an electrician to "fix" the outdoor breaker panel where they claimed they "installed a new 100 amp breaker", after still having problems and many complaints to this company, I hired an electrician to do a full inspection inside and out. We discovered the outdoor breaker box is illegally hotwired from the meters and straight into my home and they never replaced anything. There is no breaker in the box. This put our family in extreme danger and at risk for another fire. While fighting this company to fix this properly, they instead targeted my disabled son's playground equipment that we purchased for his Physical therapy that we have for a couple of years before this company took over. They also targeted our family size and are trying to force my twins to park their cars outside of the park, claiming we can have only 2. They stalk and take pictures of my home daily, they threaten us with eviction regularly. This is absolutely no way to live! RUN AWAY! DO NOT RENT FROM THIS COMPANY!

As of 5-2022, I moved into Fox Meadows Mobile Home Park, I can say that it is not the community they promote it to be..... Rent has gone up twice in the 2 years I have been here. My rent will be $440 starting June 1, I DO NOT AGREE WITH THIS AT ALL Plus I have to pay to have MY DOG IN MY OWN HOME....... which is an extra $10, We have no amenities, the roads and driveways are horrible. WE have to take care of everything so we do not understand why the lot rent is so HIGH........... We have asked for a dog park.......And I am not the only tenant who does not agree with all of this, There are senior citizens that live here who are on a fixed income, How do you expect them to pay this high lot rent............Murray, Kentucky
